Is it worth visiting Sakal Vastu - Pune Property Exhibition?

The Mirror Never Lies:


Yesterday, I visited Sakal Vastu Property Expo at New Agriculture College Ground, Range-Hills, Sinchan-Nagar, Pune 411 020. Before entering the exhibition, I stopped and asked myself, "Ravi Karandeekar, would you like to win 1 Billion U S Dollars?"

"1 Billion! Why not?," Ravi Karandeekar said.

"Can you guess the names of participating builders in Sakal Vastu?," I said.

"Yes - of course! Sakal Property exhibition is a mirror of Pune real estate market. For Ravi Karandeekar - who knows Pune real estate market well - guessing the names of participating builders is not a challenge. If you want to challenge me - ask something tough," Ravi Karandeekar said.

"Something tough means what?," I asked.

"Ask me - guess first time participating builders / displayed projects," Ravi Karandeekar said.

"Zero - no sane builder will commit this mistake! No new project. No new builder," Ravi Karandeekar said.

"Think again! It's 1 Billion U S Dollar Challenge!!," I said.

"No need to repeat 'U S Dollars'. Though I live in Pune - you know - I earn in U S Dollars," I said and accepted the challenge.

Motivated to earn 1 Billion, I entered the exhibition and stood in front of the first stall. It belonged to Landson Realty. Which was displaying Rihe Valley Farm House Plots.

"Ravi Karandeekar, you lost. Landson Realty is participating for the first time. Rihe Valley is displayed for the first time!," I said.

"Yes. I lost. I considered only sane builders & developers. Anyways, it proves that - Sakal Property exhibition is a mirror of Pune real estate market," Ravi Karandeekar said.

"What does the mirror say?," I asked.

"Pune property buyers are losing their sanity of mind - soundness of judgment!," Ravi Karandeekar said and went on looking at the small crowd gathered in the stall of Rihe Valley.

Now, I want to challenge you. Tell me - Are more & more Pune property buyers becoming insane?

The Mystery of Gokhale Constructions' Mist at Donje

Sinhagad Fort visited me in my dream and said, "Ravi Karandeekar, I am a big fan of your blog. Can we talk for a few minutes?"

"Yes, of course! 3 minutes - for free!!," I said.

"Why didn't you write about the launch of Gokhale Constructions' Mist?," Sinhagad asked.

"I am going to...Manish - Chief Marketing Officer - has given me latest updates," I told Sinhagad and asked, "Any suggestions?"

"A few things are not clear...can you throw light?," Sinhagad asked.

"Let me try.....," I said.

"Am I no more USP? Is a hot air balloon more appealing than Sinhagad?," Sinhagad asked.

"Come on...don't take it so seriously....it's not about you....it's about us...there are a few people among us who specialize in doing stupid things - they call themselves advertising professionals - to attract property buyers - to create 'hype' - they do all kinds of stupid things," I said.

"But the balloon didn't go up  - as shown in the ads!," Sinhagad said.

"But it served the purpose - it made a fool of many - you know? - 225 flats were booked - majority are investors - who want to spend weekends in your company - that's your power - this proves that even today - you are big attraction!," I said.

"But what about Environmental Clearance for Mist? I am worried about my future," Sinhagad said.

"Worried? Man, you are in big trouble! You are surrounded by the people who know how to play tricks - bend the rules - how to take shortcuts for profits - but these guys always win - look - the property rates at Mist have gone up - by 400 rupees!," I said.

"How come? Not many people came to Donje," Sinhagad said.

"Because of the 'online booking' - some 32,000 people visited Gokhale Constructions' website - some 8 - 10 booked too," I said.

"But, don't you think that it's risky?," Sinhagad said.

"Some believe that it's not risky - when the builder is Brahmin!," I said.

"But the real person behind the Mist is Deepak Mankar - Vanshaj of Khandoji - Subhedar of Shivaji Maharaj - he didn't get the credit at all - this is not fair," Sinhagad said.

"You can't say so - in the credits of Mist - it's clearly mentioned - 'In Association with Deeva Buildcon' - Mr. Karan - son of Mr. Deepak Mankar - was present in the press conference - Mr. Deepak Mankar himself participated in the launch of Mist - what more do you expect - you feel this is unfair - only because you don't know that - behind every successful builder there is a politician," I said.

"Is it?," Sinhagad said.

"Yes! Social commitment!! All politicians are committed to people - all they want is to give - so politicians collect land - as much as they can - then give away that land to the builders - for creating homes for common people - Rayat - citizens of the state - it's happening all around Pune - for years - so, not a big news," I said.

"Har har Mahadev! You mean to say that all is well - I can go back to sleep - right?," Sinhagad said.

"Yes! All is well - as long as - we all are asleep - you sleep tight too - visiting someone in his dreams is not a good habit," I said & wished good night to Sinhagad Fort.

Is home no longer a romantic place?

"A master bedroom with attached terrace"
- is not the first preference of young home buyers in Pune!

