Bungalow Plots in Jambhulwadi and Mangadewadi, Katraj Pune

Views of an unofficial Pune real estate market:


The other day, i visited one of my friend's bungalow, located behind Agam Mandir at Katraj, in Pune Municipal Corporation. "Ravi, would you like to buy a bungalow plot? 3 - 4 Gunthas with a view of Jambhulwadi Lake or Katraj Ghat!," my friend asked me.

"I already have one! With a beautiful view of Katraj Lake and Pune City!," i said.

"But i want to show you a couple of plots with a beautiful view!," my friend insisted.

"You are wasting my time. I don't write about unofficial real estate market of Pune," i told him.

"But i read your blog on Parag's Jambhulwadi Lake View Bungalow!," my friend's wife said.

"I enjoy flirting, you know," i told her.

"Really? I thought you were serious!!," my friends' wife said.

"Because, you don't understand the difference between lust and romance!," i told her and looking at my friend i said, "Constructing bungalows on these hill top plots, is not a romantic idea. It's pure lust. Lust for land. To fulfill your lust you molest your mother earth"

"Humans lust for money, sex and land! You can't change, deny or ignore it!," my friend said.

"Yes, you are right. Let us face it!," i said and we took a tour of the unofficial real estate market of bungalow plots on the hill top and hill slopes of Jambhulwadi and Mangadewadi Katraj, over looking Katraj Ghats on one side and Jambhulwadi Lake on the other. I haven't posted updates about Megapolis Smart Homes 2 for a while. In fact, on 15th of August, i visited Megapolis, visited site & sample flat, had a chat with Mr. Hemant Kulkarni, General Manager of Megapolis (www.megapolis.co.in) and, of course, took some photos too. However, i got busy with some other projects and couldn't post any updates about Megapolis Smart Homes 2.

But, i was in touch, frequently asking "What's up Megapolis?" "Booking!," was always the standard answer. But not the complete answer. "Booking!....100" "Booking!...150" were the complete answers. Today, when i received an answer, "Booking!.....250", I realized that, before it is too late, i should post a quick update.

Yesterday, a lady from Mumbai asked my opinion about investing in Megapolis Smart Homes 2. She said, "I was serious about some other project, but i changed my mind"

When i asked her 'why?', she said, "My children want a swimming pool! And the layout posted on your blog shows that Megapolis Smart Homes 2 has 2 swimming pools. Are they really going to provide 2?," the lady asked.

"Yes! 2 swimming pools," I said. "Good! I will not waste my time elsewhere. Thanks, i will visit Megapolis this weekend," she said.

My dear lady, you are not the only one, even i wasted my time by checking up every newly launched project.

Recently, builders in Pune have realized that property buyers are out on the road for shopping, so every builder says, "Open the gate and seize the buyer!"

Though his first phase was behind the schedule, one builder invited some model to launch a second phase. Someone suddenly realized that he is not a builder but a designer and launched a lifestyle brand. One builder who took one year to construct the sample flat, opened the booking of the next phase. A builder who was badly bitten on the stock market wants you to pay 20 % now and 80% on possession.

I thought, i must post updates today because, even if 5% of property buyers had wasted less time in considering other projects, i am sure, i would have heard, "Booking!....500"

Someone told me that he could manage to pay his own contribution and book a flat in Megapolis Smart Homes 2 because a leading private bank offered him more than 85% home loan!

When i called to confirm, i was told that - yes, depending upon your "papers", private banks are offering attractive special offers and waving fees to get maximum business from Megapolis Smart Homes 2! It's good news for the first home buyers in Pune, i must post a update today.

It's a trap!

Recently, quite frequently callers tell me that, "It's a trap!".

I booked at Wakad, but haven't signed the agreement yet. Builder doesn't have some clearance. It's a trap!

Six months ago, I booked at Rs. 2,600 in Pimple Saudagar. Now the rate is 3500. But the construction of my building is stalled because plans are submitted for revision. And will be sanctioned only after the BRTA Corridor issue is solved. It's a trap!

Big group. Good location in Thergaon. Fits in my budget. But revised plans are not yet sanctioned because of the new rule of 2 staircases. It's a trap!

I liked the project and wanted to book but found out that some people are planning to go to court and stall the project. It's a trap!

Thank god! Megapolis is not in PMC or PCMC!! I must post the update today. Otherwise, how can anyone from Mumbai can understand that 'this weekend' would be better than 'the next weekend' to visit Megapolis Hinjewadi Phase 3.

Be There or Be Square:


In this blog, i must share a few useful tips, i thought. After all, i blog to help you book a flat. Right? What would be the most useful tip? I asked myself.

