Ivy Estate Wagholi to Start Giving Possession of Flats!

From the first week of February 2014, Kolte-Patil Developers are going to give possession of flats in Ivy Apartments, Ivy Botanica & Umang Premiere in Ivy Estate Wagholi!

In the last couple of days, Kolte-Patil Developers (www.koltepatil.com) have send 'possession notification' to the flat owners in Ivy Estate Wagholi.

As per the notification, the process of handing over possession of flats will start from 1st week of February 2014.

Some 974 flats in 4 Towers of Ivy Apartments (520 Flats), 2 Towers of Ivy Botanica (172 Flats) & 3 Towers of Umang Premiere (282 Flats) in Ivy Estate Wagholi will be handed over to it's buyers.

Considering the number of flats and time required to handover each flat, Kolte-Patil Developers will need a couple of months to complete the process of handing over possession of all 974 flats.

After paying the last installment, water development & maintenance charges and pending dues & extra charges, the possession will be given on first come first serve basis. After the final payment, it will take some 10 days to handover the possession of your flat. The notification says.

It means that, soon, some 974 families are going to experience the joy of shifting in their own homes in Ivy Estate Wagholi. Soon, some 974 families are going to become proud property owners. Soon, some 974 families are going to fulfill their dreams.

Why the completion & occupancy certificate took so much time?


Last Saturday, Kolte-Patil invited me to share their side of the story. In that meeting, Kolte-Patil told me about the reasons behind getting completion & occupancy certificate.

Kolte-Patil explained to me the process of getting completion & occupancy certificate. How the file moves from one table to the second to the third and the 4th, 5th, 6th, 7th, 8th, 9th, 10th to N number of tables. Starting from the Collector to Town Planing to N number of Building Inspectors to the additional director of town planning and once again comes back to the collector and then goes to the Tehshildar and then to the Resident Collector and then to....

They also explained how inadequately small staffed these offices are and the huge area - entire Pune district - n number of NOCs make the process time consuming and complicated.

In the notification of possession, sent to the property buyers of Ivy Apartments, Kolte-Patil has explained the same thing in this way:


Finally here comes the joy to share the happiness of Obtainment of Completion Certificate from the Town Planning authority for our project Ivy Apartments.

The final Approval was received on 19/01/2014 from the Collector for the Completion Certificate.


1. Possession Announcement for Ivy Apartments: We had shared the Possession announcement to our customers on the day when we receive the Final Approval of the Completion Certificate clearance.

2. Why is it called as “Partly Completion Certificate”?

Currently we have obtained Completion Certificate only for Ivy Apartments Phase I (constructed 4 towers). And we are also coming up with the 2nd Phase for Ivy Apartments (4 more towers), after which we will be able to obtain the Full Completion.

3. Application date for Completion: Kindly refer to the attached Completion Certificate copy which clearly mentions the Application submission date for Completion Certificate to the Town Planning Authority, i.e., 25/07/2013.

4. Building Inspector visit: Even-though it Is not mentioned in the Completion Certificate regarding the status of the Building Inspector visit, please refer to the e-mail communication which was circulated through our Customer Care to all our customers dated 07th Sept. 2013 which was during the first week of Sept. 2013.

5. Additional Director visit: Kindly refer to the Completion Certificate, wherein you can find the date of visit by The Additional Director visit from the Town Planning on 28/11/2013 at 11 am.

6. Town Planning Approval: After the verification of all the relevant documents /NOCs and personal site inspection by Building Inspector & the Additional Director from Town Planning, they finally provided their Approval on 09th Dec. 2013. From this you can understand that it took more than 4 months for the verification and approval from the Town Planning even-though the project was constructed as per the norms and guidelines of Town Planning.

7. Final Approval from Collector: On the basis of Town Planning approval, finally the Collector signed our file on 19/01/2014, which took around 40 days for his final approval and issuance of Completion Certificate.

8. To avail Income tax benefit/exemption: To avail the income tax benefit/exemption under section 24B our customers can submit Official Possession letter along with the attached Completion Certificate during the financial year. To obtain the Official Possession letter, the customer needs to make the complete payments as per the final demand letter and the Official Possession letter can be released within 10 working days. Kindly refer our Possession announcement mail dated 20/01/2014.

