So, instead of answering, I try to understand your question. Try to find out from where your question comes.
For example, when Mr. Aitee Sing (name has been changed to protect identity) asked me:

I am looking for 2BHK in Wakad / Pimple Saudagar area. The rates are quite high right now and I am getting 2BHK in around 64-66L, average area 1150 Sq ft with 30% loading (Park Turquoise 66, Greens Chinchwad 66, Kalpataru Harmony 64).
Do you think the property prices in Pune will come down or they will go up?
I am in the middle of the confusion fog, because if the property prices increase further, I won't be able to afford it and at the current rates it will eat out all my savings in down payment and EMI would eat almost mine and spouse's salary.
Please advise whether should I buy the house now or wait a while. I am counting on your advise. Thanks a lot in advance.
Pune builders know that to increase the property prices, they should follow the ethics by which most of the Aitee Sings live. "Beat or be beaten" is the first lesson all Aitee Sings learn in the kinder garden. "Fuck or be fucked" is their corporate culture. So, Pune builders know that - pay the current property prices or be prepared to remain homeless - works well at Wakad & Pimple Saudagar in Pune real estate market.
Don't consider Park Turquoise, Greens & Kalpataru Harmony. Go for a 2 BHK Flat which will comfortably fit in your budget - is the sensible solution. But, since "commonsense" is not a standard specification of any Aitee Sing, I decided to find out, what's so attractive about these projects which is compelling Mr. Aitee Sing to risk his life.
For the obvious reason - commonsense - I decided to spend a Sunday evening at the site of Pudumjee G:Corp Developers' Greens (www.greenspune.com), 2 BHK & 3 BHK Flats at Thergaon - Chinchwad a.k.a. Wakad Annex, Pune 411033.

While walking Dange Chowk to Aditya Birla Hospital Road, I found out that there is a huge gap between Pudumjee G:Corp Developers' Greens & it's neighboring projects like Casa 7 & Royal Court.
Even if some Aitee Singh doesn't know how great Architect Tehmasp Khareghat is, just by looking at painted A-B & C-D Buildings in Pudumjee G:Corp Developers' Greens, he will not even bother to visit these "Ghati" projects. Result is for our poor Aitee Singh a 2 BHK Flat costing around 45 Lakhs in these Ghati project is not an option at all. If any Aitee Singh dares to request his wife to visit these Ghati projects, she will tell him that only Basmati rise is used for a Pulao!

I didn't have to search & find the approach road of Pudumjee G:Corp Developers' Greens. But when I visited the site office, my old friend & sales manager at Pudumjee G:Corp Developers' Greens was on the phone practically guiding the first time visitor.
Coming from Aundh? At Dange Chowk? Now, take a right turn. This is Aditya Birla Hospital Road. Only 1 & 1/2 kml. Good. Now, can you see the maroon building to the right? Good. Now. look at the divider. Right! Turn right. Right. Yes, now, can you see "Greens" - the gate - you are welcome!
Instead of disturbing my old friend, I asked the other guy to show me the sample flat. At the sample flat, he asked me whether anybody refereed me or I have come on my own? Is there some kind of referral scheme or what - I asked.
No. No scheme. But look at them. She is the resident and the other is her guest. Pointing at two ladies in the sample flat, the sales executive said. After the possession of A & B Buildings, most of the bookings are by reference, he added.
Yes, I can understand. For your residents' friends finding your site is not a problem. I said.
True. However, now, after the possession, Greens (www.greenspune.com) is not only a good concept at - an odd - not so popular location - but, a real premium property at a convenient location. So, the residents confidently recommend Greens to their friends. The sales executive of Pudumjee G:Corp Developers' Greens said.

Recommending is easy but how do they justify the current property prices to their friends? I asked.
Property prices keep on increasing. Prices of premium properties increase more than normal properties. Greens is in the premium league. The current prices all premium properties are in the same range. So, they don't have to justify the property price. What they have to do is share their first hand experience. Kitchen - 13 feet 2 inches x 8 feet 9 inches.
Master Bedroom - 11 feet 3 inches x 16 feet 1 inch
Guest Bedroom - 11 feet x 17 feet 7 inches
Children's Bedroom - 11 feet 5 inches x 12 feet 3 inches
Opening the brochure and pointing at the floor plans of A, B & C Type of 2 BHK Flat, the sales executive of Pudumjee G:Corp Developers' Greens said - room sizes of 2 BHK & 3 BHK Flats are almost same!
Isn't a 2 BHK Flat with 21 feet x 15 feet 2 inches Living cum Dining - 12 feet 11 inches x 8 feet 9 inches or 13 feet 2 inches x 8 feet 9 inches Kitchen - 11 feet x 16 feet Master Bedroom - 11 feet x 12 feet Children's Bedroom - a premium property?
Don't you think that at this point of time it's rare to have a home with these room sizes? Why? Not because there are no buyers. There are buyers. Problem is there are no builders. Builders who are technically & financially capable of developing such a premium home for a well to do middle class property buyers. Who look for a property which will not only offer comfortable living but which will increase their personal worth too. The sales executive of Pudumjee G:Corp Developers' Greens said.
Don't you think that I can understand you only if I visit the site & see the actual flat? I asked.

A lady took me to the actual flat in the B Wing of Pudumjee G:Corp Developers' Greens. The main gate is well-manned. Internal cement concrete road was neat. D P & Generator were in place. I admired all drying clothes in the dry balconies of A & B wings. The drying clothes has infused life in the stiff structure of the building. These drying clothes had actually made Architect Tehmasp Khareghat's building alive.
Oh! A couple of boys & girls were playing basket ball!! Parking was full of cars. Mostly compact cars. Yes. Three years ago property rates at Pudumjee G:Corp Developers' Greens were around Rs. 3,000 per sq.ft. or even less.
Entrance lobby had glass doors and a security guard. It gave me feeling of safety as well as exclusivity. In the lift, I asked the lady, "Is the regular guy who shows the flat on leave?"
"No. I am the regular guy," the lady said.
"But you are a girl!," I said.
"Yes, but it's my job! Why?," the lady said.
"Good job! Do you know everything about the project?," I asked.
"I am here from day one. We all are here from day one," the lady said.
"Good company?," I asked.
"Yes. All are good. No fighting. No insulting. No abusing. Good people," the lady said.
The flat was on the fourth floor. The floor lobby had enough light. All fittings and fixtures were in place, obviously, as per the sample flat. Since the flat was west facing, the light was enough all over the place. So, I tried to look in the duct. Even the huge duct had enough light!
I visited every room. Tried to be with the room for a moment. In no time, I was at home. Comfortable. Relaxed.
I went on the terrace. Had a look at 1.5 acre podium garden. Almost ready swimming pool and C & D Building. Completely booked white painted structure of E & F Buildings. And 50 per cent ready RCC structure of I & J Buildings. The view was good. In fact, lot better than the digital presentation. Of course, at this point there was no life. Pudumjee G:Corp Developers' Greens was looking like frozen peas. But, I was sure, about pulao. It would be irresistible. No wonder, my dear Aitee Sing was confused.
