Do you own a flat in Pimpri Chinchwad - which hasn't received occupation certificate - because - the building is on the river bed - and mostly, will be demolished?

2009 Flood Lines:


To prove their innocence, Pimpri Chinchwad Municipal Corporation officials claim that these building permissions were given before the flood lines were demarcated in 2009.

However, we all know that, eventually, these buildings should be and will be demolished to avoid flooding and save life and property of the citizens who live on the banks of Pavana River.

Though the town planing and building permission department of PCMC doesn't know the exact number of buildings constructed in the flood lines, we all know that, PCMC has stopped giving 'occupation certificate' to those buildings. Right?

Those property buyers who are living 'illegally' - without obtaining occupation certificate form PCMC - are feeling cheated and suffering financially.

If you are one of them, for sure, this is the right time to raise your voice to get an alternate flat or compensation from the builder. Please, go ahead and post your loss and express your demands in the comments.

I wonder, what will happen to those who booked the flats in Bavdhan Budruk without considering whether the building is in the flood lines of Ram Nadi?

  3. a very sad state of affairs in absence of real estate regulator. full compensation is must to buyers in properties which are within riverbed, similarly compensation from pcmc must also come as to WHY they did not demarcate before project was approved for construction.

  4. Kalpataru Estate has got the Completion certificate recently in Mar-2012 is it safe to invest there considering only "flood line" as worry..?

    I have an apartment in Pimple Gurav, PCMC, Pune. I got possession of the flat in 2009 and the builder gave me the possession letter as well. But however, I do not have the completion certificate for the building/apartment.

    Is this an issue if want to sell the the apartment now? What are the alternative ways for the same?

    Could you please guide me on how can I make sure that my building doesn't come under flood line? I have purchased a flat in Ashoka heritage, nandgude patil construction, vishal nagar, pimple nilakh. Also we are facing issues related with possession, the building is ready since last 3 months but possession is pending because the builder hasn't recieved completion letter from pcmc.

    I own a flat in hinjewadi village grampanchayat and possession was given by builder in 2010 but we still don't have completion certificate with us. Builder is giving excuses like in grampanchayant you dont need completion certificates.. is it true?? We are paying tax in grampanchayat since 2010 though. please guide. Thnx.

  9. Hi Ravi,

    I am living in Pradhikaran Sector 32 A. All buildings nearby have yet not received completion certificate and we are paying more property tax. When asked to Builder he said he has applied for the certificate but PCMC is not issuing it for unknown reasons.

    Don't know what to do? Could you please share your comments.