Along with this Ivy Estate has attached the copy of Completion Certificate of Ivy Apartments.


What about Drinking Water in Ivy Estate Wagholi:


After completion & occupancy certificate, my next question was about drinking water!

Accepting that the water line from Bhima is going to take some more time, Kolte-Patil told me about the arrangements they have made for providing water to Ivy Estate.

The water treatment plant build at Ivy Estate is calibrated for Bhima pipe line water. Till that pipe line becomes operational, Ivy Estate will get tanker water from the wells in Wagholi and nearby villages.

After the lab inspections, they realized that the tanker water is of a different quality. The water treatment plant for pipeline water will not be useful for this tanker water.

To make this tanker water potable, special plant is required. So, Kolte-Patil is installing separate water treatment plant for the tanker water. Besides this special plant for drinking water, as an additional precaution, water purifiers will be installed in each flat in Ivy Estate.

It means that the residents of Ivy Estate will get potable drinking water. But for bathing and washing, till they get the pipe line water, they have to manage with unprocessed hard tanker water of Wagholi.

"Thanks for sharing info about drinking water & bathing and washing water. Now, I can warn all my beautiful lady readers about effects of hard water on their soft skins and long black hair!," I said.

"More than that - better tell your readers to see that their children drink only drinking water!," Kolte-Patil said.

So, dear beautiful ladies of Ivy Estate, please, take care of your skin, hair and children. I love you all.

What about construction quality and after sales service?


Kolte-Patil told me that they have appointed an out side agency for doing quality audit of each flat, The flat would be considered ready for possession only after receiving the satisfactory audit report of this third party agency.

Then the property buyer will be invited for the pre-possession inspection of his flat. If the buyer finds something unsatisfactory, it will be rectified and then the final possession will be given.

As promised, every flat will come with 2 years warranty. For the repairs, Kolte-Patil told me that there will be a separate 'facility management team'.

"All this sounds good! Let us hope for the best," I said.

Last time when I attended the meeting of flat owners, I felt very sorry for them. All of them were upset with Kolte-Patil for taking so much time to get completion & occupancy certificate and delaying possession.

All of them were looking like hungry babies - very angry with their mother - who was heartless enough to prevent them from eating ladoos she has just made - unless she offers the first one to God.

But, at the end of today's meeting, Kolte-Patil looked different. After offering "Prasad" to the authorities, the mother has become loving & caring. In fact, the mother was feeling sorry for preventing her hungry babies from eating ladoos!

Unique, Painful & Inspiring Wait is Over!


You know? The wait of flat owners in Ivy Estate was unique.

1) Generally, builders in Pune don't complete the construction in given time. But, at Ivy Estate Wagholi, all buildings were ready for possession at almost committed time!

2) In PMC, PCMC & in the fringe villages which come under Town Planning, most of the builders give possession without completion & occupancy certificate. But Kolte-Patil Developers (www.koltepatil.com) refused to give possession without completion & occupancy certificate!

3) When the possession is delayed, generally, builders in Pune do not reply to property buyers' emails & don't take their phone calls. After trying for sometime, the property buyers simply give up and completely surrender to the builder.

But, Ivy Estate replied to the emails, took calls and had meetings with the property buyers. Though the flat owners didn't get the confirmed date of possession, they didn't give up! They keep on trying, asking and demanding!!

4) Generally, most of the Pune property buyers are desperate. They are desperate to book a flat. They are desperate to take possession of a flat.

Paying rent as well as Pre-EMI makes them emotionally & financially vulnerable. Delayed construction makes them more vulnerable and more desperate for possession.

Pune builders take advantage of this situation and let the property buyers accept possession at their own risk - against the letter of furniture possession.

In the letter of furniture possession, builders protect themselves by stating that the possession is only for the furniture & fitments. It means that, those property buyers who live in their flats are occupying it illegally!

If you are caught illegally occupying the property - PMC / PCMC / Town Planning Authority & MSEB penalizes you for living in a flat which hasn't received completion & occupancy certificate - means which is not safe to live.

It means that not only builders but property buyers also do not mind putting the life of their families in danger.

But at Ivy Estate Wagholi, situation was different.

