I Think the cost is too much for an agricultural plot which is no-where "near Hinjewadi". There is no prospect of appreciation. Rather to sell the plot even at the quoted rate one may have to wait for good about 7-9 yrs. About making a house...... seems a far fetched idea that someone will even think of wasting hard earned money!! A thumbs down from me.

Well, looking at the pace of development there at the moment, the area is great for investment.The roads nice, mountains,dam all in 10 mins drive from hinjewadi.
nopes, its that area is full of mountains, more over its a declared agriculture zone. Moreover 80% of the land comes under hill slope and hill top, where you cannot do any construction.Moreover, even if you find flat land, you cannot buy land less than 10000 Sqft(in both gat and survey no). So its a risk buying small plots but yes, above 10000 sqft, its good investment if you can shell 35 - 40 Lacs, considering 3.5 to 4 Lac per gunta.
