A Cosmic Disconnect Between Builders & Property Buyers in Pune:
There was always a gap between the builders & property buyers in Pune. Recently this gap has started widening - and day by day - this gap is becoming huge.
Around 40 per cent property buyers working in IT, have a budget of Rs. 30 to 50 Lakh for a 2 BHK Flat. And around 20 per cent have 60 to 70 Lakh for a 3 BHK Flat. Obviously, in this part of Pune, their preferred location is near Hinjewadi.
But builders in Hinjewadi side of Pune offer them a 2 BHK Flat for 60 - 70 Lakh and a 3 BHK Flat for Rs. 70 to 90 Lakh.
Because of this wide gap between the property buyer's budget and builder's asking property price, most of the property buyers who visited Gruhapravesh 2013 were moving around as if they are visiting some zoo. A zoo of stuffed animals. There was no life in these animals and there was no excitement in these visitors.
However, a few stalls which were offering "Proposed N A Plots" managed to bring some expressions on the blank faces of these property buyers.
Though the offers of these "Proposed N. A." plotting schemes were based on assumptions and pretensions, at least, there was less gap between the offer and demand.

ReplyDeleteI visited this exhibition on Sunday and it was total time waste. There were very few stalls and senseless pricing (for builders it always makes sense though). Couple of schemes in Ravet demanding 4000+ per sqft rate. On top of this, development charges 4-5L (no details). VAT, Service tax MSEB and development charges at the time of registry.

As,I visited exhibition to check whether "Birds are Singing" in this exhibition,when they are claiming all flats are booked...
And,yes there were only Angry Birds -(new buyers)

But in today's date the fact is when you look for ready possession flats you never get flats of your choice,either they are sold out or hardly any are left or the price is already too high.

Yes, Kunal. There is an alternative. Set the rules of transaction - which will reduce the risk in booking. For example, compensation for delayed possession.
