There is something suspicious about Navkar Park at Khed Shivapur

There is something suspicious about Navkar Park at Khed Shivapur

"Navkar Park! Why are you inviting me? I am not Jain!" - when a salesperson called me to invite for the launch of Navkar Park at Khed Shivapur, I asked him.

"Navkar Park is for all! Not only for Jains. And I am calling you because - in CREDAI Pune Metro property exhibition, you showed interest in our project," the salesperson said.

"Okay. Tell me more about Navkar Park," I said.

"It's 5 - 6 acre township of affordable 1 BHK & 2 BHK Flats - good investment opportunity," the salesperson said.

"5 - 6 acres? Have you obtained Environmental Clearance?," I asked.

"That I don't know," said the salesperson.

"If you don't then who knows about it?," I asked.

"May be my senior manager," said the salesperson.

"Ask him & call me back!," I said & disconnected the phone.

Of course, the salesperson of Navkar Park didn't call back.

The launch ad released on 20th February 2016,, Saturday, claimed that Navkar Park has 51 more features & amenities than any other project in Khed Shivapur. Like Jain Temple, Upashray, Bhojan Shala, Swimming Pool, Amphitheater, Shuttle Service, & Herbal Garden.

The launch ad made it loud & clear that Navkar Park is for Jain people.

But I didn't have any problem with it.

I know that all of us are proud of our caste / religion. I know that everyone of us firmly believes that his caste / religion is superior than any other caste / religion. I know that every caste / religion is trying to dominate other castes / religions. Not only in social life but in business too.

And, you know what? I enjoy the power struggle between castes / religions. After all, I am born & brought up in Pune!

Obviously, I decided to visit Navkar Park at Khed Shivapur.

Otherwise, till that day, I had firmly avoided to visit A V Bhat's Sukh-Vastu & Suvidha Nisarg at Khed Shivapur.

You know why?

Because I firmly believed that those were not housing projects - but fake investment instruments for salaried lower middle class Maharashtrian Brahmins in Pune. Who love to flaunt their borrowing capacity - their loan eligibility. The only power left with them!

It would be fun to watch Jains striping down & neutralizing salaried lower middle class Puneri Maharashtrian Brahmins at Khed Shivapur. I told myself.

It was disappointing to see that there was no crowd of property buyers at Navkar Park. In fact, besides me there were only 2 visitors at the venue!

The sample flat was sleek. The salespersons were smart.

The brochure had a picture of marble Jain Temple and the copy said - Live the blessed life - every home at Navkar Park is built to induce positive energy & good vibes - the project has an exclusive Jain Temple - a refreshing meditation room blah blah blah....

The smartest was the young builder of Navkar Park. Like all of us, he presented himself as completely secular person! Navkar is our brand name. That's all. He said. Yes, out of the 2 buildings - one is reserved for Jain and the other is for all. (All means for all non-vegetarians.)

Oh! Jain Temple!! It's not a part of the project!!! It's completely separate - independent. The temple has independent approach road & all. It's there because it was my father's dream to construct a temple. Here we had enough land - so we are building it here. That's all.

It means that your plot is much bigger than this layout - pointing at the layout plan of 2 buildings, I said.

Yes! We have some more. The young builder said.

It was obvious that by showing smaller plot - he was trying to avoid obtaining Environmental Clearance.

So, I looked at the floor plans. Room sizes were written in Metric as well as Feet & Inches. I liked that. There are 12 flats on per floor. 10 Flats of 1 BHK (Carpet 34 - 37 sq.mt. - 368 - 394 sq.ft.) + 2 Flats of 2 BHK (Carpet 50 sq.mt.- 546 sq.ft.)

"Carpet areas & room sizes are too small! Why?," I asked.

"Easy to invest - easy to rent - of course - my areas are bigger than other projects in Khed Shivapur!," the young builder said.

"But other projects in Khed Shivapur don't have Jain Temple!," I said.

The young builder took my leave to attend some guest. I was left with the dumb salesperson.

"Our 1 BHK goes for 20.25 to 22.44 Lakhs - 2 BHK for 29 - 32 Lakhs - if we increase the sizes - the price will increase too - in 25 - 27 Lakhs you can get a 1 BHK & in 38 - 40 lakhs 2 BHK at Chikhali - Moshi - why would anyone invest here?," the dumb salesperson said.

"But even at the current prices - why would anyone invest with you?," I asked.

"Because we have Jain Temple!," said the dumb salesperson.

