First 25 Flats in Belvalkar Kalpak Homes Kirkatwadi Were Booked in Only 1 & 1/2 Hours!
Last Sunday evening, the sales executive at Kalpak Homes Kirkatwadi (www.kalpakhomes.com) told me that the first 25 bookings happened in just one & half hour.
"If you had come on Saturday morning....I could not have entertained you. All of us were busy. People were waiting with booking amount," said the sales executive.
"Really? Please, show me the floor plans," I said.
Quick glance told me that the planning was not the reason.
In fact, those 25 people must not have seen the plans at all. I was very sure.
Then what could be the reason?
"What was the property rate for the first 25 bookings?," I asked.
"3,200!," said the sales executive.
"Plus silver coin," added the sales executive.
"What's the current rate?," I asked.
"3 3 2 5!," said sales executive.
"Silver coin?," I asked.
"No," said the sales executive.
"What are the all inclusive property prices?," I asked.
"Approx 24 to 28 for 1 BHK & 31 to 37 for 2 BHK," the sales executive said.
"But your ad said - 18.84 for 1 BHK Flat & 27.71 for 2 BHK Flat!," I said.
"There was a star - Taxes Extra!," said the sales executive.
"Plus, that was the 'Agreement Cost' - of the smallest flat - without Stamp Duty, Registration, VAT, Service Tax & Maintenance charges at Rs. 3 per sq.ft. for 12 months!," said the sales executive.
It means, those 25 bookings saved around 1.25 - 1.75 Lakh - but, still paid around 22 - 26 for 1 BHK & 29 - 36 Lakhs for 2 BHK Flats.
Why would anyone be so enthusiastic to book these flats?
Why would anyone feel like booking these flats?
I went on wondering.
The sales executive of Kalpak Homes Kirkatwadi took me to the actual site. There was nothing. It was just barren land. But he told me where the building will come and where the amenities would be - a club house with multipurpose hall, well equipped gym & children's play area.
Pointing at DSK Vishwa, the sales executive said, "Can you see that red flag? Our plot is up to that point! It's approximately 15 acre plot!"
"But you haven't mentioned about it anywhere! So, it's not only about 135 flats - in 5 story - L shape building of - 3 wings with 2 stair cases & one lift. Eventually, it would be a big 15 acre township!," I said.
Now, I have understood why Belvalkar Housing had opened the booking of Kalpak Homes Kirkatwadi. But, still I haven't understood - why did the people book these flat!
Particularly when there are so many options - approximately in the same price range - available in Kirkatwadi!
1) At Vastushodh Projects' UrbanGram Kirkatwadi (92251 92252) (www.urbangram.in), almost ready possession - without completion & occupancy certificate & without water connection - 2 BHK Flats are in the price range of 32 - 34 Lakhs and 3 BHK Flats for around 46 lakhs.
2) At Aapla Ghar Housing Colony at Kirkatwadi (Pravin 73500 00087) (www.mapleshelters.com), you can get a 1 BHK Flat - 441 Carpet + Terrace - for Rs. 25.35 - 25.6 Lakh + Parking Rs. 1,50,000 + Maintenance @ Rs. 2 per sq.ft. for 12 Months & a 2 BHK Flat - 534 - 634 Carpet + Terrace - for Rs. 30.08 - 33.75 Lakhs + Parking Rs. 1,50,000 + Maintenance @ Rs. 2 per sq.ft. for 12 Months.

3 possible reasons why someone would book a property in this place :
ReplyDelete1) Not done enough homework / research on other projects and total cost of ownership.
2) Peer pressure : "all-my-friends-are-home-owners-and-not-me" syndrome.
3) Hoping for a knee jerk price appreciation after elections similar to what happened in 2009.
It is quite amazing to know that people buy a property or a car keeping mainly the resale value in mind not understanding that the EMI they pay till the expected point of resale (3 years from now) has already eaten into their profit.

Santosh, I completely agree with you. Kirkatwadi is near. In fact, Kirkatwadi is my favorite location. I like Kirkatwadi very much. I like it today. I liked it when I wrote about it for the first time in November 2011.
I am not comparing Kirkatwadi or Kalpak Homes with any project or any location.
I wonder why do you say that I am comparing!
In fact, see, I have listed all available options! All these available options add value to Kalpak Homes & Kirkatwadi!
I admire Vastushodh Projects for launching UrbanGram Kirkatwadi and making Kirkatwadi popular location for budget homes!

ReplyDelete1. i am already living fir 10 yrs in a Belvalkar project home. i know the quality of their projects and its affirdable and acceptable fir me. they gave possesion of home when they said they would. Plus point for belvalkars builders that their existing custimers want to invest with them again
2. i wont buy a property from unknown builder just because its cheaper by what 1-2 lakhs?
3. i dont want ready possession flat! i have some savings and would take a loan onlt at the time i need
4. i do not get anything below 30lakhs for 1 bhk elsewhere around pune
5.i do not intend to go and stay there rightaway. i am okay to wait for 5 yrs or so till the surrounding area develops a little more
As far as i know many of current people who booked homes there are return customers who already own homes in belvalkar project.
now i hope you got some answers :) remember not everyone is taking a loan.. people look for reliable builders.. people invest in remote place as its affordable :)

Out of 2 designs - which 1 BHK you booked?
One type of 1 BHK 449 Carpet - the position of WC & Bath - is practically in the kitchen!
Don't you think that WC & Bath in the kitchen is unhygienic - uncleanly - inconvenient?
I know that - like the old days - you don't follow सोवळे ओवळे - but what about decency & hygiene?
For me - the poor planning shows that the builder do not value your loyalty!

For a Builtup 755 Sq.Feet 2 BHK flat they have quoted me 36 Lakh inlcusive of Carparking , Stam Duty and rest all . Thsi one flat is of Investor and will be a second hand flat .Kinldy adivse on it ?

Solacia project by Belvalkar Housing is completely a cheating with buyers now.Builder has changed all amenities. Made complete area much more congested .Builder is not caring for residents and keep on constructing extra building in the space where he promised amenities. Current residents are very much disappointed with builder's behavior also. They are not listening and keep on doing construction beyond the plan which they shown during the booking .Road is worst to come from main road to society .Road lights are not lightning in night .Do not trust on the plan which he shows because in future he changes plan and provided amenities in such a way that you can't enjoy them. ReplyDeleteAll those who invested in KALPAK project will come to know after passasion that why it is at lower cost .Go and talk to all residents of other projects done by balvelkar and confirm if co-operative society is formed ?Did the land got transferred to society name from builder .Where he used FSI of that land which could have benefited to residents ....
Go and check current projects of this builder to get answer.
I will soon share scan pages of agreement and clauses mentioned to justify why you get lower rate by this builder meanwhile get prepared to know what is diff between co-operative society and condominium or apartment association so that after passasion it will help you to fight with builder to get things corrected .

to read and than cross verify and take decision .
I strongly feel before booking with a builder do visit other projects developed by builder and do meet to residents and understand is builder good or bad .After all now cost of flat is not small .It will cost you to work next 5-10 year only to pay loan.
