Yesterday, on 19th August 2013, I attended Bhoomipujan & press conference of UrbanGram Shirwal, joint venture of Vastushodh Projects (www.vastushodh.co.in) and ACG Worldwide (www.acg-world.com).
You must have read about this unique development in Sakal or The Times of India. (If you haven't, don't worry, I am pasting the official press release in this blog.) So, I am neither writing about ACG Worldwide - world’s largest privately owned producer of pharmaceutical capsules. Nor about UrbanGram (15 - 30 Lakh Homes), AnandGram (5 to 15 Lakh Homes) & Vastushodh Projects - pioneer and leader in affordable housing solutions in India. What I am going to do is, share information about UrbanGram Shirwal.
Unfortunately, I do not have the complete information about "UrbanGram Shirwal". Mainly because, now a days, Vastushodh Projects is run and managed by professionals. These professional managers treat me well but do not seek my advice or share much information with me. And, sad thing is, my dear friend, Sachin Kulkarni, M D, Vastushodh Projects, doesn't bother about it.
My subscribers know that I was the first person with whom Sachin shared the idea of developing 1st UrbanGram - UrbanGram Kondhawe Dhawade. But this time, I came to know about UrbanGram Shirwal, only a day before the Bhoomipujan. And that too on Facebook. Shamelessly, I took a state transport bus from Swargate to Khandala Pargaon and visited UrbanGram Shirwal only because of my commitment to help you buy a home in Pune real estate market,
When I congratulated Sachin, he said credit for UrbanGram Shirwal goes to Mr. Sharad Mundra, Senior Vice President, Large Projects.
"What are the carpet areas & property prices at UrbanGram Shirwal?, " I asked Nitin Kulkarni, Director & younger brother of my dear friend Sachin. "Ask Swatimam, Vice President Marketing," said Nitin. When I asked her, Swatimam told me to talk to Mr. Laxman Tambe, Vice President, Sales, Vastushodh Projects.
"UrbanGram means homes in the price range of 15 - 30 Lakhs! Don't you know this?," said Mr. Tambe and told me to visit the show flat.
On my way to the show flat, I saw Mr. Ranjit, the senior engineer who was incharge of the site office & show flat of UrbanGram Shirwal. I requested him to share more information.
"Sure! Why not?," Mr. Ranjit said and pointing at his colleagues, asked me, "You know who we are - right?"
"Yes! You all are heads of different departments - actually, you do all the work - you are pillars of Vastushodh," I said.
"Then don't you think that you should take our photo?," asked Mr. Balasaheb Lagad, Chief engineer of UrbanGram Pirangut.
"Yes sir!," I said and took their group photo and requested for more info.
"UrbanGram is UrbanGram - sizes - specifications - amenities - property prices - everything is standardized - visit the show flat & you will get an idea," said Mr. Ravindra Gope, purchase manager of Vastushodh Projects.
I followed his advice and not only visited the show flat of UrbanGram Shirwal but shot a video too. So, please, have a look.
By the way, at the show flat, I saw a couple of property buyers with a brochure. The brochure said that UrbanGram Shirwal will have around 850 flats in Parking + 4 Story Buildings. Each building will have one Semi-Automatic lift with backup. Pointing at the list of specifications & amenities, the visiting property buyers said, "How can they manage to give all of these specifications & amenities in 15 to 30 Lakhs!"
"Ask me. I know how. Because, the builders of UrbanGram Shirwal are my friends!," very proudly, I said.

ACG Worldwide - Vastushodh tie-up for affordable housing
To set up ‘ACG Gram ’for ACG Employees &
Urbangram at Shirwal with 1,1.5 and 2 BHK homes
Pune, August 19: City based Vastushodh Projects, pioneer and leader in affordable housing segment in the region has joined hands with ACG Worldwide (Associated Capsules Group) to create affordable homes at Shirwal on Pune – Kolhapur highway.
In a first of its kind tie-up, a big industrial house is teaming up with a real estate developer to create housing for its employees and at the same time is contributing towards creation of affordable housing as well.
This follows the joint understanding between ACG Worldwide, the world’s largest privately owned producers of pharmaceutical empty hard gelatin and HPMC capsules. ACG will provide 16 acres of land adjacent to its industrial complex for a development of a residential project to Vastushodh at Shirwal.
The Bhoomipujan Ceremony of this path breaking project was held today at the site. Speaking on the occasion Ajit singh, Chairman, ACG Worldwide said, “We were watching the concrete and systematic efforts of Vastushodh creating good quality affordable homes on the outskirts of Pune, which prompted us to explore an association with them for creating a housing complex for our own associates (employees). Thus, the idea of coming together was conceived, which is today getting transformed into reality.”
Commenting on this tie-up Sachin Kulkarni, MD, Vastushodh Projects said, “Ever since we entered this segment we have always strived hard to overcome various barriers in the development of affordable housing projects. This is indeed a significant and welcome step by ACG which will unlock the land in possession of such corporate giants for the cause.”
“Total 850 flats shall be constructed at the site with options like 1, 1.5 and 2 BHK of which around 210 shall be retained by ACG worldwide as quarters for its personnel and the remaining shall be offered to the market. The site would be commercially launched on August 23rd, he added.
Being ‘Urbangram’ from Vastushodh, the project would have all typical popular features and amenities that are expected by the customers in an ‘Urbangram’ project. Sizes of the 1 RK, 1, 1.5 and 2 BHK flats here would range between 356 and 794 square feet that would be priced between 10 and 25 Lacs.
