Dear Mr. Minister,
We, the Pune real estate investors, don't need any "watchdog."
You have already wasted enough time and taxpayer's money to pass “The Maharashtra Housing (Regulation and Development) Bill, 2012". Now, please, give up the idea of setting up "Housing Regulatory Authority" and "Housing Appellate Tribunal"!
We trust any Tom, Dick & Harry Builder in Pune. We know, for sure, every Tom, Dick & Harry Builder in Pune completes the project. And completes on time.
We completely trust Tom, Dick & Harry Builder's word.
We don't need your Housing Regulatory Authority's website. Because, for us, the Pune real estate investors, sanctions - approvals - plans don't mean much. We even don't bother whether the Tom, Dick & Harry builder has the buildable plot of land or not.
What we look for is a dream. Dream of a home. Dream of earning appreciation. Dream of owning a second property. Dream of owning a 2nd home. And you know, there are no risks in the dreamland. So, don't even think that we will ever come to your "Housing Appellate Tribunal". Who will think of sending an angel to a jail?
So, don't try to be Exorcist. A persistent fear of a builder, is not the reality. It's your phobia.

Deleteravi i understand rti,environmental activists opposing to such schemes and writing to ministers but cant understand y a person like u has stared writing negatively and complaining to such ministers .a person like u usualyy gets paid from builders for providing publicity to their project..plz tell us wat personal grudge u r holding against this builder..

DeleteYes, in general, I have a grudge against the builders.
Very personal grudge against some builders.
Particularly those builders who were my clients when I was running Pune real estate advertising agency.
When I was working as a salesman, I realized that these builders care less for their buyers than I used to care for these builders when they were my clients.
That's why I stopped working as a real estate salesman. And started blogging. Blogging for the property buyers. Not for the builders.
Whenever I come across any builder who shows some care for the property buyers, I start admiring him. That builder becomes my friend. I praise him a lot.
For example, when Megapolis launched Sparklet - Megapolis Smart Homes 1 - a 1 BHK for Rs. 16.87 lakh or a 2 BHK for Rs. 25.34 lakh Smart Home?, I fell in love with Megapolis.
But when they asked irrationally high property price of Splendour - Megapolis Smart Homes 3, I stopped loving Megapolis and started criticizing.
So, my love and hate depends upon how builder treats the property buyers.
Now, for sure, you must have understood why I criticize this builder.
1) If Xrbia had enough buildable land, I would have praised it.
2) If Xrbia had launched the project after receiving all sanctions and approvals, I would have loved it.
3) If Xrbia had priced it's property reasonably, i would have admired it.
4) If Xrbia had focused on the home-buyers and not on the investors, i would have promoted it, like I promote AnandGram & UrbanGram
5) If Xrbia had not mislead the property buyers about bank approvals, I would not have criticized it.
6) If Xrbia had not used Architect Hafeez Contractor in it's ads to sell the project, I would have liked it.
Point is, my negative or positive writing about the project depends upon one principal. Offering good quality property & service to the property buyers at a reasonable price.

I didn't understand point 5. Isn't project approved by banks? I thought banks are ready to lend in 20:80 proportion as mentioned in advt.

There are many like me who are just dreaming of owning a house. It will be great if these investor community (the real suckers) invest in xrbia and their money is doomed

