This has become my standard opening statement. I repeat it every time when a reader of Ravi Karandeekar's Pune Real Estate Market News Blog calls me on 919860044110 for advice on investing in Pune real estate.

But why the property buyers call Ravi Karandeekar? How do they find you? Are you happy? Are you planning to continue to do what you are doing? Mr. Dinesh Raste, Director, TCG Real Estate (www.tcgre.com), went on asking.

At one point of time, i felt like saying, "Dineshsaheb, i will stop blogging only if you give me a job!" But, i didn't say it. Because, for sure, Mr. Raste would have given me an appointment letter immediately. And I would have accepted it too. Because, working with Mr. Dinesh Raste is one of my most favorite ideas - for the last 10 years. From the day Mr. Raste left Aditya Builders (www.adityabuilders.com) and joined DLF (www.dlf.in), the biggest real estate company in India.

Though i am committed to keep on blogging for the rest of my life, I believe in keeping an option open and live. In my professional, as well as, in my personal life. Options like Mr. Dinesh Raste and Ms. Madhuri Dixit-Nene.

Thank God!, i don't have to take extra efforts to keep in touch with my options. They are always part and parcel of my current life. I keep on meeting them often. Like i was meeting Mr. Dinesh Raste to write about TCG Lifespaces' first residential project, The Crown Greens (www.thecrowngreens.com), opposite Infosys, in the 2nd phase of Hinjewadi IT Park.

Now, if you are thinking that I am going to praise Mr. Dinesh Raste's upcoming projects - you are right.

I am too excited about The TCG Mall at Wipro Circle and - The Crown Greens in the 2nd Phase of Rajiv Gandhi Infotech Biotech Park at Hinjewadi. And 50 Acre TCG Vornado Township near Megapolis and Eon Homes in the 3rd Phase of Hinjewadi IT Park.

As excited as I am about Sparklet - Megapolis Smart Homes 1, Sunway - Megapolis Smart Homes 2 & upcoming Megapolis Smart Homes 3 and Sexy Sangria in Kumar Properties and Avinash Bhosale Group's Megapolis.

I love these real estate projects in MIDC's Rajiv Gandhi Infotech & Biotech Park in Hinjewadi because
1) I love to live in an area which has good infrastructure - road, water, electricity, waste management, with safety & security.
2) For me, "value for money" is the most important parameter while buying a property.
3) Add to it, the benefits of living near the work place - walking to work, spending more time with the family and living in the company of as young & as intelligent - as you & me.
4) I know maintenance of these properties would be much more than the projects in PMC - PCMC & fringe villages. But so is the appreciation and rental income.
5) Less cost of car maintenance, less fuel prices, less price of consumable items - food - & medicines will reduce lot of monthly expenses in these projects in MIDC's Hinjewadi Phase 2 & 3. Thanks to almost no octroi!
6) I was hoping to save on the property tax but Mr. Dinesh Raste suggested that one should be prepared to pay. Who knows? MIDC may impose the property tax at some point of time down the line!

Certainly, all these benefits are common for all these projects - The Crown Greens, TCG Vornado Township, EON Homes & Megapolis. So, my intention was to find out the unique features of each project. Look what i have found:

I am big fan of Mr. Bharat Agarwal, my old friend & Chairman of Kasturi Housing (www.kasturihousing.com). Mr. Bharatbhai may be one of the few builders in Pune, who is admired by his staff. So, obviously when i visited the site of EON Homes in the third phase of Hinjewadi, Mr. Aniruddha Gajre, Project Manager, and I talked more about Bharatbhai than the project.

Mostly, EON Homes will be launched in April 2012. So, on a war footing construction of the site office, site development activities like re-plantation of trees, compound wall, cleaning & leveling of the plot, and pre-construction activities like soil testing and even excavation were going on.

Mr. Aniruddha was very excited about using latest construction technology for high rise towers in EON Homes. For Aniruddha it's an honor to work as a project manager of the real estate developer who is considered as a perfectionist.

You know? I have to execute more than 5,000 drawings, Aniruddha told me. At Kasturi Housing not a sq-cm is constructed without a drawing.

