Visit to Paranjape Schemes' Madhukosh at Dhayari on Sinhagad Road, Pune

Madhukosh - by public demand!


A couple of weeks ago, we all know that Paranjape Schemes was forced to open the waiting list of Madhukosh at Dhayari on Sinhagad road in Pune.

At that point of time, Paranjape Schemes was not at all prepared to launch Madhukosh. Floor plans and architectural views were not ready. Property rate was not decided. Sample flat was not ready. But without bothering about these petty details, property buyers forced Paranjape Schemes to accept Rs. 25,000 and enrolled their names for 1 BHK / 2 BHK Flats.

Eventually, last Saturday, on 30th of January 2010, Paranjape Schemes printed the floor plans, uploaded them on their website (www.pscl.in), allocated the flats to those who have registered their names and not only that increased the property rate of Madhukosh from 3,300 to Rs. 3,500 per sq.ft.!

Madhukosh - by public desire!

Other day, when i 'discovered' the site of Madhukosh, i understood why public forced Paranjape Schemes to open the waiting list.

I took a share rickshaw at Anandnagar on Sinhagad road, which was going up to Nanded Fata. After crossing the bridge on the canal, just after Dhayari Fata and Sanas School, i told rickshawala to stop and got down. I was little surprised when i didn't see a sign board of Paranjape Schemes or Madhukosh at the expected corner, on the opposite side of the road.






However, when i crossed the road and stood in front of Sinhgad Darshan Building, for the first time in my life, i saw an entrance gate at the expected corner, on my right hand side. I went ahead and asked the security guard whether any "saheb" was at the site. He told me a name of the site engineer and opened the gate.

I didn't ask, "Is this Paranjape Schemes' site?". Because there was no need to ask! The location of the site had already answered my question. Madhukosh is fulfilling the strongest desire of all property buyers on Sinhagad road, a small township on the main Sinhgad road - within PMC limits!

Not far inside from the main road, not in a fringe village like Ambegaon or Narhe, not on Mumbai Bangalore Expressway but on the main Sinhagad road!

This is happening after a long gap. Nearly 2 years after the launch of Darode Jog Properties' Crossover-County. At the same property rate. Rs. 3,300 per sq.ft. for the waiting list and Rs. 3,500 from 1st February 2010. Offering the same amenities - swimming pool and club house. Fulfilling the aspirations of life-style.

Security opened the gate and I started walking towards the site office and sample flat. Walking on the paved road, i started admiring Shashank Paranjape's, Paranjape Schemes' Director, extraordinary talent to understand deep desire of Pune property buyer. His ability & skill to develop a project which will satisfy buyer's hunger for a better life. His shrewd but gentle way to convert property buyer's wish into the booking. Recently, Shashank Paranjape has demonstrated his excellence while he launched Blue Ridge Hinjewadi, Forest Trails Bungalows at Bhugaon and now Madhukosh on Sinhagad road.

Madhukosh - by public choice!

Instead of going inside the site office, i sat on the chair laying on the lawn, looking around and getting a feel of the situation. It was very well evident that Paranjape Schemes was working on this site for a long period of time. Some time in 2009, first they started talking about launching this project, as a budget housing of 1 BHK Flats at the property rate of Rs.2,300 per sq.ft.

Sure, even at this point of time, Paranjape Schemes will need some more time to officially launch Madhukosh. On a Sunday afternoon, from where i was sitting - i could see that, carpenters were comfortably cutting ply in the waiting lounge of the site office and some furniture was dumped in the salespersons cabins. On my right side, beyond sort of a compound, there was a actual site where some activity was going on.






First, should I visit the cottage like site office or visit the actual construction site, i was wondering. When i couldn't make up my mind, i got up, to walk back to the main gate, to chat with the security guard. Looking around, i felt that, by any parameter, this site was not ideal for a budget housing of 2,300 rupees per sq.ft. in 2009 or not even suitable for the 2 BHK Flats in the budget range of Rs. 31 lakhs to 35 lakhs in 2010.

The site of Madhukosh was looking very prime piece of land on which, i strongly felt, only premium housing of high budget specious flats should have been developed. To me, site of Madhukosh looked like sites of Paranjape Schemes' Woodland, near Mahatma Society and Shilpa, near MIT collage, in Kothrud and La Cresta in Sopan Baug, near Empress Garden.

I know, you may think that i am pro-wealthy, but in any industry, you will agree with me that, we always use a right kind of a raw material to produce a product of a certain quality. In a business of real estate development, land is a raw material, very precious raw material, day by day which is becoming very rare, because it is not produced anymore!

Paranjape Schemes should have used this rare raw material not for fulfilling property buyers today's desire. Why Paranjape Schemes didn't go for at least medium budget flats like next door Darode Jog Properties' Crossover-County?

Or, like Darode Jog Properties, who themselves are launching, next to Madhukosh, budget flats in their upcoming Serene-County, did property buyers' current desire over-powered and over-whelmed Paranjape Schemes too?

