I was too eager to wait for a jeep at Wagholi Bazar. I wanted to reach KUL Nation (www.kulnation.com) as soon as I could. 10,000 Homes in 103 Acres is too much. So, I started walking.

There was lot of land on both the sides of the narrow Wagholi Awhalwadi Manjri Khurd Road. By the time, I reached Holy Angel School, I was convinced that 103 acre KUL Nation is just a small slice of a big cake. A few lakh, more homes can be constructed only on this road.

For a moment, I thanked Maharashtra Government for passing Special Township Act and allowing the builders to buy cheap agriculture land to develop a township of affordable homes for urban middle class. Result is a huge supply of homes around Pune.

Huge enough to compel Mr. Satish Magar to advertise Nanded City Pune. He who had never advertised when Magarpatta was the only big size township in Pune. Home is a basic need. Construction is a slow & time taking process. So, you can always sell more than you can build. What's the point in wasting money on advertising? Mr. Magar used to say.

When I was walking on the soft & fresh tar road of KUL Nation, a young farmer working in the field by the road side, asked me,"Visiting Kumar Builders?"

"Yes, of course! Otherwise why would I be here? How come you are still farming? We need lots of homes," I asked.

"Don't you need food?," he asked.

"Certainly. Every flat has a kitchen & dining. Where we cook & eat. What about you? Don't you think that building homes would be more profitable than growing vegetables?," I said.

"I don't know about profit. But, sometimes, instead of vegetables - I feel like growing homes. You know why? Because, you people pay in advance for growing homes - but not for growing vegetables," he said.

"Do you think that constructing homes & growing vegetables is one and the same?," I asked.

"Isn't it? I am RCC contractor too. It's my side business!," he said.

"But there is no shortage of vegetables. Why would one pay you in advance?," i said.

"Shortage - scarcity - is a state of mind. Not a fact. If I convince you about shortage of vegetables, you will pay me in advance too!," he said.

"How is it possible? Vegetables are available at every corner!," I said.

"OK. So you shop vegetables at the corner. But why don't you do the same about homes? Why do you visit the farm of homes?," he asked.

"You mean to say that Kumar Builders and you are both farmers!," I asked.

"Yes! Look at my banana orchard. Next to it he is going to cultivate homes. Want to buy my bananas? Booking is open!," he said.

"But I don't know anything about growing bananas!," I said.

"Do you know anything about constructing homes?," he asked.

"No. But what is the point?," I asked.

"I may be the last farmer on this road who is growing vegetables. All have sold their lands to builders. So, lots of homes would be available. There wont be scarcity of homes. Abundant homes will available. As abundant as vegetables. So, buy homes as you buy vegetables. No need to finance the farmers - I mean the builders!," he said.

"You know what? When you stopped me, I was thinking on the same lines. Abundant supply of homes! KUL Nation will have 10,000 homes. Just imagine how many more homes will be constructed on the rest of the available land around Pune!," I said.

"Who will tell this to those who have scarcity mindset? We are a nation of scarcity crows!," he said.

    Thanks for sharing wonderful blog.

    I have query: I am planning to buy 2/3 BHK in Pune. I shortlisted two properties, both from Kalpataru (Serenity-Manjiri and Splendor-wakad).

    Which one is better (promised possession in June-13):
    Wakad - 2 BHK - 68lac (only few available on top floor)
    Manjiri - 3 BHK - 69lac (choice is still there)

    I suppose for Wakad I can't wait till possession as it will be sold-out for sure but for Manjiri I guess I can wait till possession.

  4. Cheaters No.1 in Real estate and below are Characteristic of KUL,

    1. Delay in comletion of project varies from 2-3 years.
    2. Very poor construction quality.
    3. False promises about road, light and water supply
    4. Manage and produce all fake legal documents.
    5. Unprofessionalism

    With all the due respect I have some comments to make. I have always seen that you criticize all most all the projects you mention in your blog. I have never read any post in which you have appreciated the builder or the project. Everybody knows that builders are not clean collared, and in every deal you make you run the risk of being cheated one way or the other.

    I have been following your blog since I was planning to buy a home in 2009. and I have been benefited by your advice then.
    Now I am looking for a investment opportunity up to 20 Lakh, and keep coming to your blogs but it seems if I go by your/others views there is no place where I should plan to invest.