On the 4th of April 2014, Pethkar Projects opened booking of 100 flats in Siyona at Punawale on Mumbai Bangalore Highway in PCMC. 25 flats in each wing B 1, B 2, C 1 & C 2. Out of 100 - some 77 flats were booked in 3 days - 4th, 5th & 6th April - Friday, Saturday & Sunday. Which itself is a sort of world record in the current slowdown in Pune real estate market.

On the 8th of April, Pethkar Projects published a revised list of flats available for booking on their website (www.pethkarprojects.com). As expected, Pethkar Projects have increased the property rate by 200 rupees. Now the property rate is Rs. 4,400 per sq. ft. What was unexpected - at least, for me - was the availability. All flats available for booking were on the even floors - which have a terrace attached to the master bedroom!

I didn't know how to take it. Should I congratulate Jitu Sir - Jitendra Pethkar - for establishing strong bonds with young homebuyers on Indian Real Estate Forum - for trying to explore their preferences about a home - for using that exclusive information to formulate marketing & pricing strategy of Siyona?

But, the double bed & joint accounts are not enough for successful married life!

Or - should I feel sorry for the young homebuyers for being so unromantic? While choosing a home - why did these young home buyers give less importance to the Master Bedroom and more importance to the living room?

True, 18' 6" x 6' Terrace attached to 18' 6" x 13' 6" Living Dining in a 2 BHK & 2.5 BHK & 19' 6" x 6' Terrace attached to 19' 6" x 13' 6" Living Dining in a 3 BHK Flat creates lot of space. But it's 'social space' - 'common space' - used by all family members and visiting friends & guests.

Against that, a Master Bedroom is a private space - exclusively for the master & mistress of the home. A young couple should give more importance to the private space than the common space in the home. No. Giving preference to master bedroom is not only about romance. It's about being responsible too.

And you know what? The Master Bedroom in Siyona - 11' x 13' 6" for a 2 & 2.5 BHK Flat and 11' x 14' for a 3 BHK Flat - is almost perfect for the young couples. Of any size! You can put a full size - king size bed - in this Master Bedroom and have a lot of fun.

1) A Master Bedroom in Siyona has complete privacy - A) It's far away from the common space - Living & Dining. B) It doesn't share a common wall with the second bedroom room - children's bedroom.

2) There is lot of privacy inside the Master Bedroom in Siyona - Attached toilet is at the entrance of the Master Bedroom. So the toilet door is not visible from your bed.

3) I saw everyone admiring the size of Master Toilet - 5' x 8' in 2 & 2.5 BHK Flat & 5' x 8'6" in a 3 BHK Flat - only complaint was the size of the door of the toilet.

4) The size of the window in the Master Bedroom is really good - good for light & ventilation and good for maintaining privacy in the Master Bedroom. Good for drying your extremely sophisticated & dramatically sensuous lingerie.

5) The attached terrace of the Master Bedroom - 10' 3" x 8' 6" for 2 & 2.5 BHK & 9' 3" x 8' 6" for a 3 BHK - is an exclusive cozy corner for the love birds - closed from 2 sides - open to sky. This attached terrace is an essential extension of the Master Bedroom in Siyona.

Because, double bed & joint accounts are not enough for successful married life. Joint efforts to repay the home loan brings the couple closer and makes the life stress free and happy. This attached terrace to the Master Bedroom is the right place to decide your monthly budget - plan early repayment of home loan - secure your financial future and keep romance alive in your married life.

Certainly, a flat which has a Master Bedroom with Attached Terrace - should be the first preference of a young home buyer! Right?

Were the young homebuyers who have booked flats which have terrace attached to living  overwhelmed by the launch offer and succumbed to conventional middle aged person's ideas about a home?

Is this Generation Y becoming more social and less individualistic?

for the young couple - Is a flat only a property - asset - investment? Is a home no longer a romantic place?

Was Jitendra Pethkar expecting this to happen? I went on wondering. To find out, I called him. But his phone was off.

So, what? I knew what Jitu Sir would have said! He would have said -

What's so surprising about it? I always knew that 'a flat which has terrace attached to living' is the first preference of young home buyers. That's why I charged 150 rupees premium for those flats in the launch offer.

Result is - though the initial basic launch rate was only 4,200 rupees per sq feet - most the of home buyers paid me Rs. 4,350 and above!

And that's why, though the 4,200 rate was only for the 50 flats - I didn't change the rate after 50 booking and let 27 more home buyers enjoy the benefit of the launch rate.

This is called win - win principle.. Homebuyers got the flats of their choice at the bare minimum launch rate and I received what I deserved.

And, you know what? The home buyers' preference helped Jitendra Pethkar to increase the rate by 200 rupees for the flats which have a terrace attached to the master bedroom. Because these flats have comparatively smaller saleable areas - even at the new increased basic rate of Rs. 4,400 per sq ft. -  these flats remain within the budget of the target buyers - romantic & responsible young couples - and some 5 flats were booked on 8th of April.
