Young IT professionals working in Hinjewadi always desire to own something - boy - girl - car - mobile - property - whatever - which belongs to someone else! That's why Balewadi - stone's throw from Hinjewadi - is called 'coveted' destination.

TruSpace Prima Domus has 3 towers - 4 level parking + 15 & 14 stories. A, B, & C. 209 unites - all 2 BHK Flats. Booking of B & C is open. Amenities - are spread over 1 acre. Said the salesman and opened a red brochure.

Pointing at the pictures in the brochure he started reading - Table Tennis - Volleyball - Jogging Track - Gymnasium - Community Spaces - Multiple Children Play Areas - Open Air Chess Court - Cricket Pitch - Ample Parking - Amphitheater - Library -

All this sounds good. I said.

Opening the next page, the salesman said - now, I will show you the floor plan.

5 flats - all 2 BHKs - on each floor. 2 staircases & 2 passenger lifts. No service or stretcher lift. Sizes vary - from 943 to 1048 sq.ft. In the price range of 67.52 to 80.52 lakhs. Wide range. Budget is not a constraint. Said the salesman at TruSpace Prima Domus.

One sec - what is sq.ft.? I am born in the same year - India adopted Metric System. That's why I only know - square meters. Don't understand sq. ft. I said.

It means that - you don't know - 'Why was the first night with the King - a big disappointment - for the Princess?' Asked the salesman.

No. I don't. I said.

Because she always thought that 'Ruler' has 12 inches. Said the salesman at TruSpace Prima Domus.

I assume this is a joke. Can you convert it into meters & centimeters? I asked.

Sorry. I can't. The salesman at TruSpace Prima Domus said.

That's okay. Can you tell me the flat area in square meters? I asked.

Sorry. I can't. The salesman at TruSpace Prima Domus said.

Okay. No problem. I like the sizes. Good carpet areas. I said.

From 943 to 1048 sq.ft. are the saleable areas - not the carpet areas of the flat. The salesman at TruSpace Prima Domus said.

What is saleable area? I am born & brought up in Pune. Pune is in the state of Maharashtra. In Maharashtra - flats are sold on carpet areas. That's why I find it difficult to understand what you are saying. I said.

No problems. I will explain. Carpet areas are from 632 to 721. The salesman at TruSpace Prima Domus said.

632 to 721 sq .ft. I assume. I said.

You are right. Better you look at room zises. Living cum Dining 12 x 15/16/17. Kitchen 10 x 8. Master Bedroom 12 x 10-9. Children Bedroom 10 x 10-10. Better have a look at the show flat. Getting up from his chair, the salesman at TruSpace Prima Domus said.

At the show flat, he pointed at the fittings & fixtures and took a few names & said - these are the best brands.

Good. What next? I asked.

Now, we will go to my cabin - have a cup of coffee & you will select the flat & write a cheque of booking amount. The salesman at TruSpace Prima Domus said.

That's all? I asked.

Do they - IT professionals in Hinjewadi - book the flats like this? I asked.

All of them. All the time. Brochure & sample flat is more than enough for them. Sometimes, they book without it. It's called pre-launch offer. The salesman at TruSpace Prima Domus said.

Now, I understood - why they have to participate in the protest march - Sangharsh Yatra - and walk on the cement concret road. But, I told you, I love to walk on kacha muddy road - not on the cement concrete road in Sangharsh Yatra. I said.

Don't worry. Sangharsh Yatra happens once in a blue moon - rest of the time - for years - all enjoy the kacha muddy roads in Balewadi. The salesman at TruSpace Prima Domus said.

  1. 721 sq ft flat for 80.52L ? That's well over 11,000/sq ft !!
    It also seems that loading is way too high.
    One can get a bigger resale 2BHK flat at Aundh at this price or at cheaper rate at Baner, that too ready possession. Don't know any logic buying here at current rates with poor infrastructure.

    Buyers should also make visit to area around Pancard club which was to be 'DEVELOPED' during Common youth games at Balewadi in year 2008 !

    For me 2 things matter the most while buying a flat apart from price :

    1. Location and infrastructure,
    2. Ready for possession with relevant sanctions.

    And since you mentioned IT folks here, let me tell all that IT job market is very bad, many are sitting on benches & many are being laid off discreetly like incase of Syntel, TCS etc. Automation will make matters even worse in next couple of years. In such cases, home loan interest rates being lowered by few points doesn't increase affordability either. Don't think any sensible IT person will buy in current market scenario that too at so high prices.

    BTW, Ravi, did you observe one important thing : Local newspaper Sakal is not carrying its weekly property supplement Vaastu/Vaastu plus for past 3-4 weeks. Times Property is now simply putting ads as news while number of pages have dwindled. Certainly, not good days ahead for real estate.

  2. 80+ L for a puny 720 sqft house ? after draining out all my money i would have nothing left but to become friends with mosquitoes and birds (yet again).

  3. Well Sir eye opening video. So what is the solution for parking if the builder is illegally selling open spaces and parking lot. Do we need to park anywhere as it is not owned by anybody

  4. Buyers should first atleast see whether PMC is providing water to nearby existing projects before buying a flat. If proper water supply is not there for existing societies, how will they get for new ones ? Builder is there to sell flat, once flat is sold, builder will say he is not there provide water, roads etc. and speak with PMC/PCMC.
