If you are planning to book a 2 BHK Flat in Wakad Pune, please, do not make a mistake of visiting Elite Homes.
Yes, take my word! I warning you after committing the mistake, which proved how correct i was about avoiding to visit Elite Homes for over an year.
One visit, this weekend, changed my definition of a convenient location for a home near Hinjewadi - it's not Air Castles at Marunje Village, but Elite Homes in PCMC!
In a few minutes, i found a real estate investment destination for my friends from Mumbai, who want to invest in Pune real estate market - expecting assured rental income and confirmed appreciation of their property.
In no time, i was convinced that, like Baner, now, Wakad too has an option! - on the other side of Mumbai Pune Expressway - Just like Rohan Leher, Aditya Shagun Green Zone, Rachana Bell Casa, Teerth Realties' Teerth Towers. Wakad has Eisha Foot Print, Eisha Zenith, Elite Homes, and upcoming - announced & unannounced - residential townships of Panchshil - Kasturi 30 acre township, DLF 30 acre. I even heard the names of DSK & Kumar!
On the rainy Sunday evening, when i saw a couple of property buyers, who have already booked their flats in the first phase, at the site, discussing "changes" in their flats, i accepted that Elite Homes is doing better than Celestial City Ravet.
When i saw Hinjewadi IT park is on the same straight line of Elite Homes, i thought that Latitude at Wakad should have been named as "Attitude".
After visiting the sample flats and a show flat in the actual building of Elite Homes, i thought, now, i don't have to be rude to my caller who wants my opinion about the property price of a project in Wakad. Now, if someone asks my opinion about Elite Homes, I can't preach my caller,
"If you care for the value for money (VFM), in the first place, - you would not have considered booking a flat in Wakad! You are going for Wakad because, - Wakad is a familiar location. You are going for Wakad because, - you are living in the past. You do not know about new more convenient locations near Hinjewadi. You are taking an emotional decision. By asking my opinion, - do not try to rationalize it. Accept that - you are an emotional fool and live a happy life!"
It's all about Wada Pav!

Eating hot Wada Pav, Jitendra Gaikwad has ordered from Joshi Wadewale on Mumbai Pune Expressway, i asked "Jitendra, are you celebrating my visit to Elite Homes?"
"No! Continuous inquiries through out the day.. I couldn't eat my lunch!," Jitendra said.
"How come? It was raining since morning! Jitendra, we are friends. Don't feel shy to say - Ravi, thanks for visiting!," i said.
Jitendra was going to answer but his mouth was full. Accepting that he didn't eat his lunch, i asked him, "How do you compare Elite Homes with my favorite Megapolis Smart Homes in Hinjewadi Phase 3?"
Un-expectedly, his mobile rang and instead of answering my question, Jitendra took the call and touched my Wada Pav with his - just like we touch the glasses & say "cheers" before taking the first sip of a drink!
"Wada Pav! What about it? Point of comparison between the 2 projects?," i said.
"Yes, Wada Pav! I don't compare the projects. I compare the life. Life in PCMC and with the life in an independent integrated township!," Jitendra Gaikwad said and got up to receive the visiting property buyers.
"Yes! I was right! It's all about Wada Pav! I knew it from the day Elite Homes was launched!," i said to myself and tried to remember the conversation we had an year ago.
An year ago, in one exhibition, when DNV Builders (www.dnvbuilders.com) launched Elite Homes, 1BHK & 2 BHK Eco-Friendly Township at Wakad, I successfully, avoided visiting it by saying, "Wakad! Are you joking? It's Tathawade!"
On this, my friend, Jitendra Gaikwad, Sales Manager of Elite Homes asked,"Where is Indira Institute?"
I said, "On the both sides of Mumbai Pune Expressway at Wakad"
"Elite Homes is just behind Joshi Wadewale and Soul Curry of Indira Institute at Wakad!," Jitendra said.
"Wada Pav and Curry joints! Good for you!!," i said to end the conversation.
In those days, my impression about Elite Homes was something like this: A couple of years ago, instead of completely depending on the passengers traveling in the buses running on Mumbai Pune Expressway, two restaurants, serving Wada Pav and Curry, started a few institutes, offering some courses to young people with an appetite. Now, when IT professionals working in Hinjewadi have stopped visiting the sites in Pune real estate market, this builder - hoping some footfall - is launching a project, behind these Wada Pav and Curry joints!
Just one visit, and my perception about Elite Homes completely changed! But, Wada Pav remained the center point. How funny! So, point is - if you are planning to book a 2 BHK Flat in Wakad Pune, don't make a mistake of visiting Elite Homes!
Elite Homes Tathawade Wakad Pune: All inclusive (approx) Property Price of C building:
Elite Homes has 4 residential towers of 12 story + 1 building of commercial space. Recently, Elite Homes has opened bookings of C building. C building has all 2 BHK Flats - 646 / 650 sq.ft. carpet area. 8 Flats on each floor. 2 BHK Flats on Odd Floors have 1 Terrace - attached to Living. 2 BHK Flats on Even Floors have 2 Terraces - 1 each attached to Dining & Master Bedroom.
Basic property rate at Elite Homes is Rs. 2800 per sq.ft., for saleable area, up to the 5th floor. Floor Rise is Rs. 25 from the 6th floor. Amenity Facing flats have an additional premium of Rs. 50 per sq.ft. All inclusive property price given bellow includes: (Saleable area x 2800) + MSEB + Society + Club + Parking + Stamp Duty + Registration. Service Tax and VAT , Other taxes extra.

ReplyDeleteHi Ravi, Very nice and attractive information. Yes Wakad is toooooooooooooooooooooooooooooooooooooooooooooo crowdy and crawdy and rawdy now...... ! in my personal opinion. Tathawade is cool and silent in comparison, and still cheap as compared with hype created for Wakad..

Delete2. Cost , agree too high, but do we have other option? Even if we wait for 6 months, builders will continue to hike the rates.
3. As few pther people jumping in to buy it, rates are going on.
4. this will not stop, as many new people will join in, also the people who were waiting to buy, will also jump in, as the market is slow now, this will add fuel. but htere is no other tim to wait.
5. confirm the documents / land ownership , permissions by PCMC for the construction and move ahead is way ahead.
6. It could delay by few months, but at some time you need to decide buy now with lower rate, buy later at ready possession (very less units, and HIGH HIGH rate..) or stay out.