Kolte-Patil Developers was not ready to put the property buyers's life in danger by giving illegal possession without completion & occupancy certificate.

At the same time, the property buyers in Ivy Estate were not desperate and vulnerable like typical Pune property buyers. Though they were suffering financial losses and mental agony, the property buyers in Ivy Estate were not ready to compromise and surrender. Delay made these property buyers more assertive and proactive. Which gave them strength to question the builder about the delay and demand compensation.

I have seen one builder like Kolte-Patil who refused to give possession without completion & occupancy certificate. I have seen Darode-Jog Properties ready for possession project waiting for months & months for completion & occupancy certificate. Just like brand new cars - parked in some open plot - covered with dust - waiting for delivery.

But, I haven't seen assertive property buyers like Ivy Estate flat owners.

Result is, for the first time, at Ivy Estate, I saw a builder respecting the rights of his property buyers.

When I visited corporate offices of Kolte-Patil to get their side of the story, I was welcomed with a bouquet of flowers. Because I took the side of flat owners in Ivy Estate, Kolte-Patil did not treat as an enemy. Kolte-Patil welcomed me as a well wisher of Ivy Estate. Only because of the assertive & united property buyers of Ivy Estate.

5) The flat owners in Ivy Estate inspired many property buyers to become assertive and proactive. Including the flat owners in Tata Inora Park at Undri which is delayed by more that 15 months!

But, I can't guess, how many builders will get inspiration from Kolte-Patil Developers (www.koltepatil.com) and start giving possession only after receiving completion & occupancy certificate! What say you? Please, share your views in comments.

Enjoy 1 - 2 ka 4 & 4 - 2 ka 1 with Credai Pune Metro

When someone calls me on 919860044110 for 3 minutes free advice about buying a home in Pune, I ask him, "Do you know that real estate is a criminal enterprise?"

Generally, the caller says,"I know most of the builders are bad. But, I don't know what do you mean by 'criminal enterprise'?"

"An enterprise - organisation - a group of people who work together - for committing a crime! Do you know what 'crime' means? 'Crime' means - unlawful activity. Crime means - a serious offense, especially one in violation of morality. 'Crime' means - an unjust, senseless, or disgraceful act. 'Crime' means - an evil act. 'Crime' means - something to be regretted. 'Crime' means - any serious wrongdoing. 'Crime' means - a foolish act or practice!," I try my best to explain.

But, now, after Credai Pune Metro Pune Property Exhibition 2014, my job has become easy. I don't have to take so much efforts to warn the buyers about the true nature of real estate business.

Now, even The Times of India has publicly accepted the exact nature of business of it's biggest patron.

Of course, The Times of India has extended it's help to cover up the foolish act.

While explaining the 7.5 % offer of Credai Pune Metro, TOI clarifies that - "The lender will not take a cut on the interest. Instead, the developer will shell out the difference between 7.5% and what the lender is charging for that specific period."

It means that - by shelling out the difference between 7.5 % and the official interest rate - Credai Pune Metro is not going against the directives of Reserve Bank of India (RBI) or not disobeying the court of law.

In short, The Times of India says that Credai Pune Metro is neither committing any crime - nor taking a home buyer for a ride.

To attract the property buyers, Credai Pune Metro is just playing a game.
A motivational game - "One Two ka Four - Four Two ka One".

Now, please, don't ask me - Did Credai Pune Metro (www.credaipune.org) succeed in attracting property buyers?

Hot Air Ballooning at Ganga Platino Kharadi Pune

Last weekend I did what I have never done before. I attended the launch of Goel Ganga Developments' Ganga Platino at Kharadi!

Mr. Zahoor Pirzada, my old friend and very senior salesperson in Pune real estate market, invited me for the launch and I had to go. Otherwise, you may have seen that, I don't review projects of Goel Ganga Developments, Goel Ganga Group and Pushpganga Ventures. Reason is, I know for sure, I can't be unbiased about M/S Goels with whom I have long professional and personal relations.

As I entered the sales office of Ganga Platino, a beautiful young hostess gave me a pad and requested me to fill a form.

"If you book a flat, you will get an opportunity to take a ride in hot air balloon!," the beautiful young hostess said.

"Really!? I hope your balloon will drop me home!!," I said.

