    Your insights about Pune property scene is amazing. Thanks for all the efforts. I wanted to share my recent experience with La montana, Talegaon, and seek your advice.

    I was surprised by the way the pricing and details were given to me. First, the cost sheet mentioned an "all inclusive, preferential location, 10th floor price". Yes, breakup of all was given and this was told to me. I was given a pithy brochure with no/minimal details about the floor plans and master layout. I asked about 3 BHK; I was told that the cost sheet is valid for the next 5 units only, because after the sale of 5 units the price WILL be increased! and this logic will be repeated and so on. So it seems to suggest that I must book early to get a virtual discount and a virtual price appreciation at the same time :) Wow! nice sales strategy. Further, the public sector bank approvals are still pending. I am unable to see reason for buying here. All the more since it priced much higher that other projects just diagonally opposite.
    Except foot hills, not much to it. Why not buy slightly costlier but closer to civilization at Baner or Wakad?

    Please advise.

  2. I contacted Tata Lamontana today for their launch of phase II - 2bhk saleable area 1052.sq.ft. @ Rs.4,450/= plus other charges. Does any one know why the price is so high in Talegaon and for this particular project.

    Basis my understanding, the premium pricing is due to the brand and trust TATA commands, period.
