What a birthday gift!


Yesterday, on my birthday, when i saw the above hoarding at Nal Stop Chowk, i got mad. Straight away, I went to Vastushodh Project's office on Karve Road.

My friends, Sachin & Nitin Kulkarni, Directors, Vastushodh Projects, were not in office. So, i asked Ms. Swati Deshpande, V P Marketing, about the hoarding at Nal Stop Chowk.

"How can you say that it's Urbangram Kirkatwadi's hoarding?," Ms. Swati questioned me.

"Swatimam, Who else can can give a 2 BHK Flat for Rs. 22 lakhs?," i asked her and reminded her that before becoming a professional Pune real estate blogger, i was in Pune real estate advertising for many years. For me, it's easy to identify a builder from the offer & advertising.

Before, i could say more, Ms. Deshpande, accepted that it's Urbangram Kirkitwadi's hoarding.

"Since, you have opened booking for all - what about the exclusive pre-launch offer for my readers?," I asked.

"The exclusive offer was only for those who were on Urbangram's waiting list and for your readers - now, that offer is closed!," Ms. Swati said.

"What exactly does that mean?," i demanded.

"It means that - now, the property rate is increased..." Ms. Swati said.

"Swatimam, thanks for your birthday gift! I was not expecting this from you. I always thought that you are my friends!," I said and got up.

"Why are you upset? You yourself on your blog have written that - act fast - the exclusive pre-launch offer might end any time! And don't forget that - i haven't launched Urbangram Kirkatwadi...if your readers want - they can book a 2 BHK Flat in the next couple of days - and save a lot!," Swatimam said.

"Swatimam, I know - but my readers don't know that - Urbangram Kondhawe Dhawade was sold out in a half day. i know - but my readers don't know that - same is going to happen with Urabngram Kirkatwadi. So, if you had given me an advance intimation about the end of an exclusive pre-launch offer - for sure - my readers would have acted fast - they would not have waited for the coming weekend - my readers deserve some special treatment ...," i said.

"They will get a special treatment - if they book before this week ends! Before the project is launched! You have already given them all info - now, they can make a fast decision before - the one who calls me after seeing this hoarding! Isn't it?," Swatimam said.

  2. I think it makes more sense to buy 1 BHK in the same price range in Nanded city rather than this remote location which has limited connectivity and narrow roads. The returns & benefits on Nanded city residence are non-comparable to Kirkatwadi projects. This project is also good (considering Vastushodh's initiative for offering low cost housing) if offered between 18-20 lakhs for 2 BHK.

  3. Dear Rupesh, like you, i am also for 'integrated townships' like Nanded City Pune - which are actually independent private cities.

    We all prefer private banks, private companies & private transport over nationalized banks, government jobs & state or municipal transport facilities.

    We also know that we always pay more for the services private banks offer, uncertainty of the jobs in the private companies and more bus fare in the private buses.

    Private cities are not exceptions!

  4. That's right Ravi. In big cities like Mumbai, Pune, it makes more sense to pay little more for basic services than having no services at all at remote locations. e.g. electricity, water, school, hospitals, roads etc. For example, if there is water available 24/7 in your project at little more service charge, its better than having no water at all at remote places and the convincing you have to do to the society members in getting water tanker. The chaos, the unnecessary time spent etc is an additional overhead even if you can get the tanker at li'l lower rate than your society charge in good townships.
