As predicted, this weekend was wet. Sinhagad Road was completely closed for the funeral procession of Ramesh Wanjale, MNS MLA from Khadakwasala. In spite of all these odds, Mr. Pramod Wani told me very proudly, around 200 property buyers visited "BALARK arcadia".

Pate Developers' "Serene County" and "Madhukosh", a residential project of compact 1 BHK, 2 BHK & 3 BHK Flats with spacious terraces - next to Rajyog Society on Sinhagad Road, Pune!

"BALARK arcadia" - around 195 Flats in 3 buildings of 11 / 8 stories with 2 staircases & 2 lifts - was planned an year and a half ago. In the days of 'world financial crises' - when you had almost stopped booking.

Pate Developers had 'signed' and 'shot' Subodh Bhave and Purva Gokhale, leading pair of the popular Marathi TV serial - "Kulvadhu" - on the ZEE Marathi Channel.

However, as per our corporate philosophy, Mr. Pramod Wani, Director, Pate Developers told me that, we decided not to launch "BALARK arcadia" unless 'legal tangle' is not cleared.

In the mean time, Subodh Bhave played the role of Balgandharva, in Nitin Chandrakant Desai's film on legendary actor of Marathi Musical Theater.

To relate to the current popular film of the brand ambassador of "BALARK arcadia", Pramod Wani took extra efforts to use original images of Subodh Bhave as Balgandharva in the launch ad.

"Subodh was here for 3 & half hours in the morning. He inaugurated the sample flat and launched the project. See his photos on my Facebook!," Mr. Pramod Wani said very proudly.

A patali gali (narrow lane - very well shown in the pics above) leads to Kopchaa (corner) where this Chawl (match box apartments) is located with small scale industries (with noise pollution 24x7 - yes as the small scales don't follow the norms of not working in the night) and cement factory fumes in the surrounding area and transport trucks blocking the roads. The buildings are closely connected to each other blocking air ciruclation and the project is without any swimming pool and is den of mosquitoes reminds me of hollywood cannibal movies. And at Rs. 3500/- sq.ft. the builder is certainly a villain masquerading as a hero.

Dont feel bad Sanjay, but what this match box type apartments were also a dream come true for our parents at their time.Kothrud was also the same at certain time and even today has the worst night mare.What is missing is the needed government planning to create cities to accomodate futuristic planning.. try this http://www.iihs.co.in/ and then comment...

    I was not at all impressed with the location till i mate someone who lives in the adjoining Rajyog Society on a rent.

    He told me that 'the crowd' - the residents, open space and the parking were the main reasons for him to consider "BALARK arcadia", Miami by Mantra & Majestque and Vasant Vihar - which are on the same road and charge more or less the same property price.

    When i asked him "How about Nanded City Pune?"
    He rejected it as if it is far way from Pune - somewhere near Nagpur!

    I think many people in Pune believe that they deserve less and should accept what is offered to them.

    So, a person like you, dear Sanjay, is considered as "negative" person who is not aware about "reality" of life!


    After the site visit, while getting in a car, a mother complained about the condition of the road to her son. The son said, it will be better by the time of possession! This is called positive attitude.

    Residents of Rajyog Society, who are living here for years, may be the most positive people in Pune.

  4. That's right I stay in adjoining darode jog society which is far better than Rajyog. Like before finalizing the life partner it always makes sense to have couple of meetings with him/her :) similarly it always makes sense to stay in the project location atleast for 1 hour in a day and 1 hour once in the night. You will hardly see any lights glowing around in the flats as most of the people have bought flats here only for investments when the real estate price was very low. The people who bought flats in Rajyog got those for throwaway price (700-1500 max psqft) which justifies their decision for staying there. As a your regular blog reader I would never suggest others to invest/buy here at such a high rate and again considering the 24x7 small scale industries' hammering noise pollution. The rate around 2800-3200/- could be li'l more justifying here. This area will slowly develop over the time but the current rate doesn't justify it at all. Also as I said the size of terraces (which are in turn charged as 100% as per the new rule) doesn't make it a right decision to buy. Also basic amenities like dry balcony, swimming pool etc are missing if you carefully study this project. Other projects like Mantra (which has better amenities n plan) had lower rates around 3200 till the launch of Balark and they unnecessarily hiked it because of this Villain which is again making it beyond the reach for common man in this area. Just to reiterate, strict NO for investors/buyer at the rate currently offered.

