Property Rate Rs. 2750 - 2850 - 2950 - 3050 per sq ft!

From Sunshine Joy at Pirangut Chowk, I visited UrbanGram Pirangut, near Ghotawade Phata - one more busy chowk of Pirangut Urawade. In fact, Ghotawade Phata is more busy. A road connecting Lavasa with Mumbai Pune Highway crosses Paud Road at Ghotawade Phata.

Conveniently, UrbanGram is located some 200 - 300 meters away from Ghotawade Phata. I was glad to see the RCC structure of UrbanGram. I tried to count the slabs. Looks like five - six slabs were ready!

The site was very clean and well organized. Mr. Balasaheb Lagad, my friend & chief engineer & project manager of UrbanGram Pirangut, told me that - out of 12 story 8 buildings in UrbanGram Pirangut - C, D & E buildings are under construction.

Pointing at the huge stock and continues production of fly ash bricks, Mr. Lagad told me that, soon brickwork and plaster will start and in the next 6 months the structure of these buildings will be ready.

"Are flats available in these under construction buildings?," I asked.

"The flats are available in the upcoming buildings! Not in these!!," said Mr. Lagad.

Mr. Dinesh Bandal, 95525 94428, sales executive, had gone for registration of agreements. But Mr. Lagad showed me the property price list. The current property rates at UrbanGram Pirangut are Rs. 2750 for 1st to 3rd Floors. Rs. 2850 for 4th to 6th. Rs. 2950 for 7th to 9th. And Rs. 3050 per sq.ft. for 10th to 12th Floors.

"Good rates!," I said.

"Do not only consider the property rates - look at 'other charges' too," Mr. Lagad said.

"Other Charges - Oh! Mr. Lagad you must have seen the price list of Sunshine Joy!," I said and had a look at all inclusive property prices at UrbanGram Pirangut. 1 BHK Flat - Rs. 19.54 to 21.49 Lakh. 1.5 BHK Flat - Rs. 25.38 to 28.1 Lakh. 2 BHK Flat - 29.69 to 32.61 Lakh. 3 BHK Flat - Rs. 37.6 to 41.27 Lakh.

"Quite affordable property prices!," I said.

"Do not only consider the all inclusive property prices - look at the 'quality of construction' too!," said Mr. Lagad.

"Consider who is the chief engineer & project manager - right?," I asked.

"Consider the brand - UrbanGram!," said Mr. Lagad.

  1. Pirangut will take another 5 years + before IT professionals will consider moving there,assuming there is development beyond Phase -3 .
    Looking at the global economic scenario ,lack luster sales of IT Companies , No Hikes , Lay-offs by Infosys etc ..I doubt if anyone would like to invest there hard earned money in the middle of no where.

  3. why to buy in Pune ? while for same price flat...rent value is double in Bangalore. Everyone will agree on below fact, right ?

    Pune 60 Lac flat = rent is 13K {50 K deposit}
    Banglore 60 Lac flat = rent is 20K {1.5 L deposit}
    Bank interest of 60 L = 50 K per month - after paying all taxes to govt.