Bharatbhai is a builder in the true sense - well balanced mixture of an artist, an engineer and an architect. And over the years, Bharatbhai has developed a team which is as perfectionist as he is. Besides, personal involvement of every team member, Bharatbhai has developed internal reporting systems which make sure that all subcontractors and agencies make minimum mistakes and errors. So, obviously like all Kasturi Housing's projects - apostrophe at Wakad & The Balmoral Estate at Baner etc., EON Homes will set new standards of quality in high rise townships in Hinjewadi.

3) Megapolis Smart Homes 3, Hinjewadi Phase 3:

I am not at all interested in the launch date of Megapolis Smart Homes 3. I didn't visit Mr. Hemant Kulkarni, GM, Pegasus Properties (www.megapolis.co.in), because i was curious to know about the property & prices of the Megapolis Smart Homes 3.

In fact, i requested Mr. Kulkarni that he should launch the Megapolis Smart Homes 3, only after giving possession of Sparklet - Megapolis Smart Homes 1 at one go! Possession of all 1100 flats in all 26 buildings with all amenities at one time. And continue this practice while giving possession of Sunway - Megapolis Smart Homes 2. Even if the possessions is delayed by a few months.

Those who gave such a huge response to Megapolis Smart Homes 1 & 2 deserve to get the possession of the entire project at one time.

In the current slow down in Pune real estate market, more than the property prices and planning, only the possession of Sparklet & Sunway will motivate the property buyers to rush to book in Megapolis Smart Homes 3. What say you?

On this Mr. Kulkarni said that he hasn't yet finalized the date of launch and property rates of Megapolis Smart Homes 3. However, Mr. Hemant told me that there will be 2 BHK, 2.5 BHK & 3 BHK Flats. The plans are already finalized and are submitted for the sanctions & approvals.

I congratulated Mr. Hemant for opening the last building, I Building, and requested for the permission to visit and write about the possession of Sexy Sangria. I am very much curious to know the experience of those 50 property buyers who have already taken possession! What about you?

Dating Lady Liviano

Someone called me just a few minutes before my date with Lady Liviano. Look what i saw while talking on the phone! EON IT Park at Kharadi, Pune!!

At first glance she didn't charm me. Still, I decided to date her. Don't know why. May be because, I had some time. To kill.

No. It didn't happen like that. I remember. It was not a date. I just dropped in to say hello. Only because, i was seeing someone nearby. I was not at all attracted to her. But, I was curious. Now, I have started feeling that - it was a date. Unplanned. Unexpected. On the way.

She didn't hold my hand. But touched my heart. She didn't show anything. But revealed all.

For example -

1) The current, ugly, approach road is temporary. Till the river side D P Road which will connect EON IT Park to Kharadi Hadapsar Bypass near the bridge is ready.

2) Out of 7, the first 4 buildings which are opened for booking have received good response. Though more than 50 per cent flats are booked - still, good options are available.

3) Certainly, the property prices have gone up. Even then, all inclusive approximate property prices are:
1) A 4 BHK Flat - 1,878 / 1852 sq.ft. Carpet + 340 / 294 sq.ft. Terrace - For Rs. 155 & 150 Lakhs
2) A 3 BHK Flat - 1,379 / 1,355 sq.ft. Carpet + 305 / 333 sq.ft. Terrace - For Rs. 118 Lakhs
3) A 2.5 BHK Flat - 995 / 996 sq.ft. Carpet + 220 / 217 sq.ft. Terrace - For Rs. 87 Lakhs

4) More spacious homes than Amanora & Magarpatta
5) Openness inside and outside the project - well planed oval shaped open space inside the project & upcoming public garden, river and road out side the project
6) Shopping Malls & Entertainment Centers of Amanora, Magarpatta on the Nagar Road, are at convenient distance

7) Planning! The bedroom sizes. Size of the toilets. Size of the living room. Balconies. Number of flats per floor. Openness of the flat. Views. Cross ventilation. Ample light. Privacy. And specifications. All add to the quality of life.

