Rohan Tarang, The NO NEIGHBORS Apartments at Wakad, wants neighbors!

Rohan Builders have opened the bookings of 2nd phase of Rohan Tarang at Wakad. To go to Rohan Tarang, you have to take the first right turn as you drive down 'Hinjewadi flyover'. If you take the left turn you will go to Palash 2, Kalarch Developers' SuCasa, Kasturi Housing's apostrophe', and Mont Vert Seville!

Oh! but if you have a flat at Rohan Tarang you will not use the flyover. Because everyday instead of wasting time in traffic jam you will prefer to walk to work. Right?

Oh! Now i realized why Paranjape Schemes is opening the bookings of new towers of Blue Ridge at Hinjewadi on 30 Septemebr '08.

Because as long as the Commonwealth Youth Games at Balewadi Stadium do not get over, Paranjape Schemes do not have to justify why the property rate at Blue Ridge is Rs.3,800 per sq.ft. and do not have to explain "advantages of the strategic location"!

In the month of December, as per the original schedule, it would have been very difficult to convince. Time is money. Isn't it?

Cut to Rohan Tarang. The interesting thing is that in the 1st phase, Rohan Tarang has booked flats on 1st, 2nd, 3rd, 4th and 5th floors. So the 2nd phase is of 6th, 7th, 8th and 9th floors. I am sure, there will be a 3rd phase of 10th and 11th floors. Because when Rohan Tarang was launched, i remember, Rohan Builders were telling that they were going to construct 11 floors! Means "Picture abhi baki hai!"

Nanded City Pune News - Get ready to select the flat, pay your own contribution and register the agreement!

Everything depends upon the property rate!

From the next month, October '08, Magarpatta City's 700 acre integrated township on Sinhagad Road, Nanded City Pune will start the process of allotment of 5,000 flats in one sector.

You will be invited in the groups of 100s. For the first time, you will see the floor plans of the flats. Then you will decide whether you want to book a 1 bhk , 2 bhk or a 3 bhk flat. Actually, you do not need any time to finalize the flat and pay your own contribution, 10% of the agreement value, but Nanded City Pune is giving you a month. After you pay your own contribution you will be called to sign and register your agreement.

This process will start in October and will end in December '08. Whether you will get the first opportunity or the last will depend upon your rate. No, you may have paid the highest rate, Rs.3,500 per sq.ft., but you will not get the first opportunity to select the flat and the building. You lazy fellows, will be the last, may be in December. Dear Nanded and Magarpatta City family members, your rate was Rs.2,750, you will be the first, in October. And honorable gentlemen, who had given Rs.3,250 per sq.ft. will be second in the months of November - December.

Isn't it strange?

No! This is the first lesson of harmonious community living for which Magarpatta City is famous for. Nothing depends upon how much money you have, what is your paying capacity or what property rate you are paying. Every thing is done on the first come first serve basis!

It's very easy to find out what happened to your application form of Tanaji Malusare City (TMC) Karjat - whether you are allotted the flat or what is your waiting list number?! 2) Enter your application number and click search.


3) You will see the columns- Date, Application No, Applicant Name, Status, and Priority No on Allotment. In the status column you will find out whether the flat is allotted to you or not. Magarpatta City - sustainable community

What is the current property rate in Hadapsar - Kharadi IT belt in Pune?

When we talk about real estate, we talk about property rates. What is the current property rate in Pune real estate market? 'Real estate rates down in Pune' 'Pune property prices' 'booking rate of flat' are the most popular search terms which bring you to my Ravi Karandeekar's Pune Real Estate Market News Blog.

When we argue about the current property prices in Baner and Wakad, some property buyers believe that Rs.3,500 per sq.ft. or Rs.2,900 per sq.ft. is too much. Considering the infrastructure in the area, road and all, not worth at all.

Most famous quotes of the builders are also about rates.:
1) "Builders will increase the rate according to the stage of the construction,"- Mr. Shantilal Kataria, Vice President of PBAP, announcing price hike in Pune between Rs 50 and Rs 400 from April 20.
2) “How can prices move down when both land cost and cost of construction that accounts for 60 per cent of the final price are phenomenally up over the last three years?” - from "Chicken Soup for the Pune Real Estate Developer's Soul".

Community life, Sustainability and Safety:


When i received the press note about "Magarpatta City Ganesh Festival 2008" , i said, "come on, nothing great about it. Every housing society celebrates it." Though, i do not celebrate Ganpati at my home, i look forward to participate in my society's festival. How can anybody miss an opportunity of flirting with his neighbor's wife?

But when i read it carefully and saw the photographs in the press note, i realized few things we do not consider while booking a flat or talking about the 'right' real estate rate or worth of the property.

1) Community life:
We do not feel shy to express who should not be our neighbor, for example Hindu property buyer generally does not want Muslim neighbor. Builders promote the project for the specific community and highlight the "Jain Temple", or call it as "Only for the Vegetarians".

But how much importance we give to the quality of community life we would be able to enjoy in the particular project? Is the layout of project designed to give you quality community life? Like, for example, Shree Bal Developers' Kapil Malhar at Baner designed by Arc. Vishwas Kulkarni.

2) Sustainability:
In the audio visual presentation of Amanora Park Town, while talking about the size of his 400 acre township, Anirudha Deshpande says, "Townships of smaller size are not sustainable!"

I do not want to talk about the ideal size of the township but about the sustainability of any project of any size. After all, to live happily ever after in your apartment or to gain the appreciation of your property, the project has to be sustainable. Means your society should be able to afford to maintain the project and the amenities provided by the builder. It may be a 400 acre township like Magarpatta City, 12 acre township like Runwal Seagul on Hahdewadi road or a standalone single building project. Right?

