Oranges & Lemons

Royal Orange County at Rahatani, Aundh Annex, Will be Launched on Saturday, 9th March 2013!


A couple of months ago, Mr. Rahul Gandhi, one of my readers, has booked a flat in the pre-launch offer of Royal Orange County (www.royalorange.co.in). Recently, Rahul lost his patience and asked me, "Should I wait or cancel my booking?"

"Why did you book?," I asked.

"For the environment friendly features," Rahul said.

"Means, you understand the difference between Oranges & Lemons. Right?," I asked.

"Yes! That's why I booked a flat in Royal Orange County. But what about the builder? Aren't there 'oranges' among the builders? Or, are all 'lemons'?," Rahul asked.

"Answer is in your question, Rahul! What would you like to do? Wait of 'orange' or go for 'lemon'?," I asked.

"I don't mind waiting for this property - if there is no monkey business," Rahul said.

Obviously, when I saw the stall of Orange Royal County in The Times Premium Property Showcase at Westin Hotel, I thought that Rahul's wait is over. I stopped and asked, "Have you received all sanctions & approvals?".

"Of course, except N A. But that's not important. Since, we are in PCMC, we are going to get it by default!," a gentleman at the stall said.

"But, have you received N A Order?," I asked.

The other person in the stall whispered into the gentleman's ear. The gentleman asked me, "Do you write a blog?"

"Yes," I said and introduced myself.

"You now what? Those who have booked in the pre-launch offer have earned nearly 1000 rupees appreciation. Even now, someone who books before 9th March can get a discount of Rs. 180 per sq. ft. on the 'current' pre-launch property rate of Rs. 5,400 per sq.ft.," pointing at the price list, the gentleman said and added that, "By the way, on this Saturday - 9th March - we are launching the project!"

"One more news - now, 4 BHK Flats are also available for booking - in the pre-launch offer - till 9th March - at the pre-launch property rate of only Rs. 5,800 per sq.ft.," the gentleman said.

"Good!," I said and started reading "Notes" on the property price list -

1) Booking Confirmation Amount Rs. 5,00,000 for a 2 BHK & a 3 BHK Flat in Rudra 1 & Skambh 1 (Name of the buildings!)
2) Booking Confirmation Amount Rs. 10,00,000 for 4 BHK Flat in Viraj (Name of the building)
3) Cancellation charges 15 per cent of booking amount will be applicable.
(No charges if - cancellation within 15 days of booking date.)

4) Floor rise above 4th floor - Rs. 25 per sq. ft. per floor
5) Garden facing flat Rs. 100 per sq.ft. extra.

6) Car parking will be in a prefabricated steel shed.
7) Possession date of the entire project will be December 2015.

"Meet Mr. Sandeep Sonigra - the man behind Orange County Foundation!," the gentleman disturbed me. I got up and said, "I am your big fan Mr. Sonigra. I want to write about your green initiatives"

"You must! We have abundant natural resources like sun & wind. We must use them wisely for the modern sustainable urban living. That's why we call this project Urban Village!," Mr. Sonigra said.

"Yes! And you have successfully demonstrated how to harness these natural resources," I said.

Someday, I hope, I will meet some builder who will equally care for one more natural resource - human resource. Young generation of this country. Who buy homes and raise next generation. This builder will print on his brochure -
Electricity Bill - Zero.
Carbon Emissions - Near Zero.
Exploitative Extra Charges - Zero.
Unfair Trade Practices - Zero.

That day, I will be able to answer Rahul's question - "Aren't there 'oranges' among the builders? Or, are all 'lemons'?"

    I am a regular reader of your blog. But now i have taken decision to buy a 2BHK house in pune. My budget is less. I recently visited Orange county. Its rate have not gone up since the launching. Well it is good for me, but is it because it is having some issues with land or something!! Please suggest should i buy a house in this project.

  4. Hi Ravi,

    This is the only project offering INR 5500 psqft rate in that area near Pimple Saudagar. Rhadki in front is offering at 5950. The building G/H are almost complete but there are ample flats still available and I am thinking of booking one of 877sqft flat. Please share your view. The complete project will be over by Dec 2017 so no completion/occupancy till that date but flats are ready and as per builder latest by Mar 2016 will be handed over. Quality is reasonable but the concern is of Green amenities like Solar powered inverter system maintenance and upkeep considering cot factor.

    Can you visit this project and give your feedback for this Project.
    They have built very good building as per the plan and they are quoting very reasonable rates. as per the situation they can give the possession by march 2016.