Released from a sort of hostage like situation in 2008-09 (because property buyers simply stopped booking), at a cost of wasting (or not utilizing for a proper product) precious and rare land, are these reputed Pune builders playing for the gallery? Are these builders developing "budget housing" because of the "Stockholm Syndrome"?

Whatever may be the reason but, for sure, property buyers are getting an opportunity to stay in an area where, in the budget of 31-35 lakhs, it wouldn't have been possible before!

Oh! In this budget, 31-35 lakhs for a 2 BHK Flat, to buy a property in this area on Sinhagad road, probably, this would be the last opportunity. I am sure, those property buyers who compelled Paranjape Schemes to open the waiting list, knew this well! That's why those property buyers who took first initiative, didn't mind much about the property rate of Madhukosh and booked fast and more number of 2 BHK Flats than a 1 BHK!

After PBAP property exhibition in the last month, when salespersons were telling Shashank Paranjape about the huge and unconditional response to Madhukosh, I am sure, Shashank must have realized that this response is not because of the brand power of Paranjape Schemes! But, because Pune property buyers were banking and betting on some important point, which he hasn't considered much! While chatting with the security guard at the main entrance, i found out what was that important point!

The security guard at the main gate of Madhukosh, as any employee of Paranjape Schemes, was quite knowledgeable! He explained me how the new road will be. This road will be parallel to Sinhagad road and go up to Nanded City Pune. Road or no road, i said to myself, starting from this bridge on the canal to Khadakwasala Dam, in the next 10 years we will see one of the best development ever happened in Pune real estate market!

Paranjape Schemes' Madhukosh, Darode Jog's Crossover-County and Serene-County, few upcoming small projects and 700 acre Nanded City Pune will make this around 1,000 acre patch an interesting destination.

Cool residential neighborhoods, not only because of the cool south west breeze but, because of (Thanks to Nanded City Pune!) the upcoming IT/ITES workplaces, entertainment facilities, outdoor life on the banks of Mutha river and on Sinhagad & other forts near by, shopping malls and education institutes, good connectivity to Mumbai - Bangalore highway and may be mono-rail terminus!

When i realized these future prospects of investing in this part of Pune, i understood why Madhukosh was public's choice!

  2. So 33 to 35 L for a 2-BhK is affordable?
    Who can afford that?

    Oh! Well, I forgot that there is a waiting list....

    Sorry, yes, its is really affordable...

    In 10 years the area could be next Manhattan.

    So 34L is actually cheap. Maybe 50L is OK rate. I don't understande why Paranjpe wants to make so much loss per flat...

    Had he waited for 1 more year he could have made 60L per flat with double waiting list!

    If you read my blog, you will see that i was trying to find out why people were so much interested in Madhukosh.

    For more than 20 years, I am working in Pune real estate advertising and marketing. I don't ask this question to myself.

    Now, about Madhukosh, if you read my blog, you will realize that i was trying to find out why so many people prefer Dhayari / Sinhagad Road / Madhukosh.

    Having an opinion that a particular location is good and telling so, my dear friend, is not fooling people. You are just expressing your opinion.

    If you read my blog, you will realize that i was trying to find out why so many people like the location of Madhukosh.

    However, not liking Madhukosh's location, Sinhagad raod, Pune, Maharashtra, India and earth, is fine. OK. I respect your opinion.

    And how do you know people were so interested???? Do you have any data/stats evidence about it? If so, can you share that? It is just that you are trying to fool people with giving reference of other people....Claps for Ravi as he is such a good RE sales man ...(I know you are going to thanks me on this)

    Guys..my opinion..visit this blog just to get to know which are the upcoming projects in Pune...do not go by what is written in the blog about the project (good or bad)..just visit the site..do your research forgetting what all you read on this blog....

    I don't need to give falls references of other people. I don't feel shy to say that i liked the particular project.

    For years, i have worked as a real estate salesman. I have worked in real estate advertising and launched more than 200 projects.

    It means, i am quite comfortable to be the first and only person on this earth who says that "This project is good!"

    At the same time, i respect those people who think "This project is bad!" I don't question their integrity or judgment.

    Thanks for giving me an opportunity to talk about myself. Otherwise, you know, i never tell "how good i am!" Do i?

    Most important point, let me remind you that, my readers are smart, intelligent and well-educated. They have sharp analytical skills. They know that Ravi Karandeekar is a real estate salesman and he is blogging, sharing info about Pune real estate market to help them to buy a flat of their choice. So, relax, please, don't worry, my readers are quite capable individuals.

    However, i admire your concern for my readers. Now, you can focus on Madhukosh, share your views about the project and add some value to this conversation.

    Thanks for asking this.

