  1. Hi ravi,

    Now the status of the wooden flooring is worst ,completed POP layer down the wooden is all the wet and unsucessfull attempt to dry it is going on from last 3 days.
    After repeated follow ups on wooden flooring replacement MANAGEMENT of megapolis straight away discarded the idea to install vitrified tiles, i don't understand some MANAGEMENT sitting in the CAMP area w\o acknowledging our concerns and miserable life we are spending can take such decisions??

    I don't understand replacing the wooden flooring , what is the guarantee that tomorrow again it will not come up with other problem of air trapping beneath wooden\gaps in the wooden strips\ damage by water leakage \ climate damage ...these are all identified problems in my flat and don't know about any future issues.
    What do they expect to keep on following with the senseless maintenance office and the irresponsible management at the CAMP office of Kumar properties ????

    Terrible ..Horrible...miserable life that too being paid to some builder to make him rich ....i feel very sad\ regret this wastage of money.


    Looking at these experiences with the management its better to have a home in a small society with 5-6 towers where MANAGEMENT is grounded and address the problem.

  3. Dear Ravi,

    I am willing to buy a flat in Sparklet Megapolis (Ready Possession) from the owner. I am looking for staying and not investment purpose.

    Two issues I am facing are
    1. I have approved loan from IDBI bank but they are not giving loan in Megapolis saying it has some legal problem (which I am yet to discuss).
    2. As per Megapolis office during NOC step for buying home you have to work in Hinjewadi MIDC [which is luckily(?) applicable for me]. But little tough to know this can be the reason.

    I am in a dilemma whether to buy here or not. Or even whether I will be able to buy here or not.

    1. - NOC step for buying home you have to work in Hinjewadi MIDC - Why this rule was not there when the flat was sold to the first buyer? Does it mean that the first sale was not legal? In that case, you should get it at the original price!

      Buying depends upon which bank you choose!

  4. Hi Ravi, again today I was told that I can sell my flat to a person working in Hinjewadi only. How can they allow a person like me to buy as a first owner, who was not working at Hinjewadi and now not allow me to sell to people not working in Hinjewadi

      On a serious note, Its true , Have a first hand experience, MIDC not allowing me to sell the flat to a IT guy, whose office is being constructed at Hinjewadi just because the office is not functional as of JULY 2013. I am clueless what to do. Kindly guide me.

    I have been regularly following your blogs. Frankly speaking, they seemed quite helpful to me. I appreciate that you have been doing a great piece of work here, by creating awareness of the actual fact between the homebuyers.
    I have also gone through the details of problems faced by Swapnil on this site itself.

    To be more specific I have also booked a 2BHK flat in Sunway(Phase2) and would be getting the possession in probably a few months (not sure how many months/years it would take). There are few things which scare me at this moment:
    1. What things should checked before taking possession(as this is my first one). Can you kindly provide me a checklist if possible?

    2. I have gone through the link details that you have provided on "State removes NOC requirement for property re-sale". I am still worried, whether these points are being followed by government authorities or not as this one does not mention anything about MIDC zone.

    After referring to your site, I felt like I have committed the greatest mistake by booking a flat with Megapolis.

    1) Use your commonsense and start preparing a checklist. Refer to Milind Kulkarni's Possession Check List - visit this blog - Who owns Nanded City Pune?

    2) Isn't MIDC residential zone in the state of Maharashtra?

    3) Booking is not a mistake. Not being aware & assertive is a mistake. Never forget that you have a power to change and correct any bad system.

  15. I also feel the same way, I have visited couple of builders scheme, to found that most of the builders are playing games on their smart phones. Most of time, when i have visited no one were present.

    Builders are in real hiccup, and real estate bubble which gets blast in Mumbai, Bangalore, Delhi Noida, Ahmedabad, Rajkot... same will be followed by Pune.
    Most of places has ready possession flats.

    Moshi which was 3800 1.5 years back, is selling at current rates of 3300-3500
    My friend has booked flat of 60 lack, and now currently good flat is available at 40 lacks.
    I got really feared by the condition, when EMI is bagging the boots, and at the same time, what he has booked, is also depreciating.

    After december, there were heavy price down, due to cummulative effect. As normally in janyary market resumes, black money gets diverted to other investement sources. This is the time where weak market gets weaker.