Last weekend from Ubale-Nagar on Nagar Road, I went to Pisoli on Katraj Saswad Road. On the way I was feeling guilty for not visiting Pisoli first. As per the launch ad, the offer of Dreams Wisteria at Pisoli looked much better than Aura County at Ubale Nagar. For me it was more easy to visit Pisoli from my home at Kothrud. But, i got carried away with the popularity of location - Kharadi, the builders - Jalan & Maple Group, the project Aura County and visited Ubale-Nagar first.

Ravi Karandeekar, what have you achieved by behaving irrationally and illogically? I asked myself while waiting for a bus at Undri Chowk. Then i remembered the words of the builder of Aura County, Mr. Vijay Jalan, "Where is recession? Ravi Karandeekar, look around and write on your blog that property buyers are booking - there is no recession in Pune real estate!"

Oh! It means that the booking is so slow that builders in Pune have started worrying about the response to the launch of competitively priced, heavily advertised projects in a popular location!! Ravi Karandeekar, it means that - now, actually, you are well prepared to visit the launch of a project in a less popular location. Now, you can understand Dreams Wisteria at Pisoli better!

The lesson i have learned by visiting Aura County "Next to Kharadi" had started working! You know what i realized while walking a lonely kaccha road to Dreams Wisteria?
It's not easy to give up our love for the location. It's difficult to be rational and make "budget" and "EMI" the first and last parameter to search a home. Unless and until we are forced, we don't go to less popular - unfamiliar location.
Even if it's just round the corner. Like Pisoli. Which is not faraway from Khadi Machine Chowk on Kondhwa Road and "Undri" - the NIBM Annex.

Ravi Karandeekar, remember? Every time you had walked from Khadi Machine Chowk to Kumar Palmcrest, Sky Heights and Sunshine Hills in Pisoli!

When i saw the compound of colorful digital prints, i felt that i had reached the site of Dreams Wisteria. No! It was some other upcoming project. A big man who was supervising the works welcomed me, "Nice to meet you Mr. Ravi Karandeekar, Master of real estate advertising!"

"Nice to meet you too! But, sorry. I don't recognize you. I left real estate advertising nearly 10 years ago. I have almost forgotten my advertising days. And was sure that no one remembers me too!," i said.

The big man was Mr. Ramdeo Mutha. Owner of Kalpataru Media & Creations. Vedant Group (www.vedantdevelopments.com), Ramdeo's client, is soon going to launch 'Kingston Imperia' near Dreams Wisteria. Ramdeo told me about many more upcoming projects in Pisoli and said, "You know what? When i see all these plots of upcoming projects - next to each other - i feel - as if - i am visiting a property exhibition!"

"Yes! I can see that right now! This is the stall of Kingston Imperia and that one is Dreams Wisteria. Right? But, don't you think that, considering today's slow market, all these upcoming projects will make Pisoli more affordable?," i said and promised to meet Ramdeo again and again only if - he repeats the same good words about me every time!

The sample flat of Dreams Wisteria Pisoli was too good. It was a 2 BHK Flat of 614 sq.ft. Carpet Area. Plus, the terrace. Which was of a reasonable size. Not too small or too big. While I was admiring well planned Kitchen cum Dining, the salesperson came forward and started talking about the specifications of the flat. He claimed that Dreams Wisteria's specifications are the best. Best specifications - not only in Pisoli - but, even best in all their projects.

"Property price is your USP. Right? And, looking at this 2 BHK - i was about to add planning! Why are you giving so much importance to specifications?," i asked.

The salesperson didn't stop, till i said, "All this for Rs. 32 Lakhs!"

"Not 32 Lakhs, Sir! Only Rs. 31,67,792 for a 2 BHK Flat of 614 sq.ft. Carpet + 63 sq.ft. Terrace and Rs. 31,33,181 for a 2 BHK Flat of 605 sq.ft. Carpet + 63 sq.ft. Terrace!," the salesperson said.

"So much for so less! Mr. Kothari, How can you mange to give such a value added home at the property rate of only Rs. 2,950 per sq.ft.? What is your construction cost?," i asked Mr. Rajesh Kothari, Executive Director of Dreams Group (www.dreams-group.com).

