Nalini & Swapnil are pissed off with Megapolis (www.megapolis.co.in).
We are not suffering only because of the poor construction quality of Sangria Towers.
We are suffering because of poor construction quality of Sangria Towers + poor customer service of Megapolis, Swapnil said.
Can you sweep poor construction quality - defective plumbing - under the carpet?
No!
But, Megapolis thinks that they can hide their poor construction quality - defective plumbing under the wooden flooring!
That's why - instead of stopping the water seepage & leakage, Megapolis changed the entire wooden flooring of Nalini & Swapnil's master bedroom.
"Swapnil, How can you say that Megapolis is avoiding to solve the root cause of the problem?," I asked.
"Then, tell me, why didn't Megapolis give me in writing that I will not suffer anymore?," Swapnil asked me.
"Come on, give some time, wait & watch. Don't jump to conclusions," I said.
"Come on, have a look at the continuous water leakage," Swapnil said and took me to the common toilet of his flat in Sangria Towers in Megapolis.
Pointing at the drop of water, Swapnil said, "Look at this drop, touch this damp wall and tell me how long should I wait and watch? 6 days - 6 weeks - 6 months - 6 years - 6 decades? Hoping Megapolis will stop water leakage & seepage, I am already waiting for the last 6 months....how much more should I wait?," Swapnil said.
"You know? When they removed the wooden flooring of the master bedroom, there was fungus on the slab & the foam. To dry the damp floor they put on couple halogen lamps for more than 7 days. For a week, continuously burning halogen lamps turned my flat into an oven. Just imagine how much water was soaked in the floor of my flat. How can I believe that so much water which was there for so long has only damaged the wooden flooring of my flat?," Swapnil said.
"What do you mean to say? Do you think that the seepage & leakage of water may have damaged the building too?," I asked.
"A responsible civil engineer may have considered all possible effects of such a huge water seepage & leakage on the entire structure of the building. The responsible civil engineer may have done the assessment of damage...logically," Swapnil said.
"The responsible civil engineer would not have changed only unavoidable - visible - damages - only wooden flooring of my master bedroom. The responsible civil engineer would not have asked me to pay for the cost of materials to repair the flooring of my other rooms. Don't you think so?," Swapnil asked.
"Ravi, when you buy a flat, tell me, what do you actually get? Only walls & floor. Right?," Nalini asked.
"Yes, A flat means flooring and walls with doors & windows," I said.
"Look at these damaged & defective walls & floor. Megapolis didn't give us a flat - only suffering and humiliation," Nalini said.
"From the moment we come home - till - we leave for work - we keep on inspecting walls, flooring & ceiling for water leakage & seepage. If you drop a glass of water, I will be more worried about the wooden flooring than the broken glass. I can't think of raising a baby in this flat till I am not sure about the water leakage & seepage. Many mornings we even forget to exchange smiles. At office, because of the frequent leaves for repairs, we are worried about our annual appraisal reports," Nalini said.
"And the uncivilized management of Megapolis converts civil construction related problems of water seepage & leakage into mental & physical humiliations - You can't imagine - how helpless we feel," Swapnil said.

ReplyDeleteTushi..when this issue was brought up last month on Ravi's blog..I had reached out to other existing owners of Sangria through the yahoo group for megapolis residents. The feedback that I had got was that while there were issues with the wooden flooring (faced by some residents)..the issues were resolved by the maintenance staff and the residents seemed satisfied overall. Having said that, I hope Swapnil is able to work through this turmoil and get things rectified to his satisfaction

Wishing all families at Megapolis a very Happy Diwali.
From the various responses to this trail I think that a few residents did have issues with the flooring but most of the issues were resolved. So the opinion on the Blog is clearly skewed. I think if there is a way to leave comments on the Blog then we should add as comments that as residents we have a different experience. This is also in our interest because such an article on his Blog would create negative publicity which is not good nor fair in this given situation.

Manish - I completely agree with you. One year back this guy was promoting megapolis like any thing, now suddenly something happened and his views are taken 180 degree turns. And now you will find him praising kolte patils project .
I understand there can be problems but the desperate way he is demoting Sangria, I definitely see some external factors.

Guys, i stay in c wing sangria n did have prob with my wooden flring but they did replace w/o charging anything..they did take time to find the right labour n material but its been resolved..the only complain i have with the builder is they have not started gas pipeline n grocery story. Both were suppose to be operational by feb..otherwise even the samllest of leaks are quickly addressed by maint dept..its been a year that v moved to megapolis n its been a peaceful stay..fingers crossed;)

There are 2 issues from what I read.
1. They have posted a picture of wooden flooring which has come off completely in master bedroom and were saying it has started to come off in other rooms as well.
2. They say builder isn't doing anything about it.
I am planning to move into my apartment soon and I am more concerned about 2nd issue.

