Why are Mr. Vijay Kumbhar & Mr. Sudhakar Velankar bad people?

Because, both of them are always against the builders in Pune.

Long time ago, Mr. Vijay Kumbhar exposed an illegal activity of one builder in Pune who was the son in law of C M of Maharashtra. Result? The C M had to resign. Pune Municipal Corporation had to confiscate the building constructed by the son in law of C M of Maharashtra. Look! How many investors lost an investment opportunity to own a flat on Prabhat Road - the most prime area in Pune.

Recently, Mr. Vijay Kumbhar exposed Pradhan Mantri Awas Yojana Scam of Maple Shelters. Because of him, Pune police had to take suo moto action against the builder. The builder, Sachin Agarwal, had to stop accepting bookings and had to refund money to every investor. Result? More than 30,000 people missed the opportunity to own a 1 BHK Flat for Rs. 5 Lakhs in Pune district.

Same about Mr. Sudhakar Velankar! He is always against the builders.

He is the person who went to court about Maharashtra Value Added Tax (MVAT) on Property issue in 2012. Not only that! Mr.Sudhakar Velankar united all flat buyers in Maharashtra and prevented them from paying MVAT to the builders. Result? Builders in Maharashtra suffered heavy financial losses.

Now, Mr. Sudhakar Velankar is around 75 year old heart patient and can not move around on his own. Still, he is fighting against the builders in Pune. Not only against the builders! Mr. Velankar fights against anybody who takes the side of the builders.

Last week, Mr. Velankar fought against another consumer activist - Mr. Suryakant Pathak of Akhil Bharatiya Grahak Panchayat!



Why did Mr. Velankar fight with Mr. Pathak?

Only because Mr. Suryakant Pathak 'praised' Guardian Developers' 100 % interest free homes offer!

Mr. Velankar wrote on Facebook - Beware, do not believe in Grahak Panchayat endorsing any builder's project. Check everything yourself including the agreement before investing. In my opinion Grahak Panchayat has compromised the consumer interest.

Mr. Velankar didn't stop here. He challenged Mr. Pathak to underwrite the project! -

Poor Mr. Suryakant Pathak! Mr. Vijay Sagar of Grahak Panchayat, who has complained to C M of Maharashtra against builder mafia raaj in Pune, practically disowned Mr. Pathak! Mr. Sagar announced -
Mr. Suryakant Pathak has attended this function as Grahak Peth Person and not as Akhil Bhartiya Grahak Panchayat representative.
Grahak Peth is a co-op store though some of the volunteers working in Grahak Panchayat are also members of Grahak Peth it is separate entity from Akhil Bhartiya Grahak Panchayat.
Akhil Bhartiya Grahak Panchayat Has not given any clean cheat or certificate to any Developer nor we have inspected the project documents etc.


Curious to know exactly what are Mr. Pathak's views about Guardian Developers' 100 % interest free homes, I met him and took his Marathi video interview.



I felt that Mr. Pathak had not studied the offer thoroughly. He was not talking like an activist. He was speaking like a friendly store owner.

Like Mr. Vijay Sagar and Mr. Sudhakar Velankar, Mr. Pathak might not believe that builders are exploiting the flat buyers.

I think, instead of a war - Mr. Pathak believes in co-operation! Of course, this is my impression. You view the video & decide.



In this situation, how can Mr. Vijay Kumbhar miss an opportunity to expose the builder?

View Mr. Vijay Kumbhar's Marathi video interview. He has made fun of Guardian Developers' 100 % interest free homes offer.

If you buy a flat without taking a home loan - it's obvious that - you do not have to pay interest!

When you pay your own money to buy a flat - only a builder in Pune can take a credit for offering 100 % interest free homes!!

Who knows? Some builder will take credit of offering 100 % free dinner for the rest of your life! Look! Because you purchased flat from me - you can eat at home - you do not have to eat in the restaurant & pay for it - fact of the matter is - I am offering you free food!

Mr. Kumbhar didn't stop here! He compared the ad of 100 % interest free homes with Maple Pradhan Mantri Awas Yojana ad and congratulated the builder's advertising agency for creating a misleading ad!

Of course, Mr. Pathak didn't find anything wrong in it. He considers the ad & offer as a business tactic of the builder!