"No. No. The balloon will take you up - to the height of a flat you have booked - means, if you book a flat on 9th floor - it will take you to the 9th floor height - so that, you can get an idea of a view from your terrace!," the beautiful young hostess said.

"That's great!," I said and convinced her how I can decide about the booking - only after the balloon ride.

"Let me talk to my seniors," the beautiful young hostess said and vanished.

"Ravi Karandeekar doesn't need to book for a balloon ride!," said a salesperson who came from nowhere and took me out of the sales office to have a look at the hot air balloon which was getting ready for a ride.

The view was beautiful. The sun was setting. The huge balloon was down at the site of Ganga Platino. First few families were ready for the ride. I took out my camera and started shooting. Though the balloon was stationery, I could see how much those property buyers were enjoying the ride.

"Now, it's your turn," said the salesperson and took me to the balloon. Zahoor bhai was there with some buyers. He introduced me to his clients who had booked the flats and were there for a ride. One family was from Ganga Village on Handewadi Road, Hadapsar. His daughter was the first baby born in Ganga Village so he kept her name Ganga! The second family was from Hari Ganga. They had twins - a boy and a girl. Guess, what would be their names?

When I went up in the balloon, it was almost dark. The city lights were looking beautiful. But I liked the sign of World Trade Center Pune most. Have a look....

Last weekend, when I visited Kolte-Patil Developers' Ivy Estate at Wagholi (www.koltepatil.com), everyone was cool.

This must be the result of the fruitful meeting with the builder, I told myself.

"Happy?," I asked.

"Completely disappointed!," said Manish.

"Then why are you all so cool?," I asked.

"Because, now, we do not have any expectations from Kolte-Patil Developers. After the meeting with CEO, we have realized what Kolte-Patil Developers really is!," said Mridul.

"Now, our focus is on consumer court - we all are busy in calculating how much delayed possession of our flats has cost us - financially, mentally and socially," said Manish.

"Yes, compensation for delayed possession is your right. But what about the date of possession? Did you get any honest - realistic - promise?," I asked.

"Honest..Realistic...Promise? From whom? Kolte-Patil? Are you out of your mind?," said Manish and started telling what exactly happened in the meeting.

After listening to him, I came to only one conclusion. Those who have booked the flats in Kolte-Patil Developers' other projects - Life Republic Marunji, Downtown Kharadi, Tuscan Estate Kharadi, 24K Allura & Glamore at Undri NIBM, Florence at Mohammadwadi, 24K Glitterati at Pimple Nilakh - should thank these guys!



When Mrs. Seema Bhakare, Mrs. Veena Dixit & Mr. Srikant Joshi, of Grahak Panchayat Pune, reached Ivy Estate, all flat owners sat in a circle on the lawn of club house of Ivy Apartments.

Mrs. Seema Bhakare explained the procedure of filing a case in consumer court and how to calculate compensation for delayed possession.

Your amount of compensation will depend upon possession date mentioned in agreement (from June 2012 to June 2013!), price of your flat, rent you are paying, your pre-EMI, your loss of income tax exemption benefits, cost of your mental agony & harassment, cost of your emotional sufferings, cost of losing face in your social circle and cost of your family members' losses and inconveniences - like school admissions & change of job.

Considering the amount of individual compensation, total amount would be in crores - Mr. Shrikant Joshi suggested that the case can be filed in National Commission in New Delhi.

Mrs. Veena Dixit explained the importance of organized efforts and assured all that Grahak Panchayat Pune will be with you till the end.

Now, the last question was - how to contact those flat owners who are not members of the Facebook Group?

Would you like to have sex with me?

Would you like to book a flat in Lodha Group's "Palava City" on Kalyan Shil Road, near Dombivli?




Last Sunday, Lodha Group launched - Rs. 14,000 Crore - 4,000 Acre - "Palava", Mumbai's sister city.

Palava is located in the heart of Mumbai Metropolitan Region's Economic Zone, bordered by Navi Mumbai, Thane and Kalyan, 20 minutes from proposed Navi Mumbai International Airport - the launch ad in local newspaper claimed.

Mr. Amitabh Bachchan, the first citizen of Palava, invited me to live in it. Mr. Big B said - "Palava is not just a new place to live, it is a new way to live. This is a city that brings out the very best in it's people."

