All these look like listed prices since ...Hi Ravi,<br /><br />All these look like listed prices since in couple of projects where I enquired and are in the list quoted me much lower price.<br /><br />Resale flat of an investor was offered at almost 28% below the mentioned rate in a East Pune project which features in your list.<br /><br />The resale flat was ready possession but I didn't like the flat, neither the price even post discounts. Other were under-construction projects which had already missed possession date deadline by over 1.5 years to what they told at time of launch, so dropped out. Some shameless chaps also demanding black money/cash to large extent :(<br /><br />It would have been good if rather than mentioning only project name and price, you would have also mentioned date of first booking, current status of project and those who are ready, delays seen in that too. It helps to get better idea about project and builder.<br /><br />The hints mentioned above should help your readers to get idea of projects which I mentioned. Didn't put name of builders as they may file FIR against me :D Lol.<br /><br />BTW, their sales people (sweet talkers) are still pestering me to come for further negotiation as they are ready to sweeten the deal but I am not interested as further correction in prices is evident.<br /><br /><br />Off Topic but important -<br /><br />Came across builder offer of pay 10% now, remaining at time of possession. It is complete rip-off of buyers. All liability of loan rests with buyer even if builder defaults, stalls or abandons project or even if builder runs away. Why is Govt not passing real estate regulator bill quickly ??<br /><br />I know one guy who fell for such scheme few years back in Delhi-NCR and its been almost 5 years with no possession in sight and he doesn't has flat, and can't stop paying EMIs as bank will label him defaulter which will reflect in his CIBIL score, neither can he claim income tax benefit towards interest paid. Builder company name in this case starts from 'U'.<br /><br />It is my deep request to you Ravi, to write a detailed article of the risks of such schemes which will help your readers immensely.
