Shanti Savera Shirwal - A Home for the Common-Man

Quick Review of Shanti Savera, 1 BHK Flats (Rs. 14.51 - 14.88 Lakhs) & 2 BHK Flats (Rs. 21.51 - 21.91 Lakhs), opposite Star City Shirwal 412801, on Pune Bangalore Highway (N H 4) , Taluka Khandala, District Satara:

Real Estate Advertising & Marketing - A Con Game:


Shanti Construction (www.shanticon.com), a builder from Pune, performed Boomipujan of Shanti Savera Shirwal on Sunday, 18th August 2013. A day before the Bhoomipujan of UrbanGram Shirwal, by another builder from Pune, Vastushodh Projects.

I came to know about Shanti Savera, because of their hoarding at Shirwal S T Stand. The inexpensive & simple hoarding of Shanti Savera created good impression about the project in my mind.

Yes. Since, I have worked in Pune real estate advertising for many many years, I know that sleazy glamours advertising of a housing project is basically a con game. A swindle in which a builder persuades a person to buy worthless property.

Affordable Property Price - For Whom?:


Property prices - A 1 BHK Flat for Rs. 14.51 Lakhs - was the second interesting point about Shanti Savera. No! No!! Their claim - an affordable home for a common man & the property price Rs. 14.51 for a 1 BHK Flat, I felt, was a big contradiction.

How can a common man - a worker in Shirwal MIDC, Kesurdi MIDC, Lonand Phaltan MIDC - who's monthly salary is around 12 to 15 thousand rupees - afford to buy 14.51 Lakh Rupees 1 BHK Flat? And the one who can pay Rs. 14.51 lakh for a 1 BHK Flat is, certainly, not a common-man in the industrial economy of Shirwal!

The industries are coming to MIDCs around Shirwal because they are getting good facilities and large plots of land at cheaper rates. The industries are not coming to Shirwal to pay higher salary to the workers. In fact, now a days, majority of industrial workers are contract labors who somehow manage to get minimum wages.

N. A. Order, Sanctions & Approvals in Shirwal:


How can this builder say that 14.51 Lakh rupees home is for the common man? Is the builder of Shanti Savera from Pune? May be! This builder has a website!! Immediately, I visited www.shanticon.com and came across an interesting intro of the builder. It said:

He started working in this field since 1999-2000 as small developer and gained experience regarding construction at core. With help of his son and few colleagues they launched their very first site Shanti Heights at Ganapati Matha mandir in Warje.

They faced many problems in the beginning as they were new to this industry. The major areas where they faced problems were like sanctioning the project and taking all the necessary permission from the authority and PMC.

As their vision and mission was to be best home-builders in the city so they chose the clear path by taking all the necessary permissions and then begun with the project.

It was a great success for him and seeded a driving passion for next milestones.
Though the name of the builder was not given, I saluted him for not joining the gang of builders in Pune real estate market who specialize in developing unauthorized housing schemes.

Obviously, I thought that when I visit the site office of Shanti Savera - without asking - on his own - the builder will show me N. A. Order, Environmental Clearance, Sanctioned Plans & APF numbers of State Bank of India and of a few private banks.

I was curious about sanctions & approvals because - someone has told me that - for a long time they have stopped giving N. A. Order for a housing project at Shirwal in Khandala Taluka of Satara District.

But you know what? The builder didn't show me anything. And I didn't ask too. Because, though there were a few salesmen wearing ties, they only tried to terrorize me by saying - "The property rates may go up any second - book now" - I could see that basically it was a religious event - Bhoomipujan - not a commercial launch of Shanti Savera Shirwal.

An Enemy of the People:


The salesman wearing tie took me wrong. He thought that I liked the floor plans of 1 BHK & 2 BHK Flats at Shanti Savera Shirwal. Otherwise, why would I keep on looking at the plan for so long? He must have asked himself.

I went on looking at the floor plan because I haven't seen such a plan before. Yes, for sure, the plans were amusing. Good or bad? I don't know. Liked or not? Sorry. I don't know.

I found the plans amusing because, the development rules in Shirwal are very different from our development rules - the development rules in Pune - Pimpri Chinchwad - 10 Km Town Planning Area around it. So, these flats in Shirwal are very different from flats in Pune. How much different? As different as skyline of Shirwal & Chicago. Anyways, since I can't show you the plans, there is no point in talking about planning.

Obviously, how can you say anything about the property rates when you don't have any information about land - construction - infrastructure costs and other fees & expenses? I tried to get the info - but the salesman wearing tie didn't know anything more than what he had memorized. He kept on telling only two things -
1) Property Rates at Shanti Savera are Rs. 2,418 per sq.ft. for a 1 BHK Flat & Rs. 2,689 per sq.ft. for a 2 BHK Flat.
2) At Star City Shirwal - just on the other-side of the road - the property rate is Rs. 2,700 per sq.ft.

"2,700 is their asking rate - if you take out your cheque book -you know - how much they reduce?," I asked.

"How much?," said the salesman wearing tie.

"I know how much! Actually, I am here - because I had came to book at Star City," I said.

"There story is different - they started when the rates were low - today - how can I charge less than the Ready Reckoner rate of Shirwal - Rs. 2,350 per sq.ft.?," said the salesman wearing tie.

"Why not? You can! The Ready Reckoner rate is for the stamp duty!! And tell me honestly - Isn't 2,350 wrong rate? MIDC is doing a lot for industries - but is there any infra for residents? No!," I said.

"True - but I don't have permission to reduce more. Sorry.," said the salesman wearing tie.

What a joke! Every consumer product has M. R. P. - Maximum Retail Price. But for the property - the government announces Minimum Retail Price - you can't sell less than the government price!!

Now, tell me in the comments, who is responsible for unaffordable property rates? Who is number one enemy of the people?

  3. It is unlimited greed of people which is cause of inflated price. I wonder how do people invenst about 1.2 Cr+ in hopeless projects. Flats in even some of the developed countries come at a less price with better transparancy and facilities. It is nexus between politicians, builders, gunda abd black money which is keeping infalted price from correcting and common man thinks he will miss boat if he doesn't invest now, if nobody buy in this inflated market, price is will automatically correct to their natural range.

  4. I think some property developers who sale the properties at high rates are responsible for unaffordable property rates. Nice information about Shanti Savera and who salesman sell the properties. Please share information about some other good property projects in this area.