Point is, be aware of these bad people! Mr. Vijay Kumbhar, Mr. Sudhakar Velankar, Mr. Vijay Sagar - who always talk & act against the builders - may influence you.

If you trust them, for sure, you will not invest in Guardian Developers' 100 % interest free homes in Pune.

It means that - the only way to invest in Guardian Developers' 100 % interest free homes in Pune - is not listening to these guys!

So, on August 19, 20 & 21, when Guardian Developers will open booking in your city, shut your eyes, mouth & ears. Your brain will automatically tell you how to invest in 100 % interest free homes!

  3. Don't take home loan, pay from your own pocket in 7 years & save interest ! If buyer is not supposed to take loan, how will bank charge him interest?
    LoL, from where do builders come up with such offer?

    What next? Walk instead of driving & enjoy petrol-free journey!

    I agree completely with Mr. Vijay Kumbhar about what he said in video & equally disappointed with Mr.Pathak, the way he is endorsing builder. He says that builder keep rotating money from one project to another. Isn't this the root cause of several projects being stuck ? This is nothing but sort of ponzi scheme. What if this builder doesn't complete the project in time or backtracks on his promises ? Btw, this builder demands 20% + booking amount with 0% construction. What has Mr. Pathak to say about this ? Pathak also says that if buyer pays 100% amount right now, builder should offer discount. Certainly, why not? Any builder will do that when he is getting 100% money with 0% construction. Is he here to help people or increase the already high number of yedas in the market ?

    Financially speaking, if one can afford to buy flat with 100% payment from own pocket, better put that money in bank deposit, wait for project to get completed & then buy ready for possession flat. Not only it will be cheaper but safer too.

    And as seen before, all this schemes come up when builders are in financial mess. Be it this or 80:20, 10:70:10:10 or no EMI till possession etc. Avoid all this messy schemes where only the buyer looses, not the builder.

    These are some of the latest news which will help buyers the risks of venturing into such projects, especially under-construction ones with gimmicky offers.

    Indiabulls delaying flats: Buyers

    Indiabulls Real Estate has delayed handing over possession to them for around five years and have also taken a U-turn on providing the amenities that were promised at the time the flats were booked.

    Same is the case with several Pune builders too. One of it, Marvel realtors was already covered well by Ravi.

    Darode-Jog builder is another crook in Pune. He too has gone bankrupt as the older projects which has been completed had lot of money as corpus to be returned back to flat buyers post formation of society & current projects stuck. Builder has handed over societies without the money. Similar is the case with Vascon builders, corpus collected not given back to society & lame excuses being given for delays in possession of under-construction flats.

    Realty blues: Unsold flats in MMR increase to 2.40 lakh

    The primary reason for the number of unsold apartments rising in the MMR is developers not finding buyers. The current rates are unaffordable and so sales have suffered. This has resulted in the piling up of the inventory.

    1. People find living in MMR as status symbol. It comes at the cost the quality of life. As per the reports, temperature rise would result sea level rise which in turn trigger Tsunamis in cities like Mumbai, Chennai.

      Mumbai is susceptible to frequent floods in rainy seasons. Temperature rise in mumbai zone is causing the heat unbearable year by year. Being situated in coast, life of construction is lesser due to catalyzed rusting. Also the sand is soft which leaves foundation weaker. Can't imagine what would the situation in case of earthquake in 100+ story city.

      During rainy season, water clogging on streets, tracks has become common scenario. Water cannot find its way to sea coz of haphazard constructions.

      God knows how does people find status symbol by finding a way through stool driven slurry on railway tracks during train shutdowns? Or smelling someone's sweat in tightly packed train herd? Or struggling hard to board local train?

      Mumbai RE prices are already shoot up artificially. Only a fool can think about buying property in Mumbai! I believe in near future due scarcity of fresh air, extreme heat, natural calamities there would be mass migration from MMR. The MMR RE will draw to almost zero.

  4. Pathak Guy must have been paid heavily by builder to promote it's advertisement. Mr. Kumbhar's views are truly rational & realistic. Every home buyer should do due diligence before go ahead. Is Guardian builder pitching only Rich NRIs?

