The most frequently asked question to me is:
"To Book or Not to Book?"
Inflation is out of control,
cost of living is increasing,
home loan interest rates are not coming down,
booking is slow,
possession is delayed,
construction quality is not satisfactory,
development has stopped,
is it a right time to book a flat in Pune?
or should I wait?
Answer is in the question!
But irrespective of all these things - property rates are going up! So, the question remains unanswered - To Book or Not to Book?
What was the rate of inflation in the last 5 years?
7 to 11 per cent - from 2007 to 2012!
What was the property rate in 2007?
Around 3,000 per sq.ft.
What is the property rate in 2012?
Around 4,500 to 5,000 per sq.ft.
When inflation is 7 - 11 per cent, isn't 11 - 12 per cent increase in the property prices obvious?
Is there any point to risk your life by booking a flat when the property price rise is in tune with the inflation?
Certainly, not! Why book if there is no price appreciation? Why pay 10 - 11 per cent interest on home loan when the property prices are increasing by only 11 - 12 per cent per year?
Yes! The answer is in the question!!
Book or Not to Book!
A month ago, On 19th May 2012, Suyog Aura Warje opened booking. When I visited the site office on Monday, 21st May 2012, I was shocked to hear that - almost - all 2 BHK Flats - 44 units in the C Building - costing 59 to 65 Lakhs - were booked.
I was told that 3 - 4 units which are on hold - may become available - if the booking is not confirmed by giving a cheque of Rs. 1,80,408.
However, ample number of 3 BHK Flats - 44 units in the D Building - costing 80 to 86 Lakhs - were available for booking.
Today, before writing this blog, more than 30 days after the launch day, I called 93721 70025 / 93723 40025 and asked about the availability at Suyog Aura Warje.
You know what? Even today, 3 - 4 units of 2 BHK Flats are available. And, good choice is available in 3 BHK Flats at Suyog Aura Warje.
A month ago, I was wondering about bookings of 2 BHK Flats. Whereas, today, I am curious to know why 3 BHK Flats at Suyog Aura Warje are available for booking. Here are some of my observations which will help you to make up your mind - To Book or Not to Book?
1) Property rate at Suyog Aura starts at Rs. 4,700 per sq.ft. Less than the property rates at Bonjour (4,900 per sq ft), and Adity Garden City, GPL Sankalp Audumbar (Rs. 5,000 per sq.ft.) and SVS - Excellencia (Rs. 5,100 per sq.ft.). More than Pinnac West End Residency Warje (Rs.4,500 per sq.ft.), Jubilee Park (Rs. 4,600 per sq.ft.) And at par with ready possession with completion certificate flats at Rahul Park at Warje Pune.
2) After the recent fire at Mantralaya at Mumbai, who will pay premium for the higher floors in any project in Pune real estate market? Rs. 4875 for the 11th, Rs. 4850 for the 10th, Rs. 4825 for the 9th floor of the D Building in Suyog Aura Warje?
3) At Warje, a very few 3 BHK Flats are available at this point of time. A 3 BHK Flat at Jubilee Park Warje costs Rs. 70.30 to 80.56 Lakhs, onwards. A 3 BHK Flat at SVS Excellencia Warje costs Rs. 88 & 89 Lakhs, onwards. The property price of a 3 BHK Flat at GPL Sankalp Audumbar Warje is from Rs. 80 to 84 Lakhs. Ready possession 3 BHK Flat with completion certificate at Rahul Park goes for Rs. 79 to 87 Lakhs. So, one wonders - why a 3 BHK Flat at Suyog Aura Warje is in the price range of Rs. 80 to 86 Lakhs?
The new phase of Adity Garden City Warje has only 2 BHK Flats costing Rs. 59 to 65 Lakhs. Bonjour Warje has only 2 BHK Flats for Rs. 70 to 78 Lakhs. Only a couple of 2 BHK Flats in the property price range of Rs. 50 Lakhs are available at Aditya Garden Floraa Warje. Pinnac West End Residency Warje has around 10 units of 2 BHK Flats for Rs. 48 to 54 Lakhs. A 2 BHK Flat at Jubilee Park Warje goes for more than 59 Lakhs. GPL Sankalp asks Rs. 64 to 68 Lakhs for a 2 BHK Flat in Audumbar Warje. Only 2 or 3 units of 2 BHK Flats are available at Sharada Alliance' Spandan at Warje.
3) When all reputed builders in Pune claim that property buyers love bigger and more number of terraces, why a 3 BHK Flat at Suyog Aura - 1031 to 1083 sq.ft. Carpet Area - has smaller terraces - from 73 to 83 sq.ft.? Paying 100 per cent for a terrace makes Pune property buyers very happy. Doesn't Suyog Group want Pune property buyers to become more happy? Look at Amit's Sereno near Pancard Clubs Baner - carpet area of a flat is small - from 753 to 1041 sq.ft. - but the carpet areas of terraces are very very big - from 140 to 239 sq.ft.!
4) There are 4 types of plans of 3 BHK Flats at Suyog Aura Warje. All are designed as per some principle. The principal which will help the home buyer to live a better life. This idea makes a typical Pune property buyer awkward. Because, generally, builders in Pune don't bother about the property buyers. While planning, Pune builders only consider their own interest - the construction cost.
5) Suyog Aura Warje has 4 flats on a floor. All are open from all sides. There are no common walls between the flats. Even the main doors of 2 flats are not next to each other. So, Pune property buyers feel shy. They start wondering - why Suyog Aura Warje doesn't have a chawl type long connecting passage? They should learn something from Amit Sereno and save their construction cost! At Suyog Aura - Pune property buyers feel shy to take more and give less.
6) Having a service road, a proper approach road, not only essential shops, but a hospital too, makes Suyog Aura Warje less glamorous than any project at Bavdhan Budruk Gram Panchayat, near Pancard Clubs, near Rohan Leher Baner, Balewadi & Sayaji Hotel at Wakad near Hinjewadi.
All these observations, I believe, add to the confusion. After visiting Suyog Aura Warje, an educated and intelligent Pune property buyer keeps on wondering - To Book or Not to Book?

Ravi what about prices which have gone from 700 to 7000 in the last 6-7 years in viman nagar or from 2800 to 4000 in the last year in hinjewadi. Weren't these investment opportunities too .
