Going GaGa Over Green City, Handewadi Road, Hadapsar, Pune

When will Green City, Handewadi Raod Hadapsar, open new buildings for booking?


What would be the property rate for 1 BHK, 1.5 BHK & 2 BHK Flats in the new buildings?

When will booking of 3 BHK Bungalows open?

Now, for more than a week, home owners and real estate investors in Pune real estate market who want to book a 1 BHK / 1.5 BHK / 2 BHK Flat or a 3 BHK Bungalow in Green City, Handewadi Road Hadapsar, (www.greencitypune.com) are asking these questions to Ms. Smita Belose, Sales Manger, and her team members. Some, who are not ready to accept the answer "Very soon!", were insisting to take their cheques and give them the flats when Arihant Venkateshwara Housing opens the bookings!



For Smita and her team, "huge response" to their project was not an unexpected phenomenon. Because, before the launch of the project, when the site office and sample flat was getting ready, walk in customers, property buyers who were visiting Handewadi Road in Hadapsar, had started going GaGa over Green City.

Looking at the response, Smita and her team started taking bookings and on the eve of launch, all flats in the 3 buildings of Green City were completely booked!

On the day of launch - Sunday, 21st March 2010 - Green City opened first 50 flats at a special launch rate which were booked in a few hours and by the evening almost all flats in all 3 buildings were booked and for more than a week property buyers were asking for new buildings!

After a long time, i believe, any residential real estate project in Pune Municipal Corporation got such a huge response!

In fact, after a long time, i am sure, a 16 acre township of 1 BHK / 1.5 BHK / 2 BHK more than 1,000 flats in the budget range of 15 to 22 lakhs in 17 high rise towers of 12 floors and 50 - 3BHK Bungalows, offering all amenities like swimming pool, club house, tennis court and many more with necessary shopping was launched in Pune Municipal Corporation!

Yes! In Pune Municipal Corporation!! Not in a village like Fursungi, Manjri, Undri, Pisoli, Narhe - Ambegaon, Sus, Marunje - Hinjewadi, Chakan, Lohegaon or Wagholi but on Handewadi Road in Hadapsar in Pune Municipal Corporation!

Thrown out of Pune:


Particularly, at such a point of time, when to own a 2 BHK home in Pune Municipal Corporation, you need minimum budget of Rs. 30 lakhs! Means, to get a maximum home loan to invest in a 2 BHK Flat, your monthly income should be more than 40,000 rupees per month! Otherwise, your family has no place in Pune Municipal Corporation.

You are thrown out in a village, which lives at the mercy of Pune Municipal Corporation! A middle class home buyer can't afford to live in a Tata or Bata Home at Undri, drinking mineral water for the rest of his life, or don't have an ambition to give up a job in Hinjewadi and become a Sarpanch of Sus Village!

Arihant Venkateshwara Housing was launching Green City, just after Finance Minister converted Indian Citizens into "Consumers" and India into "Market" - for foreign direct investors - in his 2010 -11 Union Budget.

In new Indian Financial Caste System, if you are earning around 1.6 lakhs per annum, you are born to serve Upper (Financial) Castes.

If you are earning between 1.6 to 5 lakhs per annum - you are free to live as per your choice and income - hand to mouth, salary slip to salary slip, or throw yourself deep into credit card debt - but you have no option, - but to keep on consuming - tooth paste, buy electronics, own and drive a vehicle to consume petrol and, whatever - but keep on consuming - to increase the GDP! However, don't dream of owning a home or investing in a real estate. No.

To make sure that only - Upper (Financial) Caste - those who earn more than 5 lakhs per annum, - have an option to own a property, - to fulfill the Finance Minister's dream, builders in Pune, started increasing property rates! - So that, minimum budget for a 2 BHK Flat, in a couple months down the line, should go beyond the reach of a person who earns less than 60,000 rupees per month. Amen!

At this point of time, Good Lord!, in Pimpri Chinchwad Municipal Corporation at Wakad "Shonest Tower" and at Handewadi Road Hadapsar in Pune Municipal Corporation "Green City" were last opportunities for the middle class families to live in the city of their dream.

  3. Dear Friends, From 1993-94, Sasane Nagar - Handewadi Road in Hadapsar is one of the popular residential area in "East Pune". "Ganga Village" was very popular in NRIs in those days!

    Today, "development in this area" demonstrates what happens if residents are not united and proactive and do not take an initiative!

    Point is, in any part of Pune, development of the area has happened - and will happen - only if residents are good proactive citizens.
    (As a citizen, it's your constitutional duty too!)

    Means, you don't have to question me or anybody but announce your plans and ideas about the future of your neighborhood.

  5. Personal Opinion: Pathetic Society, its better to stay away rather than stay in bound of land owners Satav, even after the Society is handed over. Most of the flats and bungalows are owned by Land Owner Satav and his relatives and restrictions ex: Milk Services are also occupied by them. Decide Judiciously!!!