"Mr. Ravi Karandeekar, Are land prices and labor costs in builder's control? No! But, there are ways to offer better quality property at a reasonable price!," Mr. Rajesh said.

"Such as?," i asked.

"1) By spending less on advertising and marketing 2) By buying quality construction materials, fittings & fixtures at the minimum rate 3) By preventing 'leakages' & 'damages' (means corruption & stealing at site) 4) By efficient execution...which we do well at Dreams Group. Why? Because, we are all working directors - for example, i am responsible for marketing!," Mr. Kothari said.

"How much can you save this way?," I asked.

"Too much! You know? Real estate is the most mismanaged industry. But, remember that - we pass on those savings to the customer - in terms of better specifications - so the property buyer gets better, comfortable and long lasting property," Mr. Kothari said.

"It means that efficiently managed real estate company can offer good quality property at a reasonable price - right?," i asked.

"Certainly! And if the builder is as ethically strong as Dreams Group - he has to spend less on advertising and marketing!!," Mr. Kothari said.

"Yes! I completely agree with you! Those who advertise more are weak and inferior builders!!," i said.

While coming back from Dreams Wisteria, i was wondering about my conversation with Mr. Kothari. Was he smart enough to know what should be told to Ravi Karandeekar or was this effect of my dear Holi Goli Pisoli?

Let me tell you about some other boys i came across at the launch of Signature Series 1 BHK & 2 BHK Flats in Aura County at Ubale-Nagar, near Kharadi Jakat Naka on Nagar Road.

Good news is there were more home boys -first time home buyers - than the real estate investors at Aura County!

I saw one home boy in the sample flat who was on the phone for more than 30 minutes but couldn't make up his mind!

Some home boy impressed me because he liked the 606 sq.ft. 2 BHK Flat. But, you know boys! They like it both ways. He was complaining about not having 2 terraces!!

Third one who had chosen 604 sq.ft. 2 BHK Flat with 2 Terraces was asking for a small alteration in the flat - he wanted to push the wall and increase the size of the living and reduce the size of the terrace! Poor boy didn't know anything about property and, for sure, must be completely in the dark about your anatomy.

Sandeep was not only better but he is the best marriage material i have come across recently. Girls, Sandeep is as good and as tall as me. May be, a few inches above 6 feet. You can see that Sandeep would have been as fair as me. If he had gone out in the sun like me. But he remained in the air conditioned cabin, writing software. If he had not been a son of the Indian Air Force Officer, he would have dressed exactly like me.

Sandeep not only has a good physic and I Q, but, girls, he is emotionally intelligent too! He cares for his parents and doesn't want to uproot them only because his company is shifting to Hinjewadi. Sandeep has clear ideas about the division between work and family life!

Sandeep is aware about future of Pune real estate market. He has a capacity to take an instant decision. Certainly, after consulting his mother.

Girls, Sandeep has solid family values which you value most. And, yes, his family values are his strength and not a weakness. "Can i trust this builder?"


If the project is big - you ask me about - timely possession.
If the project is over advertised - you ask me about - the quality of construction.
If the project is by a not so known builder - you ask me - Is this builder reliable? Can i trust this builder? Will he complete the project? On time? How about the quality of construction?

Generally, my answer is:
When you pay the builder in advance and sign an agreement which is completely in the builder's favor - why any builder will give timely possession and good construction quality? Common sense!
Then i ask the caller - Are you in IT? Mostly, he says - Yes!
Have you heard about SQA - Software Quality Assurance.. - i ask. Mostly, he says - Yes!
"Know about CIDC- CQRA Certification? - I ask. Mostly, the caller says - No!
Quality builders, like my neighbor Pethkar Projects' Balwantpuram Samrajya and Grand Stand in Kothrud, do third party quality audit of their construction at every stage.
But why any builder near Hinjewadi and Kharadi would do it? - i ask the caller.
Who questions me - Why not?
Because, IT Guys buy properties in those areas - I answer.
The caller understands and says - you mean to say that IT Guys are fools?
You said it! - i start laughing.

