Celebrating the death & destruction of Pune

Incidental findings at 'East of Pune', the property exhibition at Hyatt Regency, on Nagar Road, Pune:




'The Times 'East of Pune' Property Showcase' was less about properties and was more about plots. Plots means, the agriculture land - mostly, on the hill top and hill slopes. Obviously, located not in the east - but, in 'West Pune', a few kilometers away from Hinjewadi.

All 'well known' names were present - Sairung Developers (www.landequityexpo.com), Right Choice Group (www.rightchoicegroup.in), Future Development Construction Company (FDDC) (www.fdccindia.in), The Landmark Corporation (www.thelandmarkcorporation.com). Including, some Universal Landmarks(www.universallandmarks.com). Together these 'plotting schemes' had occupied bigger and prominent space in Hyatt Regency on Nagar Road.

After visiting a couple of plotting stalls, I realized that their 'sales talk' is the same.
Invest in land.
Earn appreciation.
Become rich. At any cost. By any means.
Forget the death of Vishakha Sachin Wadekar and her 14 month old baby Sanskruti at Shindewadi near Katraj Tunnel.
It may be 'man-made disaster' or a natural calamity - who bothers about - what did really happen - at a place far away from our Pune City - at Kedarnath in Uttarakhand?

Looking at the crowd of visitors in these plotting stalls, I had no option but to agree with the salesman.
God has stopped making land. Not human beings. If you lost one - you can get a new spouse.
But, if you lost an opportunity to own a piece of land, - who knows - whether you will get a second chance or not.

Some visitors raised questions about the hot debates on 'land mafia and destruction of the hills around Pune'.
Oh! That's nothing more than TV News Channels' desperate efforts for higher TRP ratings. He was told.

The sales guys in these plotting stalls didn't have to take much efforts to convince that greed is better than green. Prosperity than people. Money than life.

After visiting most of the stalls, I sat in the hotel lounge. Looking at visitors coming out of exhibition hall. Everyone was smiling. As if, he has attended some celebration and want to say, "Thanks, The Times of India!"

    I always hear negative tone from white collar middle class people on land investment.. I totally agree that by and large so called “investors” get conned by the sellers or end up with some illegal deals.

    But I think we cannot deny the appreciation factor on land investment.

    Isn’t there a single reliable developer selling plots 100% legally ?

    With my limited knowledge, I am aware one has to take care of certain aspects while investing that –

    1) You cannot purchase agri land under 10 guntha
    2) You need to have agriculturist status to do so

    But I am sure there may be several other aspects that must be considered for buying land for investment. As you may have witnessed in the exhibition, there is a huge population willing to take that plunge.

    Could you please dedicate one of your blogs to provide some guidelines for this class of people ? Or point to some reliable legal advisors ?

    After 2 months of desperate internet search and talking to multiple property lawyers, at least I am completely lost …

  2. can u tell me which area in pune does not have water problem. i am a mumbaikar
    getting ample municipal water and properly treated by world bank financed and certified treatment plants. i went searching for a 2 bhk resale flat in viman nagar for 60 to 70 lacs. and in every society i saw tankers between 12 noon and 4 pm.
    who pays for this recurring expenditure. is it a tanker mafia or real shortage of good water. does pune have a water treatment plant?

  3. I agree that one should not sell there farm land as a farmer .But the reality is you being farmer can not maintain the land and make proper use of it due to many reasons
    1.Internal dispute in family
    2. Improper record available with Govt
    3. Incorrect land measurement
    4. Threat to aquire land for some town development ( dam,road etc) without assurance of replacement.
    5.Need to pay money for getting property docs and so forth

    Why farmer should keep such lands with them ? If System is not there to support them then they give up and find a way to make some money and comeout of trouble

I am one IT girl who IGNORED all the complaints against SAIRUNG DEVELOPERS posted on different web sites and still went ahead to purchase a plot with them trusting them blindly and today I am running after Consumer Courts and Police Station after getting badly cheated by them. I can only say one thing:

    Don’t purchase plots from SAIRUNG DEVELOPERS. They are BIG CHEATERS.
    You will LOSE your HARD EARNED MONEY. There are many CASES filed against them in CONSUMER COURT and in PUNE POLICE Station.All those good comments you see posted about SAIRUNG are by their own staff., never go by them.For how they cheat, just go to the courts and police station and ask for the file cases., you will see many.

    I was so tempted to purchase a plot in MARUNGI Road near LIFE REPUBLIC looking at the appreciation it will earn me and now I am suffering very badly.There are many groups in YAHOO, REDIFF, IndiaRealEstateForum, OLX, FB where people have shared all their BAD experiences they had with SAIRUNG DEVELOPERS.

    I was actually tempted as I knew many people who purchased plots from SAIRUNG and earned good returns when they sold it off but the one who holds it finally will suffer as some of these people who approached the Municipality for constructing the houses were told clearly that none of these plots are legal, they come under MIDC and will never be given permission to construct houses.

    So as long as it runs, SAIRUNG DEVELOPERS will keep cheating people and make MONEY. At the end of the day, people will have to run after Consumer Courts like me as these are CIVIL cases and no DIRECT POLICE action can be taken on them. I am BLEEDING.
