Mad about Megapolis

"Paradigm Shift" at Megapolis Hinjewadi Phase 3:

After a long long time, last weekend, I visited Megapolis, Hinjewadi Phase 3 (www.megapolis.co.in).

On Saturday, 28th September 2013, I had a good look at Sangria Towers from Mann Pirangut Road and visited Swapnil Hirapurkar.

The next day, I was with Mr. Chetan Shirude, marketing manager, Pegasus Properties. Chetan showed me the clubhouse of Sangria Towers. Together we went to Swapnil's flat and had a meaningful conversation about....you know what!

I saw the under construction site & sample flats of Mystic Towers, which will be officially launched in the next few days.

Chetan introduced me to Cdr (Retd) Sanjeev Deshpande. The new CRM - Customer Relations Manager of Megapolis. Commodore Deshpande was sitting in Hemant Kulkarni's cabin. Customer relations had taken the place of marketing. Huge change! Paradigm shift!! I was impressed.

Commodore Deshpande didn't let me shoot his photo. Swapnil didn't give me video interview. So what? I could eat Chetan's tiffin. His wife is a great cook. Her phulkas (Chapati / Rotli) were ultimate. The way she folds her phulkas is an art & science.

On Monday morning, I tried my best to replicate Chetan's wife's phulkas. You know what? I was almost successful! I folded them properly in my son's lunchbox. Obviously, I couldn't resist myself from tasting the rest of phulkas. So, sorry, I can't serve you any.

But don't worry. I can share with you a few photos of Megapolis. Have a look. Please, keep in mind that it's all about Chetan & his phulkas. I am not mad about Megapolis.

    2. Dear Anil, what you see here is the amenity of Sangria Towers. For which you have already paid while buying a flat. Like this every cluster will have it's own clubhouse with swimming pool. The "private club' will be the different facility with a paid membership.

Eg : resale noc, lease land not fully owned. Ravi, you weren't impressed with Megapolis and fell out of love with it - what has changed now? Is mad at Megapolis being mad in a good or bad way? I think the residents there are doing a fab job and should be congratulated. Staff are helpful and yes, the buildings are a bit closer than I would have loved or understood by the models but I loved climbing up 16 floors to view mine!! It looked well managed and the monsoon view was fab, just won't last long as the new buildings will block my beautiful view!!!!

  5. Most of the population working in hinjewadi is young in the age group 22-30. Very few will be with families. If my analysis is true then there will be more bachelors than family. Now imagine bachelors staying above, below adjacent to you. Most of the people will be investors here and while renting their apartment they will give preference to bachelors than family because of obvious reason. I don't think Megapolis or any builder can have any objections to bachelors tenant. A good establish society always bans bachelors.

    I see many families will come down to stay only if it is livable place specially when they have female members in the family.

  7. hi guys HIP(www.homeinpune.com) has done lot of business in MEGAPOLIS, let me clarify few issues which have been raised to Ravi - Working Bachelors are permitted in all colonies in Megapolis for rent. With effect from Sep 2013 the NOC clause has been amended and now even non IT people can buy flats, but priority wise IT will be preferred.How does lease land affect anyone as renewal of lease @1.50 psf after 99 yrs is mentioned in sale deed.

      Intention behind Megapolis is to provide affordable housing for IT professionals working in SEZ.
      Obviously, selling flats to those who are not working in SEZ is a crime.
      Crime against the farmers who's land is acquired for the specific purpose.
      Crime against IT professionals working in SEZ who's right is abused.
      By buying a flat which is reserved for IT professionals working in SEZ, Non-IT people commit a social crime.
      Point is, it's not about 'discrimination'.
      It's about justice & crime, right & exploitation.
      Please, do not become an accessory to crime.
      Be aware, real estate is a criminal enterprise.
      You can do better than becoming a henchman - a member of a criminal gang.

Thanks - Home in Pune, does it only apply to people who buy after Sept 13 or anyone who wants to sell after Sept 13? 99 yes isn't long enough a lease clause and all I was staying was for Ravi to publish this lease on his blogs - I only came to know about it when I went in for registration. If I buy abroad I would like to think of lease not in India so wasn't a question I asked earlier.. I reckon the build quality is good, the main query remains how the impacted ones have been treated. What has Swapnil to say now, Ravi? Is all fine or on its way to be fine? Is the advise for most folks to stay with ceramic tiles as opposed to laminate flooring?

    To be honest with you all, I also have a flat booked in Splendour - Megapolis Smart Homes 3, Building-4.

    But what I see on videos from current resident of phase I and II on youtube are horrible. They are explaining poor quality of construction and poorly maintained. I am afraid now.

    I saw you appreciating Megapolis always, but need your views on quality.

  11. I am also following Ravi's views on Megapolis for long time In fact I booked my 2.5 BHK in smart home instead of 2 BHK in Sangria (as I had my budget constraints those days) after discussing with Ravi only.

