The longer the tenure, the higher will be the interest payments and higher will be the chance that you will pay more interest than the principal.

It means that - if you shorten the tenure - repayment period - you pay less interest.

By making prepayment of principal amount anyone can save interest.

- instead of 20 years you repay loan in 8.33 years

  1. There is a big gimmick in such schemes. RBI has been time & again flagging such schemes. Nonetheless, the given offer is not from any bank but Tata Capital which has tie up with DSK. If such schemes are indeed good, I wonder why not all builders, banks do it for all their projects ?
    DSK already played similar trick earlier - aadhi ghar, nantar paise.

    And one more important aspect - DSK has drastically hiked the loading to 40% (including terrace area) leading to much higher salable area.
    (Carpet area + terrace) + 40% = Salable area
    If carpet area is 700 sq ft, terrace is 300 sq ft, then saleable area would be -
    (700 + 300) + 40% = 1400 sq ft.
    Essentially for even 700 sq ft carpet area, you pay 1400 sq ft rate.

    "Ek Ghar Ke Sath Ek Ghar Free."

    Rather than doing such gimmicks, how about reducing the price by 50% ?

      The answer to your question is in your second sentence itself !
      DSK is launching project and wants to make profit using your money, so these type of offers by having tie up with non-banking financial institutions.
      The funda is simple -

      Charge higher rates than prevailing already high rates, take loan on behalf of buyer and increase the loading factor, which means you pay for more area which actually doesn't exists & then make profit with least amount of own money.
      This is promotion of not only DSK projects but also indirectly that of Tata Capital home loans. Need to see the minute fine print of agreement between DSK & Tata Capital to understand what's actually cooking.

      The builder says possession date from 2-4 years. He also says you get income tax benefits. But facts are different -

      The 80C income tax benefits can be availed on only ready for possession flats having completion certificate/CC,
      The CC should come within 3 years from the date of agreement to avail 80C benefits. If it is delayed, you end up loosing 80C benefits completely and can get interest benefit of max 25,000/year only as against 2L/yr.

      Better not to fall for such builder gimmicks and buy ready for possession flats with CC and calculate the actual price based on carpet area and not salable area so you know whether you are indeed getting good deal or not.

  3. There is water problem in DSK vishwa and without resolving that new buildings are planned.

    1. Water comes twice a day for 1 hr (drinking & bathroom both). Still there is no water to drink, wash cloths & bath...

      Water filter doesn't work because water pressure is not enough since all the people are busy in storing water during that hour.

      Washing machine doesn't work properly & water pump in the machine makes strange sounds because it is not getting water with sufficient pressure. Also for full automatic washing machines washing cycle duration is normally more than 1 hr in any mode.

      Gas geyser doesn't switch on since water pressure is not enough.

      Water filter, washing machine & gas geyser works perfectly occasionally whenever there is sufficient water pressure (mostly on weekends), so i know there is no problem with these devices.

      ceiling height is <9ft & no lofts to fit water storage tanks inside & it doesnt look good if installed. My plumber fitted more than 150 water tanks in DSK this year post rainy season.

      In rainy season you will get brown color water to both drinking & bathroom taps.

      Don't know from where they are bringing water for construction.

    2. When such acute water scarcity is there, you people should simply file RTI & get details as to how PMC has sanctioned this project. Things will get worse if existing buyers don't act now.

    3. I think this place is still not under PMC, am not sure though. I remember, I paid property tax to Grampanchayat last year. Just visit any of existing building, look at notice boards & places near lift area, you will find notice about water shortage everywhere. Yesterday new notice has been put that water will be available from morning 7 to 930 only, No water for rest of the day.
      Toilet (Flush tank), Washing machine (Automatic), Gas or electric Geyser, water purifier needs running water with enough water pressure. Still 3 months to go for summer, donno what will be situation in summer.
      After spending huge amount for buying home (& still paying for loan…), we still have to struggle everyday for basic & essential things is very disappointing.

    2) there is no water in existing rivers and he is bringing river in dream city and who needs tram and marina?
    3) what will be the maintenance cost per month in dream city?
    4) 395 sq.ft of saleable at 50 lacs in fursungi? when i spoke to his sales person, he says not to ask about the carpet and saleable bcoz they are selling city and not the flat!!
    4) 35 storied tower in vishwa!! that project has no amenities of its own and i had made a mistake of buying flat there before. no water, no amenities required for such a huge project. so long from city and already at the top. for 35 storied tower maintenance must be at least 5000 rs per month and u can't expect rent of more than 8k per month! he is charging almost 8000 rs/sq ft in DHAYRI!! we were promised swimming pool and so many amenities in 2001 and still nothing is there.
    5) right now he is charging rates of 10 years down the line and what special he has which other builders don't! we suffered through worst quality in vishwa and possession gets delayed by minimum 1.5 years everywhere.
    6) does DSK has a capacity to build such a big ambitious township is the biggest question!

      - This is the actual master plan of DSK, charge money on area which doesn't exist ! Even some of the biggest crook builders in Mumbai don't charge 40-45% loading, that too including FSI free terrace.

      - LoL, what a weird logic. Seems this sales person graduated from IIN or some DSK college !

      - DSK is just showing you some dream, which he is trying to hardsell. In his youtube video, DSK says that even his grandson who is small kid right now, will take care of dream city...this means 3 generations !! By the time the project gets complete, if at all it does, the phase1 will come for redevelopment !

  7. Of course this is possible! If you check their website and the details, they are selling 1 BHK of 600 sqft for 80 l and a 3 BHK of 1350 sqft for 1.8 cr!!! Do the math for yourself!

  8. Seems this master plan of DSK turned out to be Super-flop plan as this plan was for only few customers for few time. 10 days have passed since this exhibition ended & now DSK has put this ad on FM radio ! Clearly it means there are no enough buyers who have fallen into DSK master trap.
