I liked the location of iParmar Group's (www.iparmar.com) upcoming 34 acre township River Residency (www.riverresidency.com) in Chikhali in Pimpri Chinchwad Municipal Corporation. It is on the banks of River Indrayani!

Though, i am not religious, i can feel the difference between the Multiplex and a Temple. Though, i wont take a holy dip in the sacred waters of Indrayani, it is a pious river for me too.

If more than any religious, spiritual and cultural significance, flood line of the river is more important to you, then let me tell you that - between iParmar Group's River Residency and Indrayani River, there is one D P Road and the green zone! Means there is enough distance between iParmar Group's, 34 Acre Township, River Residency and Indrayani River.

Let us talk about the road. Today, anyways, roads are more important than the rivers. Right? iParmar Groups' upcoming 34 acre township River Residency is on Dehu Alandi Road! (River Residency, Gat No 90, Behind Fine Weigh Bridge, Dehu Alandi Road, Chikhali. Pune 412114.) Not impressed? Don't know about Dehu or Alandi! Don't bother. We all are working to feed ourselves. iParmar Group's upcoming township, River Residency is on Talawade IT Park - Nashik Phata Road! Fourth parallel road to old Mumbai Pune Highway. Second is Telco Road and the third is Spine Road in Pradhikaran. On which, actually off, Pharande Spaces is developing Woodsville.

Of course, according Prasad Deshpande, Marketing Manager of iParmar Group, Finolex Chowk - KSB Chowk - Dehu Alandi Road is the best way to reach iParmar Group's 34 Acre Township River Residency.

"Even if i am coming from Pune, Would you advice me to come by this road than Nashik Phata?," i asked Prasad when i visited his site.

"Yes, because if you come by this road - you can get an idea about, in the next 4 - 5 years, how Chikhali would be developed! Looking at these future developments, you will find it worthwhile to invest in iParmar Group's River Residency today!," Prasad said. Prasad Deshpande was with Woodsville, so he knows the development potential and plans of Chikhali - Moshi, recently merged villages in PCMC.

At this point of time, to reach the site of iParmar Group's 34 acre township, River Residency, you have to cross the sheds of small scale industries and use a temporary approach road. But as per the plan, there is a D P Road which connects Dehu Alandi Road and another D P Road which is parallel to River Indrayani. Means, this connecting D P Road divides iParmar Group's township River Residency into two parts - or you can say that iParmar Group's River Residency has 2 D P roads on the two sides. Means, driving in and out of iParamar Group's River Residency would be convenient.

Yesterday, when i visited the site with Prasad Deshpande, in his air conditioned car, i remembered my visit to Woodsville, the day before it was launched. Mr. Pharande took me with him, in his car, showed me the site and told his driver to drop me home. On the way, Anil Pharande was telling me how Pradhikaran would be the second Chandigarh! Well-planned city.

I was very much impressed with the idea of living in a well planned part of the city and driving down in your ac car to any unplanned part of the city for work or for shopping. I realized that now Pune has really become a big city. Should i reconsider my decision to own and drive a car?

Because, i remember well how i celebrated my first drive in my first car. I went for a cup of coffee in Oberoi Sheraton at Nariman Point.

When my friend asked,"What? Coffee!! After buying a car, you had nothing left in your pocket or what?"

"Dear friend, my wife likes coffee and there was no good place in Pune - worth driving down in my new car," i said.

"Obviously, i didn't expect you to go to Vaishali on F C Road or Coffee Shop in Camp! But why no candle light dinner?," my friend said.

"Candle light dinner with my new car? What a romantic idea!," i said. After visiting Moshi, i was convinced that, now, you can live Car Centric American Style Lifestyle in Pune!

"Prasad, You know? What i like about PCMC? PCMC not only has car manufacturers but, officially, PCMC promotes car ownership too!," i said.

"You are wrong! PCMC promotes and develops public transport! PCMC has 11 BRTS Roads and a Metro too!," Prasad said and told the driver to stop. Pointing at the road development work opposite Mercedes Benz, he said, "This Finolex - KSB - Dehu Road is BRTS Road. From that point - Metro will start! Just imagine how comfortable it would be to live in my River Residency when all these things are ready and operational!"

"And how much your property will "appreciate"! Right?," i said.

"Right!," he said.

"I was dying to hear this sentence! How could a conversation about a real estate project be complete without talking about "appreciation" of real estate investment!," i said.

  1. See what happened in Baner and Pashan after the rains in last couple days. The area is totally screwed due to illegal constructions in riverbed.
    And people have to shed 50 lakhs to get a decent flat in Baner. Pune's infrastructure is crap and still the property prices are sky rocketing.
    I hope people think 10 times before investing so much money in Pune.

