Darode Jog Properties' Serene-County on Sinhagad Road - pre-launch offer

Upcoming residential projects in Pune real estate market:

Serene-County is located next to Darode Jog Properties' Crossover-County on Sinhagad Road.

Actually this is the 2ND phase of Seren-County. Darode Jog offered 1ST phase of 3 buildings to those who were on the waiting list of their Greenland-County at Narhe - Ambegaon. Now, they have started accepting pre-launch booking of the 2ND phase.

Serene-County is not yet on Darode Jog's website (www.darodejog.com). I am writing this referring to their brochure and the price list, i collected at Credai Pune property exhibition.

2ND phase of Serene-County has 292 flats in 9 buildings.
1) 3 BHK Flats - 1 Building of 10 stories - 38 flats.
2) 1.5 BHK Flats - 4 Buildings of 7 stories - 142 flats.
3) 2 BHK Flats - 4 Buildings of 7 stories - 112 flats.
I liked the layout. 3 BHK Flats' building is at the center and all other 8 buildings form semi-circle around it and create a good neighborhood.

Home of a Metrosexual Family:

At Serene-County, for the first time, Darode Jog properties are offering a type of flat they haven't offered in last 25 years. Home for a Metrosexual family.

Traditionally, Darode Jog were offering typical Puneri flat. In which, kitchen was the center of your home. Which was the domain of every housewife. Head of the family, the macho man, used to rule from the living room.

Now, roles and responsibilities of husband and wife are like the clothes they wear. Not exactly gender specific. Metrosexual male and female both wear trousers.   1. Why can't these builders sit quiet?

    They should stop grabbing land and stop building flats, as they sell them at inflated prices, which no one can afford?

    Builders should go on building flat until there comes a point when the supply is more than demand.

    Only then prices will be reduced...

    Good idea! I would like to add two point.

    Flats are build on the land. Landowners, land traders and farmers know how to control the supply. You must have notices that very few projects were launched in the last 2 years.

    Everyone who invests in real estate, it may be a 1 room kitchen flat of Rs. 3.25 lakhs at Anandgram Yavat or Rs. 240 lakhs Bungalow at Paranjape Schemes' Forest Trails Bhugaon, expects property rates to go up. He expects appreciation of his property.

  6. I agree with Ananymous. Primary goal of a Flat should be Shelter, and not as an investment avenue.
    Investment and appreciation should go for things like gold, which are not a human necessity, just a luxury.

  7. I can smell something...Why didn't u posted the per sq. rate..
    It seems lot of options available in this area now.Few of best builders in Pune Mittal,Paranjape,darode r in same area? So which one will u prefer Ravi?

    For me, property rate = total cost of the flat / carpet area!

    If you calculate it this way.....can't imagine what will happen...better try..

  10. who really pays 28 Lakhs for 670 sq ft 2 bhk flat. Its vulgar . Does it really matter if its darode jog? They all r sucking the money out . One day everyone including these builders will be killed by inflation.. God Bless!!

  11. Everyone can do calculation of property rate = total cost of the flat / carpet area!
    But why are you so afraid to do that and help your buyer.
    Also u r salseman.then why don't u tell yr customer about best product from your company among the few stated above?

  13. Regarding Serene Country, Builder is not giving any clear idea about the progress of the project. They keep site visit closed many times, and give no updates to the customers.

    I have booked a flat 8-9 months back and no progress from the builder. They've not yet started the disbursment..

    Even now, i called but, he was not available.

    As far as i can understand from your comment, you are talking about the first phase of Serene County which was never opened to the public and is fully booked. Right?

    Thanks a lot for replying. Right, the first phase (Not publicaly disclosed) of serene county.

    Today I called Serene county office and Just came to know that they have sent me first demand letter. This is too late after I booked the flat, and my loan get sanctioned. Actually, why I am worrying is because the "Possesion Date". If this is the speed of constructin, how they will give the possesion on said date? I had booked my flat in May 2009, and today I got first demand letter. anyways, we still trust on DJ and hope they will do as they have said while booking the flat.

  18. The blog is seriously good and after reading this blog i actually did go and visit the site.......the floor plans are also good and am on my way of booking my flat in serene county.........but the rates have increased :(

  19. I ma also planning to buyin Sinhgad area. ravi I know a few projects in same area who are not among the well known . they are @ 300 to 400 per sqft cheaper. Are they safe?

    I am planning to buy a 1.5BHK apartment in serene county of Darode Jog.
    Presently he is quoating 3300/sqft.Please share me your opinion & any other options available.

    I own one flat in Serene county, Builder promised me to give a possession in month of Oct, which i believe that may slip by 3 months. I here the comments from some of my friends that there is conflict in owning a plot which connectes to the entrance gate to the serene county. I thought of asking this question to builder directly, but i kind of presume what there answer will be!

    I am trying to find out the correct person who can answer me honestly.

    Also i am confused in the two choices after the possession
    Resell property and book some profit
    OR
    Rent it out!

    I am working on solution that would be most profitable.
