Park Springs Lohegaon - A 3 BHK Flat for Rs. 45 - 46 Lakhs!

Yesterday, i visited Pride Purple Group & Rainbow Housing's recently launched project Park Springs. Park Springs is located at Lohegaon Gram Panchayat, off Vishrantwadi - Dhanori - Lohegaon Road.
I went with Mr. Santosh Gaikwad, my old friend and sales manager of Park Springs. On the way, Santosh told me that all 2 BHK Flats in the 1st phase of Park Springs are booked. Now, in the first phase, only 3 BHK Flats are available for booking. All inclusive property price of a 3 BHK Flat in Park Springs Lohegaon is only Rs. 45 - 46 Lakhs. Certainly, it's quite an attractive price for a 3 BHK Flat. Even more attractive than Pride Housing's Pride Aashiyana, on the same road!
As per my expectations, the site office and sample flat of a 3 BHK Flat in Park Springs was good. Particularly, for Rs. 45 - 46 Lakhs, a 3 BHK Flat in Park Springs is too good. In the first phase, out of 12 buildings in 8 acre Park Springs Lohegaon, Santosh has opened the booking of 2 buildings, Daffodil & Jasmine. However, the construction of the first 6 buildings has already started. And the possession of Daffodils & Jasmine is in 18 to 24 months.

Santosh told me that property buyers who work on Nagar Road, prefer his Park Springs. "Proposed Airport to Lohegaon Road", Santosh claimed, will reduce the distance and connect his Park Springs to more developed part of the Yerawada, Nagar Road and ultimately to Kalyani Nagar in Pune.
When i asked about water supply - Santosh told me that his company has already made provision for a water connection from PMC.
Santosh also told me that at any moment Park Springs will receive all necessary sanctions & approvals. So, he has already started the initial procedure of registration of agreements - means collecting 'own contribution' and stamp duty - registration charges & other charges.

After visiting the site and sample flat of Park Springs, Santosh took me to visit Sharad Pawar International School, which is a land mark in Lohegaon and at less than a kilometer from Park Springs.
While coming back, Santosh stopped at one point and told me to have a look at the open plain land already divided into plots by barbed wire. All these plots belong to reputed builders, he said.
While i was trying to identify Park Springs, Pride Aashiyana, Aurum-Elementto, Concord Pushpak and Regency Meadows and of course, PMC Water Tank, Santosh asked, "How is the view?"
"Beautiful! For me this land looks more beautiful than a nude lady!," i said.
"Guess! In how many years this will become Wakad?," Santosh asked.
"Santosh, are you telling me that "Lohegaon is the next real estate investment destination in Pune"?," i asked.
"No! I just want an opinion of a senior colleague!," Santosh said.
"Santosh! Your senior says - Your future is bright!!," i said.
If i had been in Santosh's place, i knew, i would have thought exactly like him. And if i had been a desperate property buyer or a dumb real estate investor, i would not have realized that this is not "urbanization" or "development" or an investment destination - but a rape of Lohegaon Village. Like the rape of many fringe villages around Pune.

The location is far away from Nagar road, around 10kms (8-9 kms from viman nagar) which i think is on higher side considering the rate park spring has put. There are better options available to this to my opine. Also the location looked hotter than most of the parts in city.
