TMC - Tanaji Malusare City at Karjat - to launch 1 bhk and 2 bhk flats too!

50,000 Inquiries in 2 weeks!

Along with "three lakh rupee flat", India's largest affordable housing project, Tanaji Malusare City at Karjat is going to construct 1 bhk and 2 bhk flats too. However, my source is not sure whether you can apply for 1 and 2bhk flat tomorrow (August 12, 2008). So please, see TMC's ad, mostly, in any Marathi or Hindi newspaper published from Mumbai.

Budget - 5 lakhs and 7 lakhs:

Carpet area of 1 bhk flat will be 325 sq.ft. and after 33% loading saleable area would be 400 sq.ft. and at a reasonable property rate of Rs.999 per sq.ft. it will fit in the budget of Rs.5 lakhs.

Whereas, budget for 2 bhk flat ( 400 sq.ft. carpet area) would be Rs.7 lakhs.

In the first phase, TMC is going to construct 2,500 'three lakh rupee flats' (carpet area 225 sq.ft. / saleable area 300 sq.ft.) in 46 ground plus 2 story buildings whose possession you can get from January 2009 to June '09.

Have you visited the TMC site?

You can get down at Karjat railway station (West) and take a share auto rickshaw to the site of Tanaji Malusare City at Shirse village. At site office, you can see the sample flat and a building too.   2. The development can undoubtedly make a socio-economic balance. But the township and the individual building plans will make unsatisfied life of the occupants for the lifetime.

    Especially, in 2-BHK, a bedroom 9'X9'appears to be inclusive of a Bath room. That means actual area of bed room will be 9'X9'=81 sft - 4'-6"X4'-6"=20.25 sft. Balance area of Bed Rm = 60.75 sft. and NO PRIVACY. Plus wastage of passage area=4'-6" X 3'= 13.5 sft Therefore, utility area fo the bed room=47.25 sft.

    I feel that you can Redesign the scheme from any Indian Architect.