  6. Hi Ravi,
    I think you should start writing fiction novels rather than blogs. How come things like "Mom said to son" and some "Rajoyg guy told u" happens only in your case. It seems you are helping builders rather than the investors. I stay in Rajyog since couple of years and most of the people in Rajyog bought the flats not by choice but by accident. Half of the Rajyog flats/row houses (and flats in surrounding projects) are not occupied. Most of the owners are waiting to sale/rent out the apartments. The so called "crowd" as you have mentioned is land mafias, road romeos and small scale industry workers. This area is worst than any slum in the city because at least the city slum has police station, corporation water, grocery shops and medical emergencies in the vicinity.
    I think you are just clicking the pics like any outsider and suggesting to buy the flats by calling the builder Hero. I personally don't think any builder is hero in this area. It is very surprising that you did not notice the Cement blocks factory opposite the wall of Ballark. I know you are realistic and clicking that picture (which is not very far but just opposite the wall) won't influence the buyer's decision but will give nightmares (because of noise pollution and road blockages) to the people who will invest their hard earned money to buy the flats here at very high rate by blindly following the blog. Also there can't be any future road widening ere as there are approved road touch projects on the both sides of the narrow road which connects Ballark. So, next time if you come, I would also suggest to come in the night and take feedback from roadside lying drunkards (for which you don't have to write any fiction, as it is a reality). So, as a resident since couple of year, I would recommend buyers to invest in Nanded city which is not as far as "Nagpur" but just 5 min away from this project and is well connected.

    You are always welcome. But I don't think there is hardly anything you can change as a 'common' blog man.
    Also the govt policies like other readers have mentioned, don't come into immediate effect and no one including Annas, Babas can help here.
    I think you are not reading and writing the content carefully. The concern I expressed was when you have lot many options including Nanded city, buyers should not waste their money in this project at a very high rate i.e. Rs. 3500/-. They are always welcome to this neighbourhood provided the rate offered is in between 2800-3200 considering all these compromoises mentioned above. As mentioned people bought flats in this area by accident and not by choice and also the rate offered was very low at that time and there was no blog like yours avaialble for 'candid' feedback about the project. Going forward I would expect 360 feedback from your side (in your half side of review) as there may or may not be readers to give any feedback for any project. I can understand the review cannot be full of negatives but at least it should highlight Pros and Cons of buying at offered rate. You can also moderate the comments provided that there is no cement factory opposite the wall of this project and you see any scope for road widening here (provided that there are approved road touch projects on boths sides of the road with fences laid down). What a son said to his mother (based on Son's knowledge) cannot be deciding factor for people who are buying home for lifetime.

  10. Dear Rupesh, this blog is not a review of the project.

    This blog is about the builder who waited for 1 and half year to launch the project.

    The builder is a hero because he didn't take the property buyers on ride by launching a project which is not 'clean' and 'clear'.

    However, you added a new dimension to it by sharing your experience of living in this neighborhood.

    Thanks! If you hadn't shared your experience, the would be property buyer would not have known these issues.

    Now, let us find out why you all suffer here!

    See, Rupesh, i am basically a real estate salesman. For me, you - the property buyers - matter more than Pune real estate.

  11. I think getting approval is an implicit thing for starting any project. Most of the builders get it, others get it by hook or crook over a period of 1-1.5 years after starting the project. This doesn't affect end customers as their posessions are after 3-4 years. There are hardly any cases of builders not having approvals as they don't want to spoil their image in this peak real estate time. Even if any builder had got approval 1 year back in Sinhgad area, he would have waited for some time to start the project as the real estate was down due to recession and now they can make Dhayari flyover as an USP for the project and charge accordingly in this peak time.
    It seems it takes long time for residential project approvals in the said project area as it is surrounded by industries' noise pollution as someone said above. So, in this case the builder definitely 'Hero' for managing the under table approval and god father like you for marketing it :).

    Rs. 3500/- sq.ft. at this junk location is a big joke.
    Ravi, please give at least 1% attention in the interest of true home buyers than builders lobby.
    Looks like you get good FAT commission from builders to promote their junk(read again) projects.

    Ravi, you must have some nice home bought at low price and now you are enjoying tamasha for people who dont have their home and dreaming of it.

    do you have guts to buy something junk at such a HIGH price ?

    I know that Pate Developers are one of the few quality builders in Pune.

    I will be happy to buy in Pate project, without considering the location.

    After the possession, i will proactively take a part in making my neighborhood better.

    About the location - Property buyers' over importance to the location is one of the 2 reasons which decide the property prices.

    Other reason is booking at the launch or under construction stage of the project.

    Your post is informative but i find it absurd when builders, brokers and now even you wants investors to belive that the rates charged are normal.. For eg as pointed out by many readers above if you go to the area at night you will hardly see the road plus lots of drunked and local goons around.. How can you recommend such area.. and 3500 for this piece of shit..ITs not only this area but in most parts there seems to be a situation where people are trying to extract the most as if this is end of world.. 1 BHK is a decent locality is more that 30 lakhs which is unbelievable ...i think Mr Ravi its time to respect the common man and his hard earned money