Impressed by Big B's claim in the ad, I visited the website of Palava City www.palava.in

On the home page there was a video showing Mr. Bachchan in Palava City. At the end of video, Mr. Bachchan claimed that Palava is 'City of Opportunities' - "अनन्त संभावनाओंका शहर".

Very much impressed by Mr. Amitabh Bachchan's claims about Palava City, I looked at the types of flats and their property prices given in the ad - 1 BHK: Rs. 37 Lakh+ - 2 BHK Optima: Rs. 46 Lakh+ - 2 BHK Ultima: Rs. 51 Lakh+ - 3 BHK: Rs. 63 Lakh+ - and told myself, "Sounds good! Let us go and live in Palava"

I am a man of action. First, I called packers & movers and ordered them to come next day and pack everything in my flat in Pune and shift it to Palava. Second, I collected my cheque book and left for Hotel Hindustan International in Vimannagar.

"Welcome!," said the receptionist.

"I am not here to book a room in your hotel," I told her.

"Then, may I know, why are you here, Sir," asked the receptionist.

"I am here to book a flat in Palava," I said.

Pointing at the lift, the receptionist said, "Top terrace, Sir!"

On the top terrace, there was one temporary kind of shed. I went in the temporary shed and announced, "I am here to book a flat in Palava!"

"Have a seat and fill the form, Sir," a gentleman said.

On the coffee-table, there were a few local newspapers. On the front page of all those newspapers there was an ad of Palava. The same ad, I had seen on the front page of my newspaper. There were three more guys in the room. One was busy on his smart phone - expressions on his face told me that he must be playing some game. Second & third were doing something on their laptops. After I finished with the form, one of them came to me and invited me to join him.

"I want a 2 BHK Ultima in Palava!," I said.

"Are you aware about the price?," asked the guy.

"Yes! 51 Lakh - as per your ad," I said.

"Didn't you read the + in the ad?," said the guy.

"Yes, of course, I saw the +. But the ad didn't say what + means?," I asked.

"+ means the other charges, let me show you what they include," pointing at his laptop, the guy said.

"Area of your 2 BHK Ultima is 1026 and base rate is Rs. 4,689 - Rs. 36 is the floor rise - from 1st to 6th floor - but from 7th to 14th floor there is uniform floor rise - Rs. 252. Plus there are Premium Location Charges Rs. 180 - for all floors in this building. It means that your rate would be Rs. 4,689 + 36 x floor number + 180 - which floor you prefer?," asked the guy.

"7 - my lucky number!," I said.

"Good. It means that your rate would be - Rs. 4,689 + (36 x 7 = 252) + 180 = Rs. 5,121 per sq.ft. Means the price of your 2 BHK Ultima would be - 1026 x 5121 = Rs. 52,54,146," said the guy.

"Rs. 52,54,146! Okay. Now, I got what you mean by +," I said.

"No. You haven't got it yet. I am not finished. This is just 'Consideration Amount' - Look at these numbers," pointing at a few more rows in the table on his laptop, the guy said.

"What are these?," I asked.

"That's good! What is the total?," I asked.

"Rs. 61,86,015 only," said the guy.

"Okay. Now, I got it. The 2 BHK Flat is not for Rs. 51 Lakh - as mentioned in your ad. But, for Rs. 61,86,015. Right. Fine. Can you tell me why didn't you mention this all inclusive property price in your ad? I have enough money in my account - so I don't have any problem - but what if someone didn't? Anyways, take my cheque and give me the keys. Tomorrow afternoon - I want to shift in my 2 BHK Flat in Palava!," I said.

"You are making full down payment! That's great!! Let me give you a walk through of Palava," opening a printed brochure, the guy said.

"Don't bother. Mr. Amitabh Bachchan has already done your job - Mr. Bachchan has given me a tour of Palava - not in person but - in the video on your website. Now, just take my cheque and give the keys of my flat!," I said.

"I would be glad to take your cheque - but I can't give you the keys of your flat," said the guy.

"Why? Why can't you give the keys? Don't you have them here with you? Do you want me to collect the keys form your office at Palava or what?," I asked.

"Because your flat is not yet ready. It will take sometime to get ready for possession," said the guy.