Thanks Ravi..In my opinion, you should always look at the percentages to determine how widespread an issue is..if this was indeed a structural or defecting plumbing issue across the board, I would've expected many more residents to come forward and voice their issues..after all it is their hard earned money that has been put in for purchasing these flats..My best wishes are still with Swapnil & family and I hope he can have his issues resolved at the earliest..

Delete1.This is hot the opinion of all of the residents of megapolis, as this group doesn't include all the residents , as its been 7 months but only few days ago i came to know about this group , so deducing what ankit says is very early.
2.This should not be taken as someones flats problem as leakage to internal RCC wall from last 7 months wouldn't have caused damage??
My flat is a part of the 21st storey building this ultimately will affect the structure.
3. If these problems of leakages are curable then why it did not stopped after frequent repairs from inside as well as outside.
4. Residents who initially faced leakages issue and then repaired, who knows it would have been just a cosmetic work to stop the water coming into the flats wall? As looking at the history Megapolis never tried to address the root cause , instead every time they tried to
a. Blame on customers
b. Avoid analysis the damage caused and only unavoidable things use to be repaired.
c. Try to temporarily resolved problem.
d. Finally leave the problems as it is , whatever damage it may have.
If we see the occupancy of the sangria , it is less than 20% and out of those some are rented flats and few of them who does have problems but they never brought them to notice.
The actual damage caused will come to notice only after a considerable occupancy.
Also getting repairs done free of cost ( the wooden flooring or any minor repairs) frequently does not mean i should be happy!!
I can give a latest example, the damage to wooden flooring caused by a leakage in common bathroom, and after nearly 15 days working through out the day they replaced the flooring.
DeleteBut when i checked today i saw the same leakage started again and the flooring is again developed the air trapping problems.
This was too after the promise from the senior authorities that they will not make us suffer anymore because of this.
I am raising this to Ravi's blog and other ways because of the least bothered attitude of megapolis towards residents. Some of them are happy doesn't mean all are happy.

@ Ravi: The percentages tell you if an issue is widespread or not. Period. It doesn't make Swapnil's issue any less or more important. Please don't inter-relate two mutually exclusive events. There are residents who have lived in Sangria for more than a year as well now...so it just seems a little odd.
Delete@ Swapnil: I agree with the above comment. It's good that you have started the consumer court proceedings. I'm sure you already know that there is a 3 year defect liability clause against the seller in the agreement of megapolis (I think it's a standard agreement template) so that should be beneficial to you (considering you have taken possession about 6 months back). I also saw that you are trying to utilize the megapolis yahoo group to find out about other residents that have faced the same issue. It might be a good idea to get all of them together when approaching the consumer court.

You pay money to get good service and here we are talking about our life savings. Why should one suffer and pay so huge sum for that. If the investors or the builders are so concerned about the negative publicity, then take the pains to clear the air.

I booked a flat in SmartHomes, Sparklet A4, Megapolis.
First of all they never informed in letters that they sent for payments to be made slabwise about the late payment fees that are applicable. Then later when the possession time was near, that is after 2 yrs they mentioned late payment charge around 40k which I negotiated and paid 28k.
Later, after I got possession from last 6 months i have been complaining about so many things that is not done propoerly. The best answer they give is to repaint which is not the solution.
1. In kitchen the slab fell over when they were grilling a hole in the neighbouring flat. Thankfully, i was saved.
2. Bathroom flooring was not proper. Water used to come in flat instead of going in the drainage. I got that repaired but then it was not done properly. I had to get them put a slab to prevent water coming out.
3. There was a leakage in kitchen ceiling and common bathroom which i doubt they repaired. They just painted.
4. There are more than 6 colour shades tiles in master bathroom.
5. Doors have been getting inflated and got them cut 3 times in 6 months.
6. There were iron rods coming out from the walls which I got cut.
7. Finishing is extremly poor in the whole flat.
8. Now, there is leakaege coming to the walls of master bedroom from bathroom and all paint etc is coming out.
9. If you put curtains, the holder comes out as the walls are hollow from within.
10. Kitchen sink does not drain water properly.
11. All pipes etc are leaking from period to period.
12. Walls are ceilings are uneven.
Overall, there is extremely bad quality of work and no audit done in this buildings. I wonder how can such a big builder not have audits and pass on flats in haphazard manner. I feel i have wasted my hard earned money by investing in thhis builder - Pegasus :(

Mistake is yours. Stupid will buy home far from city in remote location and then expecting heaven. I visited site once and I was pissed. No use of property if we decide to move out of hinjewadi.
ReplyDeleteWhat is guarantee to work in Hinjewadi for rest of life. Better stay on rent, enjoy on others money with little rent and leave once work is done. Hinjewadi is worst place ever seen .
