First Anand showed me the clubhouse of Gloria at Nande.. The equipments in the gym & children's play area. Then took me to the party lawn / amphitheater / landscaped garden in the open space of the small clubhouse. While I was admiring the tastefully done sitting arrangement, Anand said - "All flat buyers are satisfied about the construction quality & progress of the project!"

I didn't believe in what he said - but I liked what Anand said. Means I liked that he gives importance to customer satisfaction.

"Anand, you are a good salesman - you speak what I like to hear!," I said.

"It's a fact!," Anand said and told me how he has developed good relations with the flat buyers.

Most of the flat buyers of Gloria at Nande work in Rajiv Gandhi Infotech Park at Hinjewadi. Today no flat buyer in Pune trusts any builder. Big as well as a small builder. Their main concern is delayed possession.

The flat buyers of Gloria did 2 things - 1) At regular intervals they visited the site to confirm that the work is going on as per schedule 2) They formed their WhatsApp Group.

"How did they do it? How did they get the phone numbers?," I asked.

"I gave them! I showed them the list of flat buyers. They took photos & formed the group!," Anand said.

"Why did you do this?," I asked.

"Transparency! Transparent transactions between the builder & flat buyers are very important!," Anand said.

"On WhatsApp they planned a site meeting with the builder & told me to arrange it. In the last 2 years - we had 2 - 3 site meetings," Anand said.

"Didn't you try to avoid? What did happen in these meetings? Wasn't it difficult to face the flat buyers in a group?," I asked.

"Why should I worry? I don't give any false promises. I do not compromise on quality. My construction progress is as per schedule. I don't have anything to hide!," Anand said.

"In fact, my performance was beyond their expectations! You know? Those who had booked at an initial stage of the project - had booked at the rate of Rs. 2,700 per sq ft. We haven't earned much from the initial 20 - 30 booking. How can we earn - when the construction cost is 1950 & land price is 575? Today's flat buyers know everything - at the same time - they are considerate too. They appreciate sincerity & straightforwardness. At the same time - they do not fear to express their dissatisfaction or disappointment. So, when I say my flat buyers are satisfied - I know for sure that they are!," Anand said.

"Okay. I accept that your flat buyers are satisfied about the quality & progress of the construction. But what will happen after the possession - after they move in - after they shift in their flats?," I asked.

"We have done every necessary thing - I am very much sure that they will enjoy living in Gloria - come on - let me show you," Anand said and gave me the tour of Gloria.

Anand did his best to convince me that though Nande is a fringe village of Hinjewadi - IT professional working in Rajiv Gandhi Infotech Park will live a comfortable life in Gloria. But that is in the next blog. Do visit.

  1. Haven't seen video, but why builders give wrong calculations ? They will quote construction cost on carpet & compare it with price of saleable area which is much higher & includes loading factor & free of FSI spaces like staircase, lobbies etc. TDR is another malaai from where builders earn a lot on same plot.

    However, it's good to see builder letting the buyers to form a group & interact amongst themselves before handover of flats. Hope other builders also learn from this.

    - Will wait for builders answer. Please ask him about DP road, ring road, water, sewage disposal & street lights for existing narrow road.
    It will be appreciated if some photos can be taken around this project after 8 PM.

  2. I have visited multiple times there & liked the flat & prices.. But, not booked because of distance & lack of infrastructure there..