"Okay. How much time?," I asked.

"Some 3 years. We have just opened the booking. Not yet started the construction!," said the guy.

"But Mr. Amitabh Bachchan was talking as if Palava already exists - he was not talking in the future tense - Mr. Bachchan was talking in the present tense! Mr. Bachchan said - This is a city that brings out the very best in its people! - I am shocked - disappointed - to know that - Palava doesn't exist - as Mr. Bachchan claimed - in your ad and video," I said.

"You misunderstood him. Mr. Bachchan was talking about how Palava would be when it is completely developed!," said the guy.

"Okay. Okay. I misunderstood Mr. Bachchan and rushed to own a home in Palava. As if Palava is a reality. I completely mistook Mr. Bachchan. But, tell me one thing, why are you here? You knew the truth. Right?," I asked.

"I am here to explain how Palava would be developed. I am here to take bookings of the flats - in 850 acre second phase of Palava - which will have 7 - 14 story some 800 residential towers, commercial spaces - as well as - schools, hospitals & sports facilities!," said the guy.

"Means after I give you money - you will use that money to develop Palava. Right? And then when it will be ready - I can come and stay in Palava. Right?," I asked.

"Now, you got it right. It means that if you want to make a down payment - you can go ahead and do it right now. But you have to wait for a while to shift in your flat. Or the other option is - you pay in installments - as per the progress of the work," said the guy.

"How?," I asked.

"Give me Rs. 45,000 now - today - to block the unit of your choice. Then in within 21 days from today - give me 9.9 % - means Rs. 4,75,160 and within 45 days from today - give me 10.1 % - means Rs. 5,25,415 - rest of 80 % - in installments - as per the progress of the work and the last installment at the time of possession. Cool. Isn't it?," said the guy.

"Okay. Assuming that Palava will take shape exactly as Mr. Amitabh Bachchan has described. Palava - City of Opportunities - "अनन्त संभावनाओंका शहर" - Palava a city that brings out the very best in its people - Palava City - Designed to be among the world's top 50 places to live and grow - Right?," I said.

"Yes," said the guy.

"Do you really expect me to believe in what you have said - printed in this brochure - displayed on your website - shown in your video and give you a down payment or the booking amount of Rs. 45,000? See, I haven't done this before. But this is your job. So, please, tell me people really believe and book - so casually?," I asked.

"Yes. People do. Lakhs of people are booking their flats like this - for many many years - in the first phase of Palava - some 20,000 people have booked their flats like this - What is your exact problem?," said the guy.

"I find - believing in all those claims - ideas - and paying you my own money - plus borrowing from the bank to pay you - to build my flat & to develop entire township - too un-businesslike - too risky - too casual - too careless - uncalled for - unnecessary. I can understand why you ask - you won't be able to build it unless we all pay you - you need our money badly - so you have no option but to become shameless and ask for my money - but why would people pay?," I said.

"Because owning a home is an ultimate dream of every man - to become a home owner - he has to take a risk - trust - believe - in reputed builder - like Lodha Group," said the guy.

"Yes. Owning a home at Palava - the sister city of Mumbai - is my ultimate dream too - but when I want to eat a mango - I buy a mango - don't plant a sapling and wait for the fruits. Sorry!," I said and got up.

From Hotel Hindustan International, I went to nearby Phoenix Market City. Generally window shopping helps me to clean my mind and recharge me instantly. But, that day, it didn't work.

I realized that I was too upset. I was upset with myself for believing in advertising and intuitively deciding to buy a flat at Palava City.

But, more than that, I felt insulted by the builder. How can Lodha ask for my hard earned money so casually? How can Lodha take me for granted? How can Lodha assume that I will commit myself for his offer - without setting terms of transaction in black & white?

Can anyone enter the bank - just like that - tell sweet stories and ask, "Would you like to loan me a few lakhs?"

That question reminded me of a video, I have seen on You Tube. As a social experiment, a handsome guy approached some 100 girls and asked them, "Would you like to have sex with me?"

OMG! Casually asking to book a flat at the launch of project - is as obscene as asking - Would you like to have sex with me?

What say you? Do you say "Yes!" - when a builder asks you such obnoxious question?