    1. Same thoughts came to my mind but since some of my posts are not getting published, didn't write this !

      And if Guardian is pitching only for NRIs, it's bad idea simply because real estate prices have fallen in several good cities. One of my favourite city - Vancouver, Canada has fallen by 25% in 3 months ( http://globalnews.ca/news/2887766/data-is-the-metro-vancouver-real-estate-market-in-free-fall/ ). All the hype was driven by Chinese investors who no longer feel safe to park their money in China real estate. And if NRI yedas buy flat in Pune, it will bring in forex & since they won't be able to sell it later at price they expect, that forex will stay in India ! LoL.

      And with FATCA ( http://www.pwc.com/us/en/financial-services/what-is-fatca.html ), hiding money in India to save taxes abroad won't be possible as automatic exchange of financial details is now in place between India & US.

    Unitech also had gimmicky launch offers & see what happened to their flat buyers now. Though this news is not of Pune, the modus operandi of many Pune builders is same.

    How idiotic DSK ? You need over 10 years to do conveyance deed ?

    Btw, Pune builders are top class 'bhagodas'. Builders of Pride Purple & their allies are still on the run even after so many days of slab collapse at Park Xpress, Balewadi which killed 10 workers.

    Don't fall for such gimmicky offers. Always remember, the intention of builders is to make quick money and constructing building/flat is secondary work for them.
    So buy ready for possession flat with all approvals or stay on rent at cheap cost. Be safe with your money & mind.

    2. In today's case, irrespective of builder, location, project....go for ready for possession flat with all approvals. Get quality certified from third party agencies like CQRA & title from good property lawyer, including checking whether builder has mortgaged the project to take loan.
      And then there are crook builders like Mittal, KUL who also try to trap users by putting good specs, lifts in first building, show to buyer & then use cheaper quality lifts, tiles etc for next buildings.
      And since lot of money is black, & most builders are private owned, finding out in how big financial mess they are in, is difficult. Even Phadnis went bankrupt despite being well known. Don't know the fate of buyers at Eastern Ranges, Keshavnagar (another hopeless area).

      So buy ready & sleep easy !

      And one more point since you specifically asked for GG Developments, these also have projects like Fria, Wagholi as JV with builders like bankrupt Marvel. In current times, many builders who mostly don't have enough resources to complete project on their individual strength, come together & form LLP (limited liability partnership) & start project. Buying something into this may lead to issues if one/few builder fall out with their partners. Infact, whenever multiple builders are involved, it is better to avoid such projects unless the entire project is completed & not just one or few buildings as any issue with any of the partner can lead to project being stalled & blame game starts & as a buyer, it is difficult to know what type of internal arrangements are made between the builders.
      One such eg. was Bramha Suncity where financial dispute amongst the partners lead to banks putting up boards outside the project warning buyers.
      So do keep all these things in mind.

      Very well said & appreciate this especially when this is coming from builder himself but if this really happens, except for maybe handful of builders, rest will be thrown out of business as builders' business runs on having as many Yedas as possible as their buyers.

      If buyers become wise, almost entire CREDAI will be looking for work under MNREGA, LoL.
      But on a long run, this will be helpful not only for buyers but sincere & professional builders too as all the rotten tomatoes will be out once for ever.

Ravi karandeekar मी लिहिण्यापूर्वी किंवा बोलण्यापूर्वी विचार करतो त्यामूळे मला कधी कोणत्याही विषयावर स्पष्टीकरण द्यावे लागले नाही आणि मी ते देत नाही .व्हिडीओ मध्ये मी माझे विचार स्वच्छ मांडले आहेत. माझी चूक लक्षात आणून दिली तर ती मान्य करण्याचे धैर्यही माझ्यात आहे. परंतु जे लोक आपल्या आडमूठेपणालाच विद्वत्ता समजतात त्यांच्याशी वाद घालण्याची मला आवश्यकता वाटत नाही.

    1. That's why internship at local baniya is important for IT Yedas to understand something called as financial disciple.
      Buying a flat is not something like buying a phone. When loan is taken for 15,20... years, they should think on long term & not for next 1-2 years.
      That's why unless you can keep EMI below 30% of take home income, don't buy flat. As simple as that.

      As far as forums are concerned, I don't have much info but blocking will certainly not help becuase flow of information on internet is unstoppable. If I get any news about some buyer being cheated, it is shared with over 500 people in under 2 mins on WhatsApp groups who will be forwarding it to another few hundred ! Infact, I got the photos of protesting KUL buyers live from a friend who was traveling in front of that crook builder's office at Bund garden road !