    I would say we largely misunderstood Ravi's efforts to show the both good and bad side of the project. I think he initially said Megalopolis as good investment as it was extremely good value of money until smart home phase 2 but then phase 3 onwards builder become greedy (as they got some 800 booking inquiry in advance before launching phase 3). I remember Ravi criticise that move as well for considering buyers interest. Ravi also showed a good graha pravesh visit for one of the phase 1 residence and yet escalated the issue when one of our fellow residence faced absolutely nightmare situation on maintenance side and I would like to believe it’s that escalation and rave on that escalation on net and social network, which forced builder to seriously consider the impotence of maintenance.

    I think we should not see Ravi’s views are as biased or against any project. We should see them as first-hand information or view from a freelance journalist focused on property market.

    I think we should see him as opportunity to get a non-biased review of some exiting projects.

    I really fell in love with Megapolis, but after discovering these facts I'll have to live with my heart broken for sometime...I have decided not to book flat there.

I stay in megapolis and few peoples are wearing megapolis id card and asking me to keep maid who they suggest and aslo they are asking 4 K. During shifting of furniture also few local peoples comes create new sense inside Megapolis. It is outside of city and local peoples are entering the socity without fearless. I complianed to maintaince office but they are telling me to aggree for the local rowdy like peoples.

    What action will be taken for this kind of peoples

  20. Why No blogger is writing about LOADING up to 50%. Now a days builders have got new trick. They are increasing size of flats to show more carpet but actually they are loading more and more. No blogger also talk about selling of terrace at flat price while terrace is not a part of FSI still builders are increasing terrace size up to 500 in bigger flat and getting more money from flat buyers. Why blogger are shut their mouth on this part. The loading is calculated as salable area - leaving carpet area (less terrace) divided by living carpet area. Most of the builders have loading of 40 to 60%. So why you pay 100% and get 60 to 40 % . Flat buyers need to think on this and blogger need to write on this if they are not paid by builders.

    2. So Far I have not seen any builder selling property based on carpet area, at least openly. But yes they show carpet area in agreement but always calculate value based on salable area. They have got new idea of lump sum after govt told to sale by carpet rate only. Builder have stopped giving rates in advertisement. Builder can not show carpet rate because no one will visit the site if they show rate of carpet sq.ft. For example. Blue Ridge 2 BHK flat costing 90 lakhs (agreement value) and carpet area is about 1000 then the rate will be Rs. 9000. And if they display this rate in add then hardly buyers will visit the site. Investors are getting fooled if they don't use flat to stay. 90 lakhs interest at 10% will be 45 lakhs for 5 years and they have spent money about 10-15 lakhs on registration, development charges and Taxes etc. They will be benefitted only when that flat is sold at 1.5 CR. which is hardly.Yes they may get some rent for couple of years after possession. So investors need to think about calculation as buying flat is a good risk if you don't get proper builder. Now a days every tom dick and harry is a builder in Pune. So Be carefull guys.

I would request bloggers that instead of posting pictures of Show flats and project which is always seen by buyers you should post permissions taken for the project like NA, Commencement Certificate, Plan sanctioned etc. There are many cases where builder got permission for few story and they build more story anticipating that they will manage permission for rest and flat owners are not aware about this development and they are helpless once they pay amount after booking.

I suggest dial 100 number and call police if there is any nuisances by any locals. Don't live like cattle live like a human being. no one helps you you need to help your self. start meeting every sat/sunday at common place and fight against any mischievous activity in the complex. Don't ask any blogger what to do ?

  23. Kindly post project details of Eela now. Details should be useful for buyers including project permissions, completion of other project by this builder, timing of possession, promises given and fulfilled in earlier project. Point to be noted in sale agreement. Whether this builder has handed over society to buyers along with conveyance. if not then when he is going to do it etc. These are important point for prospective buyers and NOT photos of sample falts. Most of builders are not doing conveyance so that in future if there is a rise in FSI they can use same to build a building in amenities space or increase the floors. Buyers won't be able to oppose because on paper builder is the land owner and he can do what ever he want with land till it is conveyed to buyers or society. Builder always take it in writing no objection from each buyers at the time of possession so it is as good as your permission to increase floors or build another building in amenities space. Also in case of damage to the building buyers won't be able to construct building without builders permission. So buyers are requested to consider these point while buying. Always ask builder about earlier project and its conveyance. Land must be transferred to the buyers ASAP. Bloggers should put pressure on builders thorough their blogs too which would be real help to buyers. -

  24. Revisiting Megapolis blogs after almost 4 years since i attempted a purchase. Megapolis (smart homes) still remains the most affordable project in Hinjewadi . Megapolis along with Blueridge are the only 2 projects in Hinjewadi which have completed at least the first phase !.
