I was late. The Times of India's Premium Properties in Pune exhibition at Westin was almost over. Fortunately, I met a senior marketing manager of Kumar Properties (www.kumarworld.com) at the entrance itself.

"You must have been at Tag Your Home Expo...how was the response?," asked the manager.

"Okay! Now all eyes are on Kumar Properties' event!," I said.

"We don't have huge inventory - why would we organize an event when we don't have much to sell?," said the manager.

"How come Kumar Properties doesn't have an inventory?," I asked.

"Because our sales are good," said the manager.

"Good!? Why? Is it because you control the supply? One building at a time!," I asked.

"Because our focus is on delivery - possession - not on booking," said manager.

"In short - hiking property rates - earning more profit," I said.

"In fact - our rates are rational - competitive - comparable - in that particular location!," pointing at the property price list, the manager said.

"Same about the flat sizes - acceptable flat areas - in the particular location - look,"  pointing at the property price list, the manager said.

"Add to it - reasonable infrastructure & other charges - so a flat in Kumar Properties' project is always within an affordable budget range,"  pointing at the property price list, the manager said.

"But a property buyer will come to know all this only if he visits your site!," I said.

"Genuine home buyers are booking! At every location no one decides without visiting Kumar Properties' project," the manager said and pointing at the property price list added - Kumar Properties is everywhere - Undri - Pisoli - Hadapsar - Kondhwa - Wadgaonsheri - Wakad - Baner - Moshi - Padmavati - Market Yard - Model Colony - Hinjewadi - Pashan - at all popular locations in Pune!"

"How do you deal with the issue of - not having 20 percent down payment?," I asked.

"20 percent down payment is not a builder's problem - it's bank's problem! Today all banks and housing finance companies have come up with their solutions - like 10 - 80 - 10!," said the manager.

"What is Kumar Properties' problem?," I asked.

"Conversion - we have to take extra efforts to convince and help a property buyer to book a flat," said the manager.

"Only extra efforts? No offer - nothing off - no good deal - no free furniture?," I asked.

"Yes! Mainly extra efforts - some help - little negotiations," said the manager.

"Little means how much?," I asked.

"Depends! Only the one who books - knows more," said the manager.

    After going through all this project's and exhibition of all the builders I remembered one of my friend quoted once... "if you don't take proper care of your self and just run after money...you will surely end up paying major chunk of it to only two people the doctor and the builder..."

    I think now is the time I should think on it.....

  2. Thank you Ravi. I am considering Kumar Pinakin as one of the options for purchasing a 2 BHK properties. What are your thoughts on the quality of construction, surrounding area developed (expected) and the costing? It seems like a good project overall but adjacent plots feel a bit too close.