Oh! Yes!! Weekends are the most busiest days at Megapolis Hinjewadi Phase 3. IT professional working in Hinjewadi come with their families. Real estate investors come down from Mumbai. Defense personnel looking for a cool place to stay after retirement come from all corners of India.

This weekend, i heard, new buildings will be opened for booking. So, be there or be square. Oh! That was not the tip! Tip is: Main entrance gate closes at sharp 6 PM and booking office at 6.30 PM. So, reach Megapolis before 5PM!

If you are in Pune, visiting on a weekday is the smartest idea!

How to catch a chicken:


Park your car. Enter the site office. Reach the reception counter. Sit on the couch, waiting for your turn. This may be the proper way, but not the only way. Not, at least, for the subscribers of Ravi Karandeekar's Pune Real Estate Market News Blog.

To get the preferential treatment in the normal crowd of a few hundred visitors on any weekend, please, have a look at the photograph of "Team Megapolis". Remember every face with it's name. As soon as you enter the site office, identify the person and start, "Hello! Deepak!!", "Hello! Suryakant!!" "Hello! Kiran!!" and see the wonders!

How to book a 2 BHK Flat in Megapolis Smart Homes 2 at Hinjewadi Phase 3:


You have done your home work. You want to book a 2 BHK Flat. Your first preference is for the 6th floor. But you don't know which buildings are open for booking. So, after "Hello! Chetan!!" you will tell him your choice, "2 BHK on 6th Floor" and ask, "Which are the buildings open for booking?"

At this point of time, A4, A5, A6, A7, A8, A9 buildings are open. Chetan will refer to the most important "book" in Megapolis, Availability Chart, and confirm. If your choice of a flat is not available, both of you will discuss different options and finalize.

If you prefer to wait for the new buildings, you can tell Chetan your choice and give a check of booking amount. For example, nearly 75 people have already given their preferences and cheques for A10, A11 & A12 buildings, which might be opened on this weekend!

On Saturday, Naiknavare Developers (www.naiknavare.com) performed "Bhumipujan" of Lakeshore Residency at Talegaon Lake, a township of 2 BHK (890 saleable - For Rs. 25.92 & 27.81 Lakhs + ST & V) & 3 BHK (1248 saleable - For Rs. 35.66 & 38.16 Lakhs + ST & V) Flats and Shops on old Mumbai Pune Highway (NH4).

The engineering department of Naiknavare was putting a compound to their plot of land, setting up the construction workers' camp and getting ready to start the pre-construction site development, and of course, the site office and sample flat.

But, i saw a couple of "inquiries" - property buyers at the site. Sunil Mishra, (91 90110 24230 / 99701 24910) sales executive at Naiknavare Lakeshore Residency, claimed that, since morning, couple of bookings have already happened. I even heard some other sales executive answering the call, claiming a dozen bookings. He offered "to block" one 2 BHK Flat for the caller at a special property rate of Rs. 2501 per sq.ft. - an exclusive offer for the first 24 bookings!

Next to Naiknavare Lakeshore Residency, i saw one more township, mostly by Namrata Group (www.namratagroup.com) - a leading "local" builder - getting ready to launch. Fabricators were erecting the structure of site hoarding and a couple of JCBs were cleaning the site. Means, very soon, Ravi Karandeekar, you will be back in Talegaon, i told myself.

If i keep on visiting Talegaon, Amrish Bhosale, (91 92233 83333 amrish@balador.in) Sales Associate at Balador (www.balador.in), told me that, in the next couple of years, i will witness the transformation of Talegaon as a destination of a first home!

From 2005, Amrish is selling real estate in Talegaon. He started selling Talegaon, at Rs. 500 per sq.ft., as a "2nd Home / Weekend Home" to the real estate investors from Mumbai and Pune. For example, Disha Direct - Heartland's 'Madhuban Sai City' - Row Houses for Rs.32.50 lakhs & Bungalows for Rs. 58 Lakhs onwards! Today, mostly these properties are offered on rent to the workers in Talegaon MIDC, Talegaon Floriculture Park, Chakan MIDC & Urse MIDC, he said. Who are the target customers of all these 3 'big' township projects - Naiknavare Lakeshore Residency, Balador and Tata La Montana in Talegaon.

What we see is just the beginning of transformation, Amrish Bhosale said. With these projects, Amrish is sure that Talegaon, which is well connected by road and train, 30-45 minutes travel time, will attract more "1st Home Buyers" from Pimpri Chinchwad and Pune. I had to completely agree with Amrish because when i was at Balador, (2 BHK Flat - 1095 to 1150 Saleable - For Rs. 32.1 to 34.68 Lakhs + ST & V and 3 BHK Flat - 1370 to 1595 Saleable - For Rs. 39.68 to 47.46 Lakhs + ST & V) he had first time home buyers who were staying in Bijali Nagar in Pimpri Chinchwad and working in Talawade MIDC IT Park, seriously considering a 3 BHK Flat!

