Paranjape Schemes' Madhukosh at Dhayari Phata on Sinhagad Road - Hurry! Waiting list due to be closed soon!!

Upcoming residential projects in Pune real estate market:

Do you know that Paranjape Schemes still have a system of waiting list? Yes, I am talking about that old system of paying Rs. 25,000 to M/s Paranjape Schemes' (Construction) Limited and enrolling your name for their upcoming project!

News is, after enrolling more than 200 names, Paranjape Schemes' has decided to close the waiting list of Madhukosh. Their upcoming project on the banks of Khadakwasala canal, near Dhayari Phata on Sinhagad Road.

It means, if you are not on Paranjape Schemes' waiting list you wont get an opportunity to pay a lesser property rate than the launch rate and a special privilege to book the flat of your choice.

If you are on the waiting list, for your 1 BHK / 2 BHK / 3 BHK Flat at Madhukosh, property rate would only be Rs. 3,000 per sq.ft. Substantially, less than the launch rate of Madhukosh.

Missing an opportunity of enrolling your name on the waiting list of Paranjape Schemes' Madhukosh would be a serious mistake of your life. Because, Paranjape Schemes' Madhukosh is the only budget housing project on Sinhagad Road.

So, don't take a chance. Remember what happened on 10TH January 2010, at Mittal Group's Sun Universe, a mega township of luxurious 1 BHK, 2 BHK, 3 BHK Flats and Twin Bungalows, off Sinhagad Road, next to Navale Lawns. If you don't act now, who knows, you may not be able to fulfill your dream of owning a home in Pune. Because, right after Paranjape Schemes' Madhukosh and Darode Jog's Serene-County Pune ends and Nanded City Pune begins!

    you get good resale flat in that range in Baner and Audth..why people go to the area where hope is it will develop in next 5+ year or not at all

    I wish I could rush but I don't have that much money yaar!

    Plus rate of 3000 psf is toooo much for me yaar!
    Let Paranjape take the privilege of creating waiting lists.

    I am also in waiting list, but not of Mr. Paranjape, but of many buyers who are helplessly waiting for rate to come down.

    Alas! I don't know whether my waiting list would ever be cleared with Paranjape et. al. around ...

    As usual,(waiting list,last 1 flat remaining) nothing more can be expected from Ravi's sales tips, after a long span of time we can see his suggestion to new first time buyers of buying a budget house at the rate of 3000 / sq ft (A pigeon hole budget house).

    He can justify any of the RE prices in all the locations in and around pune just like the builders in pune. Now a days you can hardly see any comments for all his posts, this is the way readers has judged him.

    Ravi keep on doing your good job of keeping us updated about the RE development in and around pune but leave it to the buyers to decide weather they want to save their money or spend it on greedy builders. Your suggestions of "hurry ..buy...waiting list....may not work in the current market situation.

    When I visited Exhibition, Paranjpe schemes salesman told me rate would be around 3200 to 3500 but not yet finalized by management.

    I hope, you will expect the same after you book a flat!

    Everyday, each and everyone who books a flat tells me that, for sure, his property will appreciate!

    Means, the property rates in Pune will go up, soon!

    "Really! In the last 2 years, I have only seen property prices deprecating!!, " i answer.

  14. Couple of hours after i posted this blog, someone called me to correct the property rate of Madhukosh. He was told that the rate would be Rs. 3,200 per sq.ft. and not 3,000.

    Today, someone was told that launch rate of Madhukosh would be Rs. 3,500 per sq.ft. and size of a 3 bhk flat would be approx 1,100 sq.ft.

    Have you heard that Mittal Group expects to book last flat of Sun Universe at Rs. 4,000 per sq.ft.?

    Oh! thanks for sharing the info. So at this rate what would be the prices, say, after 2 years?

    8000 psf? 9000 psf?

    More update about Madhukosh. My friend was on waiting list for this project. He has received official mail from Paranjpe scemes regarding launch of Madhukosh with 3300 rate for waiting list & 3500 for outsiders.

    This is really impossible what is happening in Pune real estate. I think God has already left earth may be because rates of building temples is unaffordable.

    I just received a call from a friend who had booked a flat with Paranjape on sinhagad road. Apparently, they were planning a budget home scheme near Dhayari, near Lokmat.

    It seems, Paranjape usually let you book a flat in their yet-to-be-announced projects by accepting a token (around 25k) and give you a discount when they actually launch a project as well as first dibs.

    He had approched them in April 2009 and was informed that he "could" tentatively get a rate of 2500 if he 'pre-booked'.

    It seems that the project is about to be announced and the rate is Rs3500/- for walk-in bookings and rs3300 for the pre-booked people.

    My friend is absolutely unhappy with the rate as this differs from his anticipated rate of Rs 2500 + the usual builder chalugiri add-on of rs200/300.

    So guys, do u think Rs3500/- is sustainable/appropriate on Sinhagad road?

    Even if the builder is Paranjape?

    This rate could mean a Rs40 lakh +....... flat that too in 3 years time.

  20. 2500 psf to 3000 psf to 3300 psf to 3500 psf to 4000 psf ... it goes on and on ...

    But still there are some buyers who buy ...

    So what would the builder do other than keep
    increasing the rates.

    What can buyers do?
    Stop buying if you feel rates are high, but then, who shall stop ? ...

  23. Yes rate is too high in the area where rate start from Rs. 2000/- to 2500/-. Karandikar sir can you sugest us what should be the best rate that the buyer can expect from Paranjapes?

  24. If you are going to buy it then you need to wait till 5 to 10 years to get some returns from the purchased flat because 3300 to 3500 is too high in that area. But you can purchase it blindly and without any worry of legal and other things.

    Everybody want to buy it who are in the waiting list of Paranjape schemes but money matterssssss!!!!!!

    I have some comments with comparison.
    There are currently 3 properties located in this area.

    Darode Jog Sereity:
    Actually plans are really bullshit. In 613 sq.ft built up area, they are giving 2 bathrooms & toilets. Why ????
    So, even if rate is 2800 Rs per sq.ft, it is not worth to invest.

    Nanded city
    For 1 BHK flat (640 sq ft built up), rate charged is 2850 so, value comming as 1874000 (exluding parking, stamp duty & registration). But, they are asking around 200000 rs one time maintainance which means (300 rs per sqft).

    That means rate of Nanded city is not 2850 but 3150 Rs.

    Now, Paranjape is charging 3300 to 3500 rs per sq.ft.

    Ravi please tell us who is reliable to spend money??

    Adding one time maintenance to the basic cost of the flat is a good idea. Why not add maintenance charges of other tow projects to their basic cost?

  28. What should be the maintainance cost?
    It is around 1.5 Rs per sq.ft/month. that means for 640 sq.ft flat of nanded city needs aroud 12000 per annum. So, Nanded city is taking money worth 15 years from customers.

    Normally, customers can enjoy higher interest on this money rather than paying it to builder one time. As "one time" has some defined time period may be 10, 15 or 20 years.

    are Paranjpe serving junta of pune :-)
    The other day i saw pic of their MD only enjoying kayaking facility at blue ridge..No one else was there..the boats must have been purchased from ppls money.
    I really pity those guys who fall prey to wait list & got the offer :-)) ha ha ...These guys are really catching the bakras very well!!

  38. Hi- I am an "outsider" in paranjpe and asked for Madhukosh quote yesterday- I got the quote at 3500/- sqft!!!. waiting list !!!! My God - people are just about buying flats by the hour.
    Anyways Ravi -As I am new to this "game " I will visit your blog often- Do advice me If I can get a good flat @ 28 lacs - 2bhk near abouts dhayri?-- Shireesh joshi