Last weekend, I visited the launch of Fifth Avenue, 2 BHK Flats next to Runwal Seagull, on Handewadi Road, Hadapsar, Pune, only to find out - Why did Mantra Properties (www.mantraproperties.in) & Majestique Landmarks (www.majestiqueproperties.com) sign Priyanka Chopra - 'Desi Girl of Dostana' - as their brand ambassador?

"What are you looking for?," a young boy asked.

Looking around, I said, "Certainly, not for you!"

"I am here to give information of Fifth Avenue - what is your budget?," the young boy said.

"You are a sales-boy - salesman! Good!! First show me yours - tell me about your project - about your company," I said.

"Priyanka Chopra is our brand ambassador!," the sales boy said.

"Why Priyanka Chopra?," I asked.

"We are 5 year old builder. Have completed 2 projects. But are coming up with some 16 more - 6 are already launched - 10 will be launched in the next few months - so instant recognition was the need - which Priyanka fulfilled," said the sales boy.

"Instant recognition for instant bookings?," I asked.

"Yes! Our every project has received huge response - even in this project - Fifth Avenue - in the last 2 days - Friday & Saturday - more than 60 flats are booked," said the sales boy.

"Because of Priyanka?," I asked.

"No. Because of the 5 reasons 1) Location - on the main Handewadi Road - next to Runwal Seagull - 2) Property rate - only Rs. 3,490 for 1st to 3rd floors. Rs. 3,540 for 4th to 7th floors. Rs. 3,590 for 8th to 11th floors. Much less than any project - in fact one neighbor - builder - came and complained - 'why are you charging less when people are ready to pay more?' 3) Work has already started - you can see that - 4) Banks have approved the project & given APF Numbers 5) We Pay You Rent - possession is in 20 months - so at the rate of Rs. 5,000 we pay you 20 months rent - 1 Lakh - at the time of registration of agreement," said the sales boy.

"When the offer is so attractive - why Priyanka Chopra?," I asked again.

"Hello Mr. Ravi Karandeekar! How are you? Thanks for coming!," said Mr. Rahul Mundra, one of the directors, when the sales boy was about to answer.

"Hello! Congratulations for the huge response, Rahul! Can I take a photo of one of the most dynamic builders in Pune?," I said.

"Yes! Why not!!," said Mr. Rahul and invited Mr. Sanjay Mehta, the other director too.

I took a couple of photos and thanked them.

While checking their photos on the screen of my digital camera, I asked myself - Is this the answer to my question - Why Priyanka?

"God knows!," I said and thanked them once again.

Now, who will save us from EMI Shahi?


Shivaji Raje,
you saved us from Adil Shahi, Nizam Shahi & Mughal Shahi
and established Shiv Shahi in Maval.
But, now, who will save Shiv Shahi from EMI Shahi?




Raje, after you we all Mavale were safe in our hilly Nane Maval, Andar Maval, Pawan Maval, Gunjan Maval, Karyat Maval, Kanand Maval, Hirdus Maval, Mose Maval, Velkhand Maval. True, we were not prospering like others. But, we were surviving well.

Then came British. They built Dams on our rivers and our land went under the water. But, we didn't mind because these dams supplied drinking water & electricity to our people in Pune.

Sometime ago, someone told us that - British have gone and we have become independent. And independent India wants progress. For the progress of India, they took away some more our land and build Hinjewadi IT Parks.

You know what, Raje? India is not Hindwi Swaraj - we fought for!

We only requested them to spare some water for our farms, cows & children and, please, let us live too. But, they shot us at site - without warning. We didn't understand why they took our blood when what all we wanted was water - water of our rivers!

Now, the same people who drink our water and use our power in IT Parks - built on our land - want to take away the rest of our land too!

Raje, these people are taking away our land just for their pleasure. They want to build farm houses & weekend homes - with a view of our forts and back waters of the Dams built on our rivers. Some want to build hill stations for their entertainment. Some are buying today because tomorrow they can sell our mother land for profit.

No. No. Raje! This is not an army. These are all civilians. Educated middle class people. These people don't use guns and ammunition. EMI - Equated Monthly Installment - is their weapon. They buy anything & every thing on Equated Monthly Installment (EMI). From education to honeymoon - from mobile phone to home - anything & everything on EMI. Including our land!