DeleteI am not a greedy person,for ur kind info xrbia is not selling the flats at cheaper rate,they are charging the maximum what they can.Only beauty is that they are accomodating in small space.And u see in the era of recession where other projects are facing the smell of economic slow down & recession they sold out their all the units of 3816 flats.Now it will become trend for every builder.Like jaisurya changed the trend of 50 over games.
And if 100 donkey is running in the same direction then every mindful people will think that something will be there.
Your open letter is similar to Congress/UPA avoiding Lokpal. If you (builders) are honest why should they bother about any new law and it is more shocking that you are not builder but Blogger for the property buyers, are you? Every one know how honest builders are.
DeleteYes...Nihar. It makes much sense what you have talked here. In future, builders will concentrate on compact homes - the so called affordable homes. If you see earlier trend, 1 BHK (750 sq.feet) and 2 BHK (980 sq ft) used to be quite bigger(including gallery, kitchen dimensions, etc.). Now they have been reduced to 550 sq ft and 712 sq ft, in general, respectively. Builders want to extract maximum money out of minimum size product they sell. This is irony...what to say..But, good news is that compact homes appear to be relatively cheaper and within common man's budget as you see non-compact (the so called luxurious apartments) cost not less than 65 lakhs.(The price also increases with craze of brand names like DSK, Paranajpe, Kolate Patil. In that respect I would say cost-wise, Xrbia has done little justice with the buyers. (for genuine first time home-buyer)

DeleteWe can totally oppose anything which is baseless, smells bad and looks fishy. Your point is right about Lavasa. They have also done destruction of nature and tons of wrong things with the project. Ravi have to oppose the same. BUT, if he has not done then it can't be used as excuse for XRBIA.
Not sure about if I have enough cash or not but one thing is very clear that I take informed decision and fully respect my handwork rewarded in the form of money I get. At least, not greedy about earning quick bucks at the cost of known risk. At the same time feel bad about my fellow brothers like you who do not have the ability to recognize their well-wishers.
@Nihar Ranjan 5% is charged in PMC or PCMC area i.e within municiple limits. Property under Gram Panchayat are charged at 2.5%

After looking at the images, picture gets clear that it is very far and how people will get daily needs. Even we face issues in Nanded city while going 1-2 KMs for daily needs then how people will manage in XRBIA. I think it will take decades to develop-Roads, area. According to location, price is really high.

DeleteHi Ravi, I regularly follow your blog and thanks for taking the effort to bring the facts in front of the people but in spite of this if the response to such projects is so huge, I am sure builders would continue to fool people. As they say "Jhukti hai duniya jhukanewala chahiye". The demand for houses is still huge in Pune and the prices within city limits are beyond the reach of common people, so my guess is people jump to the slightest opportunity where they see prices within their budget irrespective of the reputation of builder, location, size of flats, other amenities nearby etc. Even after getting possession of the flat most of the builders do not complete the formalities of completion certificate, society handover etc. so it's a long battle for house owners even after investing in the right project. Based on your experience do you feel the problem is more rampant in Pune than other cities or is this becoming the flavour of the day everywhere? Thanks again for your frank reviews.

Mr ravi, Generally govt charges 5% of agrrement value as stamp duty,but for xrbia township govt has given 50% discount ie they are going to charge 2.5% as stamp duty so can u tell me the reason ? The only reason is that they are planning to develop a township of affordable home.

As far as the approvals are concerned its approved by most of the banks.
As far as the budget is concerned it is less if you compare it with Kolte Patil Life Republic and most of the near by projects.
Kindly check the rate on the BUA and share it on this blog amd compare it with all the surronding projects.
I am happy that the builders have taken a initiative for the common man,its an opportunity for every common man to own a home which was only a dream a few years ago.
A 1bhk in a gated community with amenities will not cost you less than 30lakhs in such a area.And here the buyers will get it for 10lakhs
I understand the area is less but please do check the Rate Per Sq Ft on Built Up and then compare .The rate which XRBIA is quoting is the cheapest.
People who read this blog i kindly request them to do a RND themselves and don't go on whats written.