  2. Indians are mad bunch of people. They have wasted money. NRIs who have booked are mainly IT guys who landed in western countries though they had no "layaki". THEY ARE "CODERS" Which is a PLUMBER OF Construction Industry and Fitter of Mechanical industry. May hurt many, but its true. Aand the comments from US Senator "CHOP SHOP" are ABSOLUTELY PERFECT. But now the party is over. Just wait and see.. I am from Germany, LOVE TO TRACK INDIAN REAL ESTATE JUST FOR FUN.. :) And I have house in Germany and bought one in Dubai last year. :) And AT PRICES SAME AS "BULLOCK CART SPECIAL" PUNE AND "ZOPADPATTI SPECIAL" MUMBAI :))

    Dear Rahul, I write about River Residency. But i am not an agent or a broker. I write and speak about Pune real estate but don't deal in it.

    I write about River Residency because
    1) As i have already told you, I am a big fan of iParmar Group
    2) Because you only see scrap shops - where as, i see an investment opportunity - possibility of good appreciation in River Residency.
    3) Because in your scrap shops - i see blessings - an opportunity to own a 2 bhk flat for Rs. 25 lakhs.
    4) You are looking for yourself and may say this is not for you. But i don't look for myself. I look for others. And i can see the potential of a better neighborhood in this less popular, backward area in PCMC - Chikhali!

    This is Viraj here.I am looking for a 2 BHK and my Budget is around 35 lakhs.I am finding it very difficult to find a good project in PCMC area with my budget criteria.The River Residency project looks promising to me and looking at the rates it seems that I can buy a 3BHK in my 2BHK budget.I am a IT professional and would like to stay somewhere between Hinjewadi and Magarpatta or nearby IT inidustries.It is OK for me if I get the possesion of the flat 2 years down the line.Can you tell me the pro's and con's if I go ahead for buying a 3BHK at River Residency.I figured out that I can work in HInjewadi or Talawade as there are many IT industries in these Area's.Also wanted to know if the project has all valid sanction. Please let me know your expert comments on this.Awaiting ur comments.

  9. I noticed that the sales guy at i-parmar group are cheating.
    1)Initially they told me that the project is approved from IDBI bank as I wanted to get the loan specifically from IDBI, after booking a flat there now he says the project is not approved from IDBI.
    2) when we inquired the sales guy told that Capgemini people have 5% discount there ( we were asking about availability and price for 1BHK) at the time of booking the sales person told that he was talking about 2BHK and the discount is only on 2BHK flats.
    3) Sales person told me that there are 4 lifts for each building, when I saw the layout I found only 2.
    4) when I asked for Leagal and Technical papers sales person told me that they are in Head Office and I need to collect it from Pune. ( Am I supposed to carry the mail?, if all transactions can be done at sales office why they cant provide supporting documents?)

    Be alert. If they are clear on docs then why this hesitation?

  10. Latest updates of current project

    I saw many changes in flat

    1) Kithcen(change in architect of the sample flat) got totally changed then sample flat with no door in DRY BALCONY.Start considering it as STORE ROOM rather then Dry Balcony.

    2)This is the first time in history where all WINDOW GRILL will be inside the home & SLIDING MS GRILL will be outside the IRON RODS..Will give good feeling of living in CAGE/ PRISON...:-) rather in a home.

    3)If you opted for INDIAN STYLE TOILET in your home then welcome to DELIBERATELY bathroom & Unique in itself ....:-)

    4)Also please check the quality of work & room size by INCH TAPE.

    Wasting Owners money & doing changes flat without intimating flat owners....

    Thanks for the reply.You can directly visit the site & see the FLAT without me also as currently i am in mumbai ..(If they allow to you as they are doing the changes by not allowing flat owners to see the changes :-)) just go there & see the above changes whatever i mentioned over there...see the ready flats in A & M Block & then see the sample flat compare it U will find the changes....

    Waiting for your views on the site,hope you will give the ACTUAL views seen by you without any pressure....

    Have u ever visited the site after giving your views on sites...I think you are misguiding the customer & giving them FAKE info....

    Better you change your profession/Hobby & stop misguiding CUSTOMER..or better give complete view of SITE...

    I don't want to blame anybody,but it seems u always write about 1 side of coin that is GOOD/PROS thing of projects not the CONS/BAD thing about the project...

    You have written only the GOOD thing about RR project without knowing it's FULL detail....which may MISGUIDE the customers....so better before writing about any project first u should get the whole detail of the project PROS&CONS both...then only you will be good CRITIC....

    I sachin has started writing the thing about the project & was seeking your opinion about project....but i think u don't have time for your blogger to RESPOND his query....

  16. I request to all of you not to book any flat in River residency...
    There many issues in building regarding maintenances.
    Facility & Management are always in sleepy mode, they not even try to resolve any issues.
    Builder is try to sell his flats as soon as possible and run away.
    There many problems regarding lift, water, electrical, Parking & common areas.
    He sold his flat saying that there will be hospital & super market, According to his body language there will be no such happening.
