A 1 BHK Flat in iTrend Homes in Maan Gram Panchayat, opposite High Mont, near Hinjewadi Phase 2, has 2 toilets. One toilet is attached to a bedroom and the other is a common toilet. This common toilet is positioned in such a way that you can convert dining area into a 2nd master bedroom with an attached toilet!

In the pre-launch offer, all inclusive property price of this 1 BHK Flat - 450 sq.ft. (flat) + 39 sq.ft. (balcony) = 489 sq.ft. total carpet - is Rs. 37.46 lakhs. It means that, you can actually have a 2 BHK Flat for approx 38 lakhs!

Let us have a look at the room dimensions of this convertible 1 BHK Flat. Main door opens into living & dining - 22'4" x 9'8". Master bedroom with an attached toilet - 11'6" x 9'8" bedroom + 4'5" x 6'9" toilet - is on the right side of the main door. A balcony - 5'2" x 7'8" - is opposite the main door. Next to the balcony - at the center of living cum dining - is the Kitchen 7' x 8'. Next to Kitchen is the 2nd toilet - 4'5" x 6'9".

When you convert this 1 BHK into a 2 BHK Flat, your Living is 12' x 9'8". The original 1st Master Bedroom with attached toilet - 11'6" x 9'8". And the converted 2nd Master Bedroom with attached toilet - 10' x 9'8".

"What did inspire you to design a convertible 1 BHK?," I asked Mr. Sachin Agarwal of iTrend Homes.

"In my previous project at Moshi - Saheel Fortune Park - many Hinjewadi IT engineers booked the flats. I asked them - 'Why did you come so far from Hinjawadi?' 'Budget! Within 30 - 40 lakhs you can get a 1 - 2 BHK only at Moshi - not in Hinjawadi, Wakad, Tathawade, Ravet, Kiwale!' - they said. So, when I decided to launch iTrend Homes - my goal was to offer the flats at Hinjewadi for the price of Moshi," said Mr. Sachin.

"Okay. And what did inspire you to invite me at iTrend Homes? Usually, builders avoid me," I asked.

"iT"rend for the trend setters - funny it is.Every time I read your blog a single word strikes right in my mind - IWS,though myself being an IT guy couldn't agree with you more.During induction or so called training, IT guys should be given basic understanding of 1. price vs value 2. carpet vs saleable area 3. "live"able vs "leave"able area. 4. market rate vs actual(ready it worthy) rate. I've tried to make my colleagues understand these things, but have been failing to do so from past 4 years.

  2. This project is for IT IWS, evident from location, price, size & more importantly complete absence of infra.
    If price is calculated on carpet area, it works out to be 8500 psf ! Is the builder nuts to price it so high at such a remote location ? And from the photos, it shows site is at base of mountain ! Don't know how they get sanction ?
    And in 450 sq ft, there are 2 bathrooms/washrooms ! Not a single room size is having 2nd side greater than 10 ft. And why make this a 2BHK ? Make each room of size 4x4 & in same area & budget, it becomes a 6BHK flat ! Sleep like a horse - in standing position, Lol.
    Whenever there are multiple builders for single project, it becomes risky for buyers. In this case it seems there are atleast 4 builders. In NCR, it is common that builders plan to file a case against some of their partners & get stay order which helps them to put the blame on court orders & escape their own responsibility. This is normally done when builders don't have money, have diverted or want to divert money, and/or flats are not fully sold.

    Nonetheless, project being under-construction, non existing infra, poor location & with the tiny size it offers is good as a stable not apartments.
    If IT IWS indeed start taking logical decisions, builders won't even dare to launch such projects at first place.

    Coming to some news, buyers who have been cheated by builders can file case in Police station. What's better is Police are now booking crook builders under stringent laws. Now Lashkar-e-CREDAI will take out morcha to repeal MCOCA !

Everyone may not have the luxury to afford a 50 to 60 Lakh 2 BHK and this may help. Secondly there is zero space wastage in passages and lobbies which allowed us to have a plan where u can have the utility of a 2 BHK in 660 sf.   3. The problem is that iws from hinjewadi and other IT parks are biggest consumer criminals. For example this person whome I met today. He works in Honeywell and with his suffisticated English tried to convince me that Builder/Society NOC is compulsory for a resale flat.

    1. Builder/Society NOC is compulsory for a resale flat if you want to take homeloan for purchasing it. If Society is not formed then builder's NOC is required, if society is already formed then societies NOC is required.

    2. Builder NOC is not required for resale flats. Where apartment condominium is formed, then also NOC is not required but what they do is withheld the share certificate unless transfer charges are not paid. So indirectly, NOC is needed but certainly not of builder.

      Builder NOC not needed for resale of flats, where society not formed -
      Pune: Flat owners will not need the No Objection Certificate (NOC) from builders for resale of their flats in housing projects where cooperative housing societies are yet to be formed.

      There is no more requirement of any NOC from the builder to register the sale deed with the Sub-Registrar. There is no such provision in the Maharashtra Ownership of Flats Act ( MOFA) 1963 or MOFA Rules 1964.

      The Model Bye-laws 2013 also do not require any such document for transfer of flat in CHS in Maharashtra.