You are going to risk your life & money. You are not going to stop booking a flat at launch or at the under construction stage. You don't have the guts to demand third party quality assurance from your builder. And i can't give 'character' & 'quality' certificate to every builder. What should i do?

My experience said - Ravi Karandeekar, why not write about the builders who personally supervise the construction of their sites? Because, generally, these builders try to complete the project on time and offer acceptable construction quality.

So, i started asking - Do you know any builder who knows about construction and visits his site everyday for at least 2 hours?

You know what were the answers?:
"Are you joking? You know what? Many builders read your blog to find out what is going on at their sites!"
Mr. Ravi Karandeekar, you have been in real estate advertising for many years. Many small & big builders were your clients. You know the typical builder's calender - daily schedule. Around 11 am, a builder comes to office. Looks after accounts & finance. Talks to landlords, land brokers. By noon goes to architect's or lawyer's or Corporation or Town Planning office and goes home for lunch. After a short siesta, wears new clothes & perfume and comes back to his office around 4 - 5 pm. Then for the next 2 - 3 hours, he abuses his staff. Then a builder goes for some 'important' appointment at his favorite joint. In this busy schedule, who has the time for the site visit?
True! For most of the builders, small or big, execution - construction - is not important. Some junior member of the family or staff looks after the construction. Generally, these guys have less power, no financial authority and limited knowledge about construction. So, obviously, they can't deliver quality. So, there was no point to consider these guys.

But, i was sure that i will find at least a couple of builders who work like the small scale industrialists. A builder who doesn't spend a day in the air conditioned office but visits his site too!

Thanks to Mr. Sanjay Daga of Suraj Info (www.surajinfo.com)! He told me about Mr. Arun Kharde-Patil. Suraj Info is marketing "Woods Royale", Kharde Patil Project of 2 BHK & 3 BHK Flats, behind Wonder Funkey, at Dukkar Khind, on Mumbai Bangaluru Highway, at Kothrud, Pune 411 038.

When i asked Mr. Daga - where can i meet him? He said at the site of Woods Royale. I was going to ask Mr. Daga whether he is a struggling builder? Is this his first or second project? - but, i asked him, "Does he have an office?"

"Kharde-Patil is in construction line for last 20 years," Mr. Daga said and gave me a long list of his completed projects!

I was very much convinced that Mr. Arun Kharde-Patil is Mr. Right and went to see him at "Woods Royale Kothrud". As per instructions of Mr. Daga, i decided not to tell Mr. Kharde-Patil that i am searching for the builders who visit their sites. Instead of that, i was going to tell him that i want to write about Woods Royale Kothrud.

When i reached the site of Woods Royale (www.khardepatil.com), i was shocked to see that the construction of one building has already started. Preparation of casting second slab was going on.

"But this project is not yet launched, right?," I asked the representative of Suraj Info. He told me that I was right.

"In that case, what are you doing here?," i asked.

"Giving info to the walk in property buyers and those listed in Suraj Info's database - we have informed & invited them all - so i am busy the whole day," he said.

"Yes! I can understand - this is Kothrud!," i said.

I told him that i want to meet Mr. Kharde-Patil. He called him and gave me the phone. As planned, i told Mr. Kharde-Patil that I want to write about "Woods Royale". He told me to get information from the representative of Suraj Info. When i insisted on meeting him, he told me to wait for a few minutes. He was at the far end of the site with his consultant.

To convince that my intention was to write about his project, i paid attention to the representative of Suraj Info -
Woods Royale is a project of 2 residential buildings. At present the booking and construction of A Building is going on. A Building has 2 staircases & 2 lifts.

6 story A Building of Woods Royale has all 2 BHK Flats. 12 units per floor. Total 72 units. A 2 BHK Flat in A Building comes in 3 sizes - 1) 668.25 Carpet + 60 sq.ft. Terrace. 2) 735.50 Carpet + 129 Terrace 3) 774.75 Carpet + 149 Terrace.

