Don't you think that payment schedule should be related to the development of amenities too?



When i visited Oval Nest, at Warje - Kothrud annex in Pune, i congratulated Mr. S. R. Kulkarni (www.srkdevelopers.in) for completing the first phase of not only 2 BHK & 3 BHK Flats but, as he has promised, all amenities too!


You may remember that "day and night cricket ground" for your kids was the basic concept around which Oval Nest at Warje was designed, named, advertised and sold. (In a day! Thanks to VK:A and Setu Advertising!!)



Like Oval Nest at Warje, mostly all projects in Pune real estate market are, at least, advertised and sold on the basis of amenities. But, how many projects develop and deliver all promised amenities when, only, first phase is ready for the possession? Mostly, all amenities are developed only after the completion of "last phase"!

If "amenities" are so important and an integral part of the project, i wonder, why you, the property buyers, don't tell the financial institutions to relate the disbursement of installments of your home loans to the development of amenities too?

How come you accept the disbursement of payment as per slab of your building and pay 80 per cent price of your property in first 8 months and wait for 20 more months to get the full and final delivery!

Don't tell me that you are helpless! If you, the property buyers, can't unite and change the rules of Home Loans, you can at least say "No!" to these unfair payment terms and book only with the builders like S. R. Kulkarni! Have a look at these photos and visit Oval Nest at Warje to understand what are your fundamental rights as a property buyer!

By the way, Mr. S. R. Kulkarni is not a member of Credai Pune!

  4. I feel the builder is charning high rate(Rs. 3750/sqft) for the "5 Star home" and he is not happy with just high rate he is charging parking for 2.6 lacs and the maintenance cost as 4 Lacs.

  5. though its builders decision for calculating salable area.
    at oval its done as
    (Carpetarea + Terracearea/2) * 1.25
    i found many builder doing it as
    (Carpetarea)* 1.25 + Terracearea/2
    Thats a additional cost for the buyer(though not that much, but ...)

    It's not "cost", my dear friend! It's maintenance deposit which builder will hand over to your society.

  8. bad news: i am resident of ovalnest and a burglary happened at my residence.
    No security/watchman in the buiding or society. Have a meeting with SR Kulkarni tomorrow.. let's see what happens..
