Its appalling to see so much "interest" in launch of so huge township whose completion date is unpredictable in an uncertain "tricky" economy....as long as buyers flock and crowd on these launches and express keenness in buying underconstruction property, prices will remain at unaffordable levels even to upper crests of middle class society.

ReplyDeleteI am a regular reader of your blog and this is my first comment to your blog. First of thanks for being a source of information for all property buyers like us. I have the similar situation like kampooterwala. Its been so long I am searching for flat here in Pune. And as you are always suggesting, I am looking forward to buy a flat in ready possession. But considering such huge prices for ready possession flats, even though earning 40,000 Rs per month, I am not even able to find flat in my budget (which is 25lakh to 35lakh for 2BHK). Most of the builders expect to pay 8-10 lakh of downpayment amount (out of which 5lakhs would be black money),which is quite difficult for me. Some of my relatives says that there may come a recession in next 4-5 months and property prices in Pune may go down. Please let us know your expert opinion on this.
Also whenever i ask builders for the documents like NA order, 7/12 extract,sanctioned plan, they say that first of make a deal, give some token amount then take documents for verification. How do you suggest to deal in such kind of situations?
prices will not go down in near term...problem I think is lobby of these builders - some association kinda - might be putting pressure/support financially to a builder - who wants to bring property price down to complete project. So no way prices will come down even if they are it will be by very little margin...and these builders can sustain for year or two easily.

The sample flats were really a crap..... dudes (end users, not investors) if somebody builds the sample flat so nasty, think about the quality of original apartment/flat that you are going to get after 2015..... is this what sales person told me.... i dont remember.... really....may be yes!!.... or more did he told??.....i believe it will be after 2015 by looking at the site.
i dont agree, that builder will collect the money from me and develop the road, plant trees, put fountains, make his dream come true.... who is playing with who's money.... i can pay only what i will get inside the four wall of my flat... nothing more or less..

ReplyDeleteKolte Patil builders are really horrible people. highly unprofessional and inefficient with least concern about others. we booked in December and were told that in case we cancel we will get the full refund. 1 lakh Rs was debited from my account on 20th Dec. Since then we have been chasing them continuously to get back out money. First we were told that we will get the receipt for 1 lkah at home. Then we have to take that receipt and fill the cancellation form. We haven't got the receipt even after 2 months. My wife went to their sales office and filled the cancellation form on 10th Jan. They lost that form. She sent another cancellation form by email on 2nd feb. Since then they keep telling us that our refund is under process. Saleswoman from site office tells us to contact CRM and their phone keeps ringing. Utter nonsense people.
ReplyDeleteMy 2 cents : i went to KP life republic to get myself a 2 BHK flat. They placed me at R4. However after 3 days i decided to cancel the booking because of the following things
ReplyDelete1) There is no doubt that a township project of this size will take time to come to some level of maturity : BUT KP should not be charging such high maintenance rates at this point of time. Note : the initial maintenance deposits goes upto Rs 2 L to 2.5 L. Which is not made very clear in the cost breakup. And this is a variable component and will be changed at later date.
2) a cost of 3600 psf is NOT justified keeping in mind that this is NOT at at developed. I overlooked this at first but then when i was introduced to the "other charges" head i was shocked to be charged ~ 4 L for just parking + Electric + Other amenities (which will not even exist for nearly 4 yrs). Other than that the club charges (which i may possibly never visit) are also VERY high.
3) After attaching all heads the total cost psf comes to ~ 4600 which is the existing cost in good areas of PCMC.
There is no doubt that this is a excellent and ambitious project. I just find it a bit too expensive.

DeleteAnyway, for sure, you must have found reasonably priced 2 BHK Flat in 'good area of PCMC'. Please, tell us about that property.
Hi Ravi : a 1191 builtup flat on the 14th floor (taking floor rise) was pegged at ~55 L all inclusive, this adds the heavy "maintenance" component too . and assuming that an individual goes for a loan of ~ 30 L to pay for this the pre-emi would take this cost to nearly 60 L . Also, till i get complete posession , no tax saving either !!!
DeleteWith that kind of money, i can get a simple 1350 ~ 1375 sqft resale flat in pimple saudagar. I think the latter is a better deal.
Addition : The reason why i would recommend a resale flat to all my young friends as a first choice for first property is because it saves the burden of pre EMIs and more than anything else, they can give it on rent for some time to "cushion" them from the sudden "drain" of all savings.

Why do we borrow at high interest rates and offer interest free funds to builders?
Yes ! No one is constructing any flat from their own resources/fund, every builder/developer is completing their project from customers funds who had borrowed from Banks' or financial institutes at high rate of interest. And still the projects are not completed in given time. I think, there should be Housing Regulatory Authority of India to control these unfair practices of builder/developers lobby

I happen to visit Life Republic, and sure they have a great township coming up...Would you suggest buying a flat here in this township,and wait till 2015 ?? Can u let us know the pro's and cons...

Then you can find answer yourself.