All 2 BHK Flats have space for shoes at the entrance of the flat! Every 2 BHK Flat has 2 terraces - one attached to living or dining - second attached to bedroom. Every 2 BHK Flat, certainly, has a dry balcony - it is called utility space.

When i saw that Space Designers Syndicate is the architect of Woods Royale, i realized that there is no point in being critical about the planning. Because, when Space Designers is the architect - you can be sure that - this must be the best possible plan for this plot of land.

As expected, the property rate at this point of time is Rs. 4,488 per sq.ft. Including MSEB, Society Formation, Development Charges, 1 Year Maintenance, Stamp Duty, Registration Charges - the property prices of 2 BHK Flats in Woods Royale vary from Rs. 50 to 62 Lakhs + Legal Charges + Service Tax + VAT.

I was meeting Mr. Kharde-Patil for the first time. But i recognized him immediately. Because, i saw someone looking like an army officer - standing on the slab of the A Building.

"Is that Mr. Kharde-Patil?," i asked the representative of Suraj Info. When he confirmed, i, somehow managed to climb the shutters of the staircase and went up to him.

"You can go if you have got the necessary information!," Mr. Kharde-Patil said.

"How can i go without meeting the builder who is personally supervising the shuttering work of the slab? In the last 20 years, very rarely have I met a builder like you!," i said. And added that - in fact, you don't look like a builder - i thought you were an army officer!

"Yes, i am not a typical builder! I get up early. Go for a long walk. Do Pranayam Regularly. Play badminton. Come to office at 10. After finishing office work - half a day - everyday - i am at the site - here or at Chinchwad," said Mr. Kharde-Patil.

"Not only this! You don't advertise much - start construction before - launching the project - drive Scoda - not BMW or Mercedes - no lavish site office and show flat - so unusual!," i said.

"Why should i spend on launching? My banks give me project finance. As much as i want. You know? People are wise - because of advertising - they visit the site but book only when they are sure that the project will be completed!," Mr. Kharde-Patil said.

"True but show flat gives at least some idea...," i said.

"I am going to make a sample flat - actual - real flat - on this first floor - where you are standing - come and see my quality," Mr. Kharde-Patil said.

"Yes! You know? Quality & timely possession are big questions! What do you do about it?," i asked.

"I come to the site. Supervise the work. Don't let the work stop because of lack of raw material. Personally buy & check the quality of material, fittings & fixtures. Pay my suppliers on time - so I get the best rate. I am a farmer's son. I know that to get a good crop you have to use good seeds and take care of your fields!," Mr. Khrade-Patil said.

"But if one has to slog so much - why will anybody become a builder!," i said.

"That i had to think before taking admission to engineering - now, i have no option but to be honest with my profession!," Mr. Kharde-Patil said.

"I must take your photo!," i said.

"Take it but don't print it anywhere - write about my project - not about me," Mr. Kharde-Patil said.

Of course, I told Mr. Kharde-Patil that i will write about his project. But, you will agree with me that i should be honest with my profession and post the photos of the builder who visits his site and supervises the construction!

Pittie Kourtyard, 2 BHK & 3 BHK Flats at Kharadi, will be the best. I was sure. Even before i visited the site. In fact, I was visiting the site only to find out how good Pittie Kourtyard is! Only because, Pittie Kourtyard is developed by Pitties. Owners of The Raja Bahadur Motilal Poona Mills Ltd.

For me, who is born and brought up in Pune, Pittie, Kirloskar, Firodia, Kalyani are more than industrialists. I have grown up looking at them as Gram Daivat, local gods. Visit to Raja Bahadur Motilal Mills - Kirloskar Oil Engines - Bharat Forge was as important as final examination in my school. And Firodia, Pittie, Kirloskar & Kalyani were my clients when i started my career in advertising. At a very young age they gave me an opportunity to become an owner of an advertising agency and earn first one lakh rupees. Which was a big amount in those days.