In the next couple of years, Amrish said, star hotels, shopping mall, multiplex and business center in Balador will add to the urbanization of Talegaon. At the same time, the local politicians' efforts to develop basic infrastructure - like roads, under ground drainage, water supply etc. - will complete the transformation of Talegaon. From Balador i went to Talegaon Railway Station, but missed the 7pm local train to Pune. So, for more than an hour, I was waiting at the Talegaon Station bus stop on Talegaon Chakan Road. Because of the power cut there were no street lights. Every shop had a single tube light on an inverter. The traffic was moving very slowly. Couples on motorcycles were mostly using wrong side of the road. On two wheeler, girls in Talegaon don't cover their faces with the scarf, so instead of observing the shapes of their tops, i started looking at their faces.

Through out the day, i had seen how speedily containers drive on old Mumbai Pune Highway (NH4). Now, i could see how slowly they can move, bumper-to-bumper, crawling on Talegaon Chakan Road. This gave me an opportunity to feel the hugeness of the containers. I could see all types of equipments JCB manufactures in their Talegaon plant. I could understand why at the age of 74, Pratibhatai felt like flying a supersonic combat aircraft Sukhoi 30 MKI. After watching the parade of trucks and containers for more than 30 minutes, even i felt like becoming a truck driver.

Yesterday, when i was waiting for the bus at Pooja Dhaba (Hotel), opposite Tata La Montana (www.lamontana.co.in) on old Mumbai Pune Highway (NH4), i became expert in integrated supply chain and logistics solutions! Someone from TCI (Transport Corporation of India) who had come to Deccan Warehousing was waiting with me to catch a bus for Nigdi.

While talking to TCI guy, i realized that, if you are associated with the group whose one company is India's largest automobile and commercial vehicle manufacturer, Tata La Montana offers you one more amenity. You can develop friendship with your customers - the truck drivers. Because, truck parking lot is next to your main entrance gate, and Pooja Dhaba (Hotel) on the opposite side of the road. In the periphery of 3 km, truck driver is the only social animal which has a highly developed brain, capable of abstract reasoning, language, introspection, and problem solving. And, of course, an erect body carriage that frees his hands for manipulating objects like truck steering.

By offering the pre-launch property rate of Rs. 2,825 per sq.ft. Tata La Montana has created big confusion in Talegaon real estate market. Not only in their own property buyers but among builders in Talegaon too! Some builders in Talegaon are not aware that at Rs. 2,825 per sq.ft. Tata La Montana is taking bookings only up to 5th floor - booking only 60 Flats - approximately 20 flats of 1 BHK (614 saleable For Rs. 22.14 Lakhs), 2 BHK (844 saleable For Rs. 29.34 Lakhs) & 2 BHK (974 saleable For Rs. 33.38 Lakhs) each. This property rate is not for the all flats or for the entire project. One builder conveniently ignored this fact and started telling me that property rates in Talegaon are increasing and may go up to Rs. 3,000 per sq.ft.

Mostly, the employees of the Tata Group will book the flats in Tata La Montana, or the investors from all over the world, who are not aware about the property prices in Talegaon. If they know, looking at the well drawn digital images of Tata La Montana, many would be convinced that Rs. 2,825 is the right property price. These people will never know that the property price at Tata La Montana is not because of the quality but because of the price paid for plot of land. Plus, Tata La Montana has one unique advantage, they can easily intimidate their property buyers and investors to pay more by speaking about "cheating by the local builders".

At last my bus arrived! When it reached Jijamata Chowk, i tried to look for Regency Roseland, a joint venture of Regency Group (my ex-client!) and Pashankar (Auto) Chavan Associates. Though there was not enough light, i could see that more than 70% construction is already done. But, as per the business practice of Regency Group, the bookings are not yet opened! Great! What a sight!! In the last two days, for the first time, I was looking at under-construction real estate project in Talegaon!

I am sharing these photos to give you some idea about the neighborhood of Naiknavare Lakeshore Residency by Talegaon Lake, Tata La Montana at Talegaon MIDC Naka on Old Mumbai Pune Highway (NH 4) and Balador at Eagle Flask Factory on Talegaon Chakan Road. After the transformation of Talegaon, this section may look like Old Mumbai Pune Highway in Pimpri Chinwad! But what will happen to the green hills, big trees, refreshing cool weather of Talegaon? Would it be possible to touch the clouds? I wonder!
