When i first saw the floor plan and the layout of
Kumar Properties' Pebble Park at Handewadi Road in Hadapsar, i realized that they have repeated their most popular concept

When i visited the site, my friends at Kumar Pebble Park brought to my notice the most important point i hadn't considered at all!
Kumar Properties is offering "Megapolis Smart Homes" in Pune! Kumar Pebble Park is in Pune Municipal Corporation!! Means, Kumar Pebble Park is an opportunity to own a reasonably priced home in Pune!! Not in some far away integrated township or in an undeveloped fringe village!
I went to Kumar Pebble Park by Handewadi Road but while coming back, i came by Kale Paddal. If you look at my photographs, you can see that there is a lot of scope for the urbanization. Means, there is a good potential for appreciation of your real estate investment too!

When i visited
Kumar Properties' Pebble Park at Handewadi Road in Hadapsar, i said, "It's
Megapolis Smart Homes in Hadapsar!"
"Yes! But without Rajiv Gandhi Infotech Park!!," the salesperson at the site office of Kumar Pebble Park said.
"Yes! I know that!! But does it matter much? Those who are not in IT and in Hinjewadi, i know, find Megapolis Smart Homes less suitable for them for the same reason!," I said.
"Still every month around 150 flats are booked in Megapolis! This is going on for over a year now!," the salesperson said.
"Isn't it possible at Pebble Park?," i asked.
"Yes! Very much!! But we have to work hard to achieve those numbers!!!," the salesperson said and added that, "Now, buying a flat in a residential neighborhood not close to some IT Park is out of fashion!,"
"You know what? My builder friends in Wakad say - We are in business only because - paying unreasonably high property price for the residential area near Hinjewadi - is the current fashion! However, those IT professionals who can't afford these irrational property prices are ready to go far away..," I said.
"Where can they go? Where can you find a property at an affordable price in a well established residential neighborhood in west side of Pune and PCMC? No where! Not so here in the east side of Pune! You have Handewadi road at Hadapsar in PMC!," he said and told me how Kumar Pebble Park at Handewadi Road in Hadapsar in Pune Municipal Corporation is a better place to live than semi villages like Undri, Dhanori, Lohegaon, and Kharadi. And of course, a lot better than Wagholi on Nagar Road!

ReplyDeleteI would like to know about the prospect of road widening and the talk of railway overbridge on handewadi road. Is it true that PMC have served notice to the market area at the start of handewadi road from hyderabad high way to shift towards Manjri? Also would like to know what are the other prospect in this area in near future?

Prospect and development of Handewadi road and area - like any - depends upon the residents. And any area is not only for the people who buy flats!

I just started my search for a home around Hadapsar area. Have you visited Dreams Elina? What is your opinion about it? I am looking for booking a 2 bhk flat there. It will be for living and also as a investment as I might move out to another area within Pune in next 3-5 yeas.

Information regarding the area, Ratan Neptune, Pebble Park, Selene Park etc. might have issues with water and road access as there is no pipeline yet and the connecting road is under litigation with Satav on one side and road connecting Pebble Park is also having issues with JSPM College. Pipeline can only be done once road is finalized, unfortunately using the bad road is only option till Satav is fine with it.