Yes! Regular events are organized to sell Shiv Shahi on EMI. One such event - Sakal SAAM TV Agrowon Green Home Expo, Season 4 - was organized last weekend. 2013 - The Year of Pain, Misery and Disappointment:


If I had been so called real estate expert, I would have tried my best to explain - Why Indian realtors would like to forget 2013 in a hurry.

But I am Ravi Karandeekar. I am Pune real estate blogger. I blog for helping property buyers to buy a home in Pune real estate market. My concern is Pune home buyers. Not Pune builders.

For me, slowdown or boom in Pune real estate is not important.

What all matters to me is - satisfaction level of home buyers.

We must change the way we buy a home




The launch of DSK Aanandghan at DSK Vishwa Dhayari
was the most important event in December 2013.

The response & number of bookings proved that the way we buy a home is good for the builder. But absolutely bad for the home buyers.

The builder got enough number of bookings - confirmed interest free supply of funds - to build the project.

But, what did you get?

Nothing!

In fact, those who booked the flats ended up paying irrationally high property prices & lost their hard-earned money!!

Don't tell me - 'The discounted property prices!'

The discounted property prices was not an offer.
It was just a trick.
A simple trick every small time hustler at the corner uses very often.

Unfortunately, today, every builder in Pune has become a hustler and real estate marketing has become a con-game.

The only way to protect yourself from builder's swindle is to change the way you buy a home.
Because, if you change the way you look at the things
- the things you look at change.

Kolte-Patil Developers - Tell the Truth and Shame the Devil

Flat Owners in Kolte-Patil Developers' Ivy Estate at Wagholi are Fighting for Possession & Compensation!:




The flat owners in Ivy Estate at Waghoil are very angry with Kolte-Patil Developers Ltd.(BOM:532924) -.

Kolte-Patil has constructed the buildings as per schedule. The flats are ready. But for the last 6 months, Kolte-Patil is refusing to give possession.

As per the agreement, possession was in June 2013. But, even in December 2013, Kolte-Patil Developers haven't given possession of Ivy Botanica, Ivy Apartments, Umang Premiere in Ivy Estate Wagholi.

Not only that! Even after the delay of 6 months - Kolte-Patil is not giving the exact date of possession.

Result is, for the last 6 months every flat buyer in Ivy Estate is suffering financially. They are paying Pre-EMI + Rent for the last 6 months. And they do not know - how much more loss they have to bear.

The loss is not only financial.

Kolte-Patil Developers have disrupted their life.

Those flat buyers who are living on the rent - can't renew or give notice to landlord. Those who have school going kids - are worried about their children's education. Those who are going or coming from 'site' - don't know what to do. Their careers and jobs are stake.

In short, Kolte-Patil Developers have made their life miserable.

Now, what all these flat owners in Ivy Estate are demanding is - the early & firm date of possession and compensation for financial loss & mental agony.

But, Kolte-Patil Developers is giving only vague answers. No firm commitment.

So, ultimately, the flat owners in Ivy Estate Wagholi are planning to go to consumer court.

This is what Mridul, Manish, Divya & Abhay told me, after the meeting of flat owners in Ivy Estate Wagholi, on last Sunday.

"Tell me once again, why Kolte-Patil is not giving possession?," I asked.

"Because of delay in getting completion & occupancy certificate - we are told," Mridul said.

"But there must be some other reasons too - we are worried," Manish said.

"Such as...," I asked.

"We couldn't talk to the owner - or any responsible top manager - for the last 6 months - only customer relations executive is giving the standard reply - the process of getting completion & occupancy certificate is time consuming - this has created doubts in our mind - Is there any other issue - about water line - power supply? Why is it taking so long? What is the real problem?," said Abhay.

"What do you expect from me?," I asked.

"What can you do? All we want is possession of our flats - & compensation for the delay!," Manish said.

"Okay. Let us record your video - explaining your issue," I said and recorded their video.

While coming back, in the bus, I saw the video and started wondering - how innocent we all property buyers are! We don't have slightest idea about who is the true 'devil'.

Kolte-Patil Developers, now, 'Aam Aadmi' is awakened and united.

Better tell the truth & shame the devil.
