Weekend bungalow plots scheme, off Kanhe Phata,Talegaon, on old Mumbai Pune Highway

It's all together a different world!

Other day, i visited this upcoming weekend bungalow plots scheme, one of my friend is developing. He wanted me to have a look and discuss the marketing strategy.

The 18 Kms drive, from Kanhe Phata near Talegaon on old Mumbai Pune highway to the weekend bungalow plots' site, under the water falls, over looking Tata Dam, was a beautiful experience.

While coming back, as soon as, we reached the highway, my friend said, "Ravi, let us discuss the marketing strategy!" "Sir, you need a strategy to win the war not love!" Here are some photographs which might give some hint to what i mean!

  7. What has happened to PBAP and their 2700 per sq. base rate?

  8. I checked on the price.
At Rs 250/sq ft isn't this steep?
5000 sq ft plot is Rs 12,50,000.

Would also like to get your thoughts on Krest - http://www.krestproperties.com/resources.asp at Rs 32/sq ft.

For the record: I am a potential buyer and not a part of either of these ventures.

RE players in India are here to make profits (rather fat profits). They are not charity shops.

So do not expect them to be buyer friendly.

You may bargain ... but with builders, agents (e.g., Ravi), media (ToI), politicians, local goons, and most importantly high-profile buyers stepping into RE, you may not be able to get much reduction.
