A few good words about Pune Builders and Pimpri Chinchwad

Why local developers of Pune enjoy enormous goodwill?


Deepika Mital tells us "why" in an article "Think Local" published in "Times Property". I completely agree with what Mr. Lalit Kumar Jain says about Pune Builders.

Yes, real estate is a local business, geographically and sentimentally, as Mr. Satish Magar claims and Pune builders are unique in their own ways.

In fact, when someone uses harsh words about the builder community in the comments, my instant response is, "The fellow must be new to Pune. Punekars don't talk about the builder like this!" What say you? Please, share your views in the comments. Comments Policy

Lalit Kumar Jain, Chairman, Kumar Builders:

"In general terms it would be fair to say that we in Pune are a very studious and passionate lot, dedicated to giving the best to our customer.

The drive to be better is seen in the extensive market research we do, whether individually or as a whole (PBAP), which again goes to help immensely in gaining a knowledge base.

Transparency in customer dealings is another given - for instance the built up area is defined and known, so the buyer knows what he is getting and is therefore happier.

The third reason is that margins in Pune are much lower than elsewhere, which we are used to, but for developers from outside this poses a problem!"

Satish Magar, Chairman and Managing Director of Magarpatta Township Development & Construction Company Limited:

"Real estate has always been a largely local business - people would prefer to buy from a local developer they have seen grow with them."

Prasad Deshpande, GM, Pharande Spaces:



"Pimpri Chinchwad New Pradhikaran Development Area is now set to be the next Gurgaon of India.

Modelled after Chandigarh, it has regulated infrastructure and every aspect like water and electricity has been looked after.

Pune and PCMC are two different cities altogether; the former is driven by the IT sector and to some extent due to being an educational hub, which incidentally has gotten diluted now as educational institutes are now spread far and wide.

PCMC has evolved, or been planned with the idea of being a totally regulated city with the industry - automobiles in particular - as the driver.

An international convention center and community center covering 150 acres is on the cards.... Since 10,000 hectares are dedicated to industrial development - it translates into one-lakh acres of residential requirement.

Today Pune hardly has any large areas yet to be developed - three years ago it was a different story."

    Please don't try to fill the glass which has hole at the bottom!!

  3. Ravi, What do you mean by "Today Pune hardly has any large areas yet to be developed ". I think there is hardly any area in Pune that is properly developed. We all know condition of roads in all areas, Water availability, Electricity. Pune builders having political backing get permissions to develop (??) a land in areas where even basic infrastructure is missing.

  4. Yes, you are right. You are talking about infrastructure development in Pune.

    Prasad was talking about availability of land, open plot, for the construction in Pune and PCMC. He claims that in PCMC limits land is available but not so in Pune.