When in the press conference of Runwal Seagull, while talking about eco-friendly construction, Mr.Sanjay Runwal, managing director of Runwal Housing mentioned about earning the carbon credits, i was surprised. I never thought carbon credits can be a source of a revenue and could contribute to maintain the a medium size projects like Runwal Seagull on Handewadi Road at Hadapsar.

3) Safety:
Digital home or digital security system has become a popular specification in all good projects. I am talking about simple video door phone or biometric identification system. From marketing point of view these digital security features are as important as all those features in mobile phones, which most of us do not use much but prefer to have when we buy a new handset. Besides safety from the human beings, we see that building would be safe in case of earthquake.

Unfortunately, the way terrorism is becoming the part of the developed world, i think, big townships have to consider the possible threat while town planning. We have to consult Hollywood script writers to find out the possible solutions and make changes in the planning of the on going township projects. I am sure, you must have got what i mean. There is no need to illustrate by example. You can imagine.

Your Comments:

Point is, we have to ask about the community life, sustainability and safety features of the real estate projects when we visit the sample flat. We have to give these features proper importance while negotiating the current, ongoing property rates. Otherwise there is no point in taking the trouble of saving pre-EMI or prepaying the home loan if the home is nothing but private four walls in the common compound.

The environmental conscious effort has appeared in the latest Limca Book of Records, 2008 - the largest energy saving project by a single entity.

On completion a total of 7,160 Solar Water Heating Panels will be installed - totaling a capacity of 8,98,900 litres per day which will materialize into a saving of 1,45,48,447 electrical units(KwH) annually.

As on date this saves 8,890 tonnes per year of carbon emissions which will finally reach over 13,483 tonnes per year of carbon emissions saved.

One Time Maintenance Deposit:

For those living in Magarpatta City, a one time maintenance deposit is charged, hedging them from future inflation and recurring maintenance outgoings.

Reduction in the Property Tax:

Sincere efforts of Magarpatta City are perpetually on to conserve the environment - like solar water heating, garbage segregation at source, bio gas, vermi-culture, rain water harvesting, tree plantations, cleanliness and maintaining the roads. "Sanjay Runwal, MD of Runwal Housing, which owns 51% in the SPV, said to make the flats more affordable, his company was offering a scheme to customers, under which they would not have to pay Pre EMIs to the financial institution from where the housing loan is taken till the possession of the flat.

This cost will be borne by the company and could mean a gain of Rs 3.25 lakh to Rs 5.18 lakh, Runwal said. He claimed that his company would not suffer any loss as this was being done through financial engineering. Ravi Karandeekar's Blogs' Comments Policy

Experimenting with "open policy" for a while, i have started "moderating comments" once again.

Thanks to Robert Scoble, Tech geek blogger and my idol, for helping me out. Let me use his words to explain my position. While changing his comments policy, Scoble says,
"And I realized I had been listening to too many people who were deeply unhappy and not bringing any value into my life."
I am moderating comments only to avoid the "abuse and spam" and not to avoid criticism or a different point of view. Instead of explaining in the words about what type of comments will be published, i will give you a good example of the comment which will be rejected, not published hereafter on my blogs.

If you are looking for a trendy, smart and compact homes, it is difficult to choose! Mont Vert Seville, SuCasa and Topaz Park all are trendy, smart, compact and yes, eco-friendly!

Another important feature which these projects share but never advertise is "transparency and commitment" of the builder. Particularly, Manish Kaneria of Mont Vert Seville, Dileep Deshpande of SuCasa and Asmita Javdekar of Palash are personally involved in the project and are accessible to the property buyers. This must be adding lot of value to the offer.

Offers like "EMI Holiday" and "Breaking Price Barrier" sound like a "Indecent Proposal" on the paper and the web but when you actually visit the site and see the motivated and committed sales executives, including watchman at the main gate and a peon in the office, you feel these are "Realistic Offers". I have personally experienced this. This may be convincing people to say "Yes!" to the offer.

When someone says in the comments, 'this is nothing but one more try to make us "Makad"' or 'i am promoting something unethical' or 'all these news about bookings are lies', i can understand from where it is coming. Definitely, not from Wakad.

I want to talk to the people who have actually booked under The Green Umbrella Offer and find out why they booked. If you know someone, please, tell me. Anger and more anger!

When i say, "45 bookings in 3 days! Isn't it great?" How many people will say, "Yes! It is!! Congrats!!" May be 50 or 51 maximum.

Majority, who has a budget of around 20 - 23 lacs do not see any reason to be happy about it. In fact, they hate to read this news. If they read, it only makes them angry. When i see their anger, i think of Dave and ask myself,
"Has anyone thought about socio-economic fallout? Middle class salaried families turning naxalites? When you can’t even buy a decent house when the economy is booming, would you not want social justice?"

Wakad: Sample flat of Topaz Park at Park Street is ready!

2 BHK flat: 1030 sq.ft.: 29.90* lacs onwards

3 BHK flat: 1320 sq.ft.: 38.30* lacs onwards

After testing the offer (there is a * on the price!) on eSakal for around 45 days, yesterday Topaz Park was (re)launched on the Property Times.

This time the ad was smaller, only half page. On April 27, 2008, when Topaz Park was launched for the first time, the ad was full page. I liked that ad very much. Have a look at both ads and tell me in the comments which one you like.

When you will visit the sample flat, please, find out and tell me in the comments, whether these flats are "compact homes" or "stylish homes"?

Next time, when Topaz Park will be (re)launched, can you guess what these 2 bhk and 3 bhk flats will be called?