"Agreed! What about water supply? Drainage lines? Garbage disposal? Storm water management? What about the basic urban infrastructure?," I said.

"Our rates are quite low - only 2890!," the dumb salesperson said.

"Rate is low - but your areas - saleable areas - super built up areas - are too big! (Flat carpet + Built Up Terrace + Lobby Area)x1.33 is your saleable area!,"pointing at the area statement on the floor plan, I said.

"Isn't it normal practice?," the dumb salesperson asked.

I realized that there was no point in continuing this discussion. I went on reading the other terms & clauses on the property price list.

1) Rs. 1.5 Lakh for 1 BHK & 1.75 Lakh for 2 BHK - Infrastructure charges - for MSEB & Common Covered Parking!

2) Rs. 1 Lakh - Development Charges - for Clubhouse, Society Formation & Legal Charges!

3) Optional Reserved Open Car Parking for 1 Lakh!

4) Maintenance charges @INR 2 per sq.ft. per month for 2 years!

I was convinced that Navkar Park is not about Jain Temple. Not about Jain religion.

I became very suspicious about the intentions behind Jain Temple.

Is Jain Temple just a trap to rip off the property buyers?

One of my readers owns a flat in an exclusive Jain housing project behind Ganga Dham at Market Yard Annex - developed by a Jain builder. To recover VAT, his Jain builder was harassing & abusing all Jain flat buyers like anything.

"How can he do this to his own community members?," I said.

"A builder has no religion. A builder only has a criminal career," my Jain reader said.

"Lord Ganesha, Navkar Park Chya Builder La Changli Buddhi De," I prayed.

Though he is Jain, I am sure, Ganpati must be his ultimate god.

  1. Price comes to about Rs. 6400/sq ft on carpet at location which is not good even for building farmhouse ! And 2BHK of 540 sq ft ?? Even pigeons won't stay in such small or rather tiny flat. Add to it non existing basic ka basic ka basic infrastructure ! Spending 35L+ here is pure wastage of money, not to forget the headache on account of project being under-construction without all approvals.
    Better to stay on rent at cheaper cost at good location than throw money buying in such projects & locations. Infact, I wouldn't have stayed here even if I had been a buffalo !

    Any one who intends to deal with this builder please take some time and please visit his existing customers at his other 'Navkar' project.

    An advice, if you have already booked the flat, then would suggest you to cancel it asap. It will be profitable to pay the cancellation charges and to quit quickly, if any.

    From the ocean of developers, wouldn't recommend this one.

  3. Harassment by builder in Pune.

    This is a real fact happening in Pune. The society in Question is “Sri Shanti Nagar Society” near Market yard in Kondhwa(bk). The builder is Associates of Surana Developers, Bhansali Developers and Mutha Developers.
    This is are residential society with 10 building and 440 flats. It is almost 5 years now after possession and builder is still not ready to form society.

    The reason being the following
    1. Builder has around ~6 crore of society members taken as maintenance. If society is formed, he would need to returned it back and hence he cannot use it anymore (In current market crisis, he is using this interest free amount)
    2. He is maintaining the society on his own and showing higher expenses amounting in lakhs.
    3. He has sold the open space as parking for hefty amount.
    4. He was asking around 7 lakhs to provide NOC (which is abolished by Govt of Maharashtra) for resale of the flat.
    5. Builder do not give anything in written and all deals are verbally done.

    Following are the issues with builder
    1. The builder is seeking VAT amount with 2.63% from each flat owner and due to this he is threatening to cut basic amenities if members do not pay it. The VAT issue is still being discussed in the courts for which all are waiting for the judgment
    2. The builder forced society members not to use community hall for private functions after confirmation of booking from builder. One day prior to functions, Builders locks the doors, disconnect water and electricity of community hall and force member to pay full VAT amount
    3. The builder treats very badly whoever approaches for any assistance in his office. Surana builder behaves like a goon, as he has political backing. He openly threatens.
    4. Bhansali and Mutha builder are at the mercy of Surana builder internally, who obey whatever Surana says. They are Spineless people. It’s a pity that such people are builders in Pune.
    5. He purposefully complained on few flat members to IT department as harassment. Members were grilled by IT department

    Avoid at all cost dealing with these builder. They are building Shantinagar Phase2(work was stuck due to government clearance issues) and ShantiBan and many other projects in which Quality is bad and they are going to royally harass people again.
    They reap of the maintenance amount paid and do not really maintain the society.
