Hope & Hallucinations:
After a press conference, one senior journalist asked a Pune Builder, "Why don't you all builders use your political connections to develop the infrastructure in the fringe villages of Pune? Better infrastructure will give you better property rates and more profits!"
"Political connections? No builder in Pune has political connections!," the builder said.
"Really? I was under impression that most of the builders in Pune have some politician as a sleeping partner!," the senior journalist said.
"Your information is almost right. But interpretation is wrong. Business partners look for profits. For example - my sleeping partner says - When we are earning good profits without any development - why do you want me to spend government funds?," the builder said.
"True but disappointing! Local, state & national level politicians's business interests in real estate was my last hope for better infrastructure in Pune!!," the senior journalist said.
"Hope is an outdated idea. Communism is dead. Socialism is dead. Now, we are living in a Wall Street World. But you journalists are living in the old days of 'development and progress' - 'Garibi Hatao'. Accept that - this is a market economy - now, there are no citizens - only consumers. And consumers live & grow on advertising - hallucinations of better life - more satisfaction - we all see that on the TV - 24 x 7 - right?," the builder said.
"Agreed! True - only for soft drinks, skin creams and soaps. Not for a home. Real estate is real world. Everyday life. How can anyone ignore the fact that there is no water - no road?," the senior journalist said.
"Want to know how? Look at me! There are no proper roads in Pune - but, I own a Mercedes & BMW!! Why? Hallucinations of prosperity!! Same about Pune property buyers - look at Kharadi - Wagholi - Ambegaon - whatever may be your budget - hallucinations of prosperity & property appreciation are for free! Point is - Hope is dead. Hallucinations are life!," the builder said.
"You mean to say that mall, multiplex, metro & flyovers are 'in' and road, water, drainage are 'out'?," the senior journalist asked.
"Yes! When you have all these - mall - multiplex - metro - flyover - near your home - Pune property buyers feel that they are much greater, more powerful, more influential than they actually are. So, they don't mind paying high property rates to the builders. So, stop worrying. We all - property buyers - builders - politicians - are having a good time!," the builder said.

I could walk from Gadital to Tupe Nagar - Malwadi at Hadapsar, on D P Road - Baburao Shankarrao Tupe Road - only because I was continuously chanting - "Future is here----Am I ready? ----Future is here-----at Livogue -----Am I ready?-----Smart Card----Visitor Tracking-----CCTV----Inverter---Piped Gas---Future is here----Am I ready?----Panic Switch----Timer---WiFi---Am I Ready?...Future is here....at Livogue..."
When i saw the welcome arch of Ram India Group's Livogue near Mother's Pride School Building at Keshav Chowk, I asked myself, "Am I ready for this location?"
"Yes! I am ready!! Because - Future is here!!!," I told myself.
Looking at the more number of young paid volunteers than the property buyers in the site office of Ram India Group's Livogue, I asked myself, "Am I ready for this?"
But before I could answer, a young paid volunteer took my control and started talking about special discounted launch property prices at Livogue. If you book today, you can save a lot - nearly 1.36 lakhs on a 1 BHK Flat, 1.74 Lakhs on a 1.5 BHK Flat & 2 Lakhs on a 2 BHK Flat at Livogue!
"Good! It means that not only "Future" but my "Present" is also bright!," i told myself and asked the young paid volunteer to show me the floor plans of 1 BHK, 1.5 BHK & 2 BHK Flats in Livogue.
"First, let me show you our show flat and explain all digital automation systems in your home," the young paid volunteer said and took me on the top terrace of the site office - which was, in fact, a club house of 11 story 2 buildings (with 4 wings) project Livogue Hadapsar.
Stopping at the main door, the young paid volunteer showed me the Smart Card Access System. As we entered in the show flat, pointing at the screen on the wall, he told me to have a look at Live View of the Main Door.
"But there isn't anybody at the main door!," i told him.
"Now, tell me can you find a typical electrical switch in the room? No! Because - there are all touch panels to control lights and fans in the room!," the young paid volunteer said.
"That's great! I love to touch!!," i said and requested him, once again, to show me the floor plans of 1 BHK, 1.5 BHK & 2 BHK Flats at Livogue.
While looking at the floor plans, i went on asking myself, "Am I ready for these 1 BHK, 1.5 BHK & 2 BHK Flats at Livogue Hadapsar?"
But, I told the young paid volunteer at Livogue that I am ready for it and asked him to show me how ready he is!
"Of course, I am ready! The sample flat is ready, brochure is ready, property price list is ready!!," the young paid volunteer said.
"Where are the sanctioned plans? Were are APF numbers of the Banks? Where are the legal documents, N A Order and sanction & approvals? Yes - and i want to see the draft of agreement - before i give you the booking amount! Are you ready to show me all?," i asked.
"That comes afterwards! Not at the time of booking!," the young paid volunteer said.
"It means that the Future is not here at moment!," i said and got up.
"We are big builders in Pune. We have already done 2 projects in Sade Satra Nali Hadapsar - Crimson Crest & Green Divine at Hadapsar!," pointing at the page of completed projects & ongoing projects of Ram India Group, the young paid volunteer said.
"Good! But, that's the past. I am talking about the present," i said.
"Think about the future!," the young paid volunteer said.
"Why is the present so bad?," i said and left Ram India Group's Livogue at Tupe Nagar, Malwadi, Hadapsar.

When i saw that there was no sales office and no salesperson at the site of Vascon Ela - The Earth, I said, "Aila!"

"Aila!," I said.
"We have opened booking of B Building in Vascon Ela - The Earth and the property rates of 2 BHK & 2.5 BHK Flats are Rs. 4650 & 4700 per sq ft for the 1st to 4th floors," Hydershah said.
"Aila!," I said and started walking towards Amanora Town Centre.

My friend own flat in this builder's another scheme nearby. There is still no piped gas working even after 2 years of possession. Not sure about the credibility of builder.

ReplyDeleteI just got to know about your blog on Pune real estate and found it very intersting with lots of basic information that a first time user would need.
My experience as on 08/12/12 - went to visit Vascon Ela and found no sales folks on site ! The numbers given on their website kept ringing and nobody picked up. So i guess Vascon has already sold off all of "B" building or they are not interested to serve a first time buyer :-)......
I also found per sqft rates way inflated and buying patterns skewed all over Pune...so for folks who are looking to buy a decent property to live in......my advise ....look hard and negotiate hard till you get what you want ....."Customers rule !"
