Other day, when i was in Baner, I visited Regency Cosmos (www.regencygroup.co.in). I was curious to visit the "finished" 3 BHK Sample Flat and to find out about the response to their ads.

The builders of Regency Cosmos Baner, Aum Regency Housing, SPV of Regency Group and Aum Group, didn't release the typical full page "Launching Today" type ad. Not only that, in the ad, there was not even a hint about the "construction status" of Regency Cosmos Baner.

Builder opening booking when the 70% project is constructed is quite an unusual incident in Pune real estate market. So 'construction status of Regency Cosmos Baner' must be a big surprise for the visiting property buyers. Finishing and the floor plan of the actual 3 BHK Sample Flat, full swing construction activities at the site and possibility of getting possession in 6 months time, for sure, must be quite tempting for them to book instantly.

You know what? Regency Cosmos Baner had one surprise for me too! The complete property price list of Regency Cosmos Baner! Little worried and somewhat curious, i asked Vishal (98220 14321), sales manager of Regency Cosmos Baner, "What do you do first? Show the sample flat or talk about the property prices?"

Very casually, Vishal said, "Whatever property buyer prefers! This is not his first flat. He has visited all projects in Baner. So, my buyer is well informed and completely aware"

"'Completely aware' - of what? The stress and suffering in booking a flat at the 'launch stage' - before the construction begins?," i asked.

"Yes! Now, they are not looking for an adventure. They are aware about their 'self-worth' - as well as - the worth of my property!"

  1. These are gob-smacking prices! 87 lacs for a pigeon-hole? Man, India/Pune must have developed some infrastructure to demand those prices.

  2. At Regency Cosmos the rates are really too high . It is such genuine builder but this time seems very very greedy for eating money. All flats is having one big negative point is that hight to the roof is very less , any person with good hight can not raise their hands up when fan is on ,otherwise you will be ending loosing some fingers or palm .

  3. Cosmos Regency's rates are too high , If you are looking for investment purpose then definately not worth to buy because you will never get resale value better than your investment price . I have visited the sample flat and yes height from floor to roof is very less, kitchen size is just ok not a comfortable space , room size is just fine not meeting minimum criteria of master bedroom size. I have discussed with some experts and everyone views are in sync that price for front flats should not be more than 66-70 Lacs with current trend and back side flats should cost 65 Lacs If you are planning to spend more than 85 Lacs then definately you are eligible for spacious house , I would suggest not to make hurry make wrong hasty decision , just wait for right time and price . Atleast at this price Cosmos regency is not worth to buy. Rest its your money .......