    1) Everyday Google Ananlytics gives me the report about which blog is read by how many people. From which part of the world they come, how they come, which browser they use, what type of internet connection they have, how long they were on the particular blog. This data shows that Madhukosh is one of the popular project on my blog. As a blogger it becomes my job to write about Madhukosh. Using this data, i publish a list of a popular blogs of the month. I have done this in 2008, 2009 and in 2010 i have published a list of popular blogs of the week. You can see that Madhukosh is on that list.

    2) At PBAP exhibition i didn't take much interest in any particular project of Paranjape Schemes. So, my first blog after PBAP exhibition was about the possession dates.

    However, you know that i publish my mobile number on my blog and speak free for 3 minutes. Everyday from all over the world property buyers call me. In PBAP exhibition someone called me and shared his experience of visiting the exhibition and buying a flat on Sinhagad road. Based on his information, i talked to salespersons at Paranjape Schemes, Mittal Group, Nanded City Pune and Darode Jog. Surprisingly, on the same day i received few more calls and from that day everyday minimum one person is calling me to talk about Madhukosh or other projects on Sinhagad road. In these days, you know, what happened to the Waiting list of Madhukosh.

    In short, in case of Madhukosh, as i have written, i was following powerful, knowledgeable and resourceful property buyers and trying to understand their decision.

    Your favourite builder is not even letting them cancel their booking.
    Oh yes..
    the same builder is selling those flats which were supposedly booked on single day at lower rate after 2 years.. that too in group booking indicating huge availability...
    Why don't you that saga too...
    But, why will you do that.. no builder will pay you to do that. Isn't it?

    I am sure after reading above posts you will realize one thing that my blog is not sponsored by Paranjape Schemes or any builder in Pune.

    Dear friend, i have worked and contributed a lot to real estate advertising. Many leading builders have started their carrier with me. I enjoy real estate and admire the profession of builder.

    There is nothing wrong in taking sponsorship. Most of the main stream media and blogs are sponsored. Sponsor's name is always prominently displayed - published.

    However, can you see a single sponsor on my blog? If this blog had been sponsored by some builder, not only under moral obligation to disclose or not because of the commercial terms, but i would have displayed sponsor's name because i would have been proud about it!

    Dear friend, i believe in advertising. I believe that advertising works. I don't feel shy to advertise. However, i started this blog because i realized that there is no communication between and among the property buyers. Besides advertising there is no information available. There is no conversation and discussion about real estate projects.

    Dear friend, remember that though i am trained as a journalist, i have worked in advertising. So, for me there is no reason to behave like a journalist and write paid news. Without any shame, i can declare my bias, friendship, involvement and association with a builder and take his side. I don't see any reason to hide or pretend. I am honest and sincere person. My conscious is clear.

    However, I completely understand you. Because of the many reasons, you will find this little difficult to accept.

    1) First and important reason is your biased mind and belief system about real estate. Good news is, you are not the only person in Pune, you know, there are many.

    2) Second reason is, i am pioneer Pune real estate blogger. So, i have to accept your gifts.

    3) Third reason is, i am from real estate industry. I am honest to accept that i am real estate salesman.

    4) Fourth reason is, i focus on providing information and don't focus on negative points and avoid harsh criticism of builders and projects.

    Because my idea is clear. I want to share info and help property buyers to take an informed decision. For which you visit my blog. Thanks for appreciating and accepting this!

    Someday, i am sure, you will, at least, change your opinion about me and my blog. I am waiting for that day. And i am sure, you will be very much happy to post your opinion in the comment. Right?

    Ha ha ha..Its like..If I google for Osama Bin Laden means I am interrested in Terrorism...I am sure many users/buys visit this blog just to get to know upcoming projects and you use that so called statistics to fool poor pune buys..No complaints though..everybody has their own brain....if you don't fool them someone else will...

    Anyways...Dear intelligent Buys/Investors of Mr. RK and my dear friends...look at the costing guys and location is not that great..for that matter any builder & RE sales person will tell you 100s of good things about their project when they want to sell it....like this blog which is dedicated for that purpose only however presented smartly giving some scope to justify himself...

    Better stay away from this project..unless rates are brought down to odd 2400-2500 psqft....

This may be best project (according to you) but don't think this is the onluy best project and wondering about the special treatment for having long on blog. Pune is such an excellent place for RE that it should have such noce projects almost everyday so that people can book and profit from it

    - Should not be more than 1600-1700 psf. Reasons -
    1. Cost of land is much cheaper than you think it is os called 'precious'.
    2. Profit of builder + construction cost can't go beyond 800/- psf for ultra luxurious amenities (all funky instrucments like tiles/units/electricals/material etc)
    3. That takes it to appr. 1600-1700 psf.

  33. i m studying nanded godavari riverfront for my thesis, n ur project seems an intresting one, can u give me some details abt the project :eg, distance of built structure from the river [buffer zone], max and min height of the buildigs, orientation of the structures, materials used [why],etc.

    i m a final year student of architectre.
