On 19th & 20th December, Times Investment Festival 2015 Property Expo was organized at VITs Hotel.

The theme of this exhibition was - Right Priced Homes That Guarantee Appreciation.

The exhibition was organized by Pune Times Mirror, Maharashtra Times, Aquarius Ventures.

Does it mean that Pune Times Mirror, Maharashtra Times, Aquarius Ventures were giving assurance that every property offered was priced rightly?

Does it mean that if the properties do not appreciate - you can demand compensation from Pune Times Mirror, Maharashtra Times, Aquarius Ventures?

If Pune Times Mirror, Maharashtra Times, Aquarius Ventures are not giving assurance about the property price & are not going to compensate you if the properties do not appreciate - why did they claim in the ad - Right Priced Homes That Guarantee Appreciation?

Only to mislead Pune property buyers?

We all know that real estate is a criminal enterprise.

Are Times Mirror, Maharashtra Times, Aquarius Ventures part of it?

Who will end extortion of Pune property buyers?


According to the news, Chief Minister of Maharashtra has taken an oath to end extortion of builders by the gangs of politicians & bureaucrats.

Do you think that anybody will come forward to end exhortation of Pune property buyers by the gang of builders & exhibition organizers?

No! No one will end extortion of Pune property buyers. They themselves have to end it.

The only way to end extortion is to refuse to give exorbitant property rates & the so called other charges - infrastructure charges - club house charges - premium for garden facing & amenity facing - floor rise - maintenance charges - MSEB charges - society formation charges - legal charges - xerox charges - cancellation charges - late payment charges etc.

But, if I refuse to give these charges - will the builder let me book a flat? Someone may ask.

No! That's why these charges are nothing but extortion!!

But, even if I refuse - someone else will pay - means the extortion will never end!! Some smart fellow will argue.

Yes! You are right!! We all have to stop!!! You have to start with yourself. You have to convince 3 of your friends to refuse to give these charges. And tell those 3 friends to convince 3 friends of theirs to refuse. Eventually, numbers will multiply. And the builders have to stop. (Jai Ho!) Because, real estate business runs on property buyers money! Look how many builders in Pune are on the verge of bankruptcy because most of us have stopped booking flats!

Property buyers have tremendous power. They can end extortion. On their own. They do not need any body's help to refuse to pay these charges.

    - If prices are going to increase tomorrow, why are builders selling it today ? Charity ? LoL.
    This is nothing but putting that property on buyers head & themselves exit as tomorrow if prices don't rise or even fall, builder won't be held responsible & it will be the buyer who will be left hanging with that property whose value would have fallen by then.

    - Spot on. Let me start from myself, don't know about the rest but atleast I have decided to boycott buying over-priced property in over-hyped Pune real estate market till some sense prevails in this property market.

  3. All the properties listed above are at remotest location. Few of those sites were agricultural land few years back. Still if you visit the site locations you will feel that you reached some village. Buyers should think 100 times before putting hard earned money to such places. Again these extortion charges are additional burden. Cant imagine people living in such remote areas.

  4. Go for ready built flats or resales.Half the problems in RE will get sorted out by this one step.
    Verify papers,check out the locations,facilities,road conditions,airport NOC where necessary for safe purchase.After all flat purchase will be your biggest financial outlay.With care and legal help you can have happy life in your flat.

  5. Recently I visited a prelaunch scheme in Wakad and Sales man gave me 1000s of reasons justifying his rate of 5600.

    I quoted 4500 flat rate irrespective of 20th Fl.

    ‘’Builder’s salesman said, I am asking price which was 2 yrs old. I said I am asking price of next year today. If you want customer & deal to be closed now, then get back to me. He is thinking over it.  ‘’

    o If not you, then we have other many options to find another good schemes and will negotiate their. There are lots of new schemes in the Market which are going to be launched.

    Unless and until these builders give right value for money rates, All BUYERS should hold with their money.

    o Every Buyer has 10-20% initial booking amount and he is holding. A wait n watch game ! Awaiting to rate fall down. If these builders wants to make it a win-win situation, then they should drastically decrease rates by 20%.
    Then you will see miracle & boom again in Real estate market.