Delete1) Your handkerchief size flats in Xrbia are too small to be compared to KPLR , Megapolis and BlueRidge which you mention as "Near By" projects.
2) Xrbia did NOT have proof of land ownership when i requested for it at the SB road office. I will therefore assume that paperwork is NOT in place yet
3) 21 Flats in one floor : are you making a students hostel ?
4) ADF plan and not construction linked ? So you are free to take 10 years to complete the project ? The sales girl couldn't even convince me when i will get the completion certificate !
5) Near IT/BT park ? I have heard every builder in West Pune who sell his project as "Aundh Annex" ! Xrbia is about 10 KM from the nearest shop selling bathing soap.
6) I asked your sales girl how far it is from Hinjwadi Ph1 and she replied 10 Minutes. I would like to give all you builders some advise
I am an engineer and i have a VERY STRONG URGE TO MAKE SENSE . "Minutes" is a unit of TIME not Distance.

U are making fool out of U cause I too own a flat in Maduwanti R Block in Nanded City n no need to travel 2km for daily needs(As u posted earlier). Although, I stay at Pashan Rd., for shopping I usually go to D-Mart Baner(8 kms).

DeleteSandeep...I agree 2 kms is wrong, i should have said 4 Kms. We need to go Dhayri phata(Abhiruchi) for buying good quality products. I think there are some shops in village nearby your building. It is good to listen that you are getting everything inside Nanded city.As it is 700 acre project... anything near to you doesn't mean it is near to all buildings.Remember, Nanded city promised temporary shops and till now nothing happened because people are happy... so why Nanded city should do something? When i shifted, there was no road,no street lights, no lift,no internal transportation. I struggled alone and made the things better for you. I am staying at Nanded City, it is my home so i love Nanded city and everyone would like to make his home better and comfortable...thats what i am doing. Thanks.

it is craziness to live in that jungle.Why buyers are wasting so much money in jungles and destroying the jungles.some time these jungle flats will be useless without any one living in these jungly flats.Put your money in FDs rather then destroying these jungles which should be preserved for your kids.

All builders are panicked now as there are no buyers...so you can see so many prelaunch offers from bilders like Amit for Undri scheme and ready possession home are available every where.
Only bilders are not reducing rate and next logical step would be crash of price bubble in pune which will happen soon due to global recession.
So wait and watch...your dream home will be affordable soon:-)

I Don't know what is going on , they told me that in near future they will be getting township license and will construct similar plan like xrbis.

DeleteI am reading your blogs on Xrbia from last one month. I am little confused on how we can trust XRBIA.
ReplyDeleteI found one of my friends, who had booked a flat in Xrbia, being confused on whom to listen. He also questioned the honesty of Xrbia. He learned that Pune Xrbia sales agent sold 1 BHK smart flats as a non-premium flats. Customer were convinced by sales agents that back view is non-premium view, as those flats come at back side and cannot have premium view with one view balcony except corner flats. Looking at a plan, anyone can be convinced that you will see only boundary wall /open vehicle parking from back view.
Now after booking, it was surprise for those buyers, as customer executives from Mumbai branch asking for premium value on the flats. How you will react if you are a buyer and made a deal on the booking date by paying (20% amount + Service tax + Vat). At this moment, you have lost the choice of selecting a different flat, if your budget doesn’t allow premium value and that to 230 sq.ft. flat. Another joke was Buyers have received emails with text saying provisional allotment letter, but no attachment of provisional letter. Allotment receipt was sent again in the name of provisional letter. No original hard copy is provided. Buyer has to refer color print-out of PDF document sent through email.
If you go through xrbia website FAQ, It is confirmed that booking will be accepted only on payment of 20% amount on booking date. So booking was finalized on the booking date itself by Xrbia sales agents.
Learning these cases, I am worried about those customers.
Can’t Xrbia exclude the premium amount for them, which may be recovered till date though collective interest of booking amount. Xrbia is claiming that they are selling budget house. Then why the premium amount on back-view flats of 230 sq.ft?
What do you suggest Ravi, Can those customer go to consumer court, if Xrbia force them to pay premium amount? These flat owners received allotment receipts. They also have signed doc from Xrbia sales agent, which can prove that they paid the booking amount for the flat on booking date.
Many 1 BHK smart buyer from Pune may come with this query.