Ravi Karandeekar, if you don't like something about Pittie Kourtyard Kharadi, you are at fault. It will only prove that your knowledge about Pune real estate market is incomplete. I told myself before i entered the site office of Pittie Kourtyard on old Nagar Road Mundhwa Bypass. Between Sundarbai Marathi School and Silver Crescent - Kumar Periwinkle at Chandan Nagar in Vadgaon Sheri. Which is conveniently known as Kharadi in Pune real estate market.

Looking at the size of the prime, open plot, i was almost sure that Pittie Kourtyard Kharadi must be high rise expensive luxury residential project for the select few. Even if it is, as obscene as most of the prime projects in Kharadi, Ravi Karandeekar, you will admire Pittie Koutyard. Even it is, as fake as most of the prime projects in Kharadi, Ravi Karandeekar, you will love Pittie Kourtyard. I told myself at the reception.

What am i doing? Am i warning myself? Am i accepting that i can't be unbiased about Pittie Kourtyard Kharadi?

Have i become as cynical as my journalist friends? Why am I ignoring the fact that i am at the site of a real estate project - started by an industrialist in Pune? In 80s & 90s, when i was working in industrial advertising in Pune, i have seen that these guys were visionaries. They told me about upcoming automobile and consumer electronic revolution in India.

Why am i not considering that this industrialist turned builder may bring something good to the table? Have i become bitterly distrustful about builders in Pune? I asked myself while i was waiting in the reception of Pittie Kortyard Kharadi.

I was upset. Looking at every housing project without any preconceived notions is my strength. And capital as a pioneer Pune real estate blogger. Which i have developed and enhanced. I have been successful in protecting my strengths from corrupting. So these thoughts were warning for me. So, to clean my slate, i went out of the site office and for a few minutes stood looking around. Ravi Karandeekar, now - you are ready! Go in. Have a look at one more housing scheme of 2 BHK & 3 BHK Flats. Give your honest opinion. I told myself.

Raja Bahadur International Limited (RBIL)
is in the business of property development. RBIL has constructed "Raja-Shree Business Park", which won Builders Association of India Award, is leased out to Tata Consultancy Services Ltd. Now, RBIL has started the construction Pittie Kourtyard Kharadi.

In 3 towers of 2 story parking + 17 floors, Pittie Kourtyard Kharadi has 2 BHK & 3 BHK Flats. A 2 BHK Flat comes in 3 sizes - 1) 905 sq.ft. Carpet Area + Terrace 2) 909 sq.ft. Carpet Area + Terrace 3) 873 sq.ft. Carpet Area + Terrace.

Whereas, the Carpet Area of a 3 BHK Flat in Pittie Kourtyard Kharadi is 1395 sq.ft. And terraces are from 162 to 358 sq.ft.

I was impressed with this intro. The person who was giving me this information, obviously, was not a typical Pune real estate salesperson, i meet every day. At the end of intro, he opened the brochure of Pittie Kourtyard Kharadi and showed me the floor plans.

Looking at the squarish design of a 2 BHK Flat, i grabbed the brochure. Reminding him that i am not a property buyer, i told him to relax & let me have a close look at the floor plans.

There are 3 units of 2 BHK Flats on each floor of Pittie Kourtyard Kharadi. Certainly, with 2 passenger and 1 stretcher lift and 2 staircases.

23 feet x 12 feet 4 inches living cum dining is in the center of squarish 2 BHK Flat in Pittie Kourtyard Kharadi. One Bedroom is 12 feet 1 inch x 14 feet and the second is 11 feet x 13 feet 11 inches. The kitchen is 11 feet x 8 feet 6 inches! You know what? Toilets are 4 feet 6 inches x 9 feet!

I loved the floor plan of a 2 BHK Flat in Pittie Kourtyard. And decided that it would be better not to ask the property price of it!

There are two units of 3 BHK Flats on each floor of Pittie Kourtyard Kharadi. Actually, it's a 3.5 BHK Flat. Because, there is one small - 7 feet 2 inches x 11 feet 4 inches - bedroom with an attached toilet. You can use it as servant room, or as a home office.

"Look! The 3 BHK Flat has 5 toilets!!," the salesperson couldn't control himself.

"Yes! I saw that living cum dining comes with the powder room!," i said and went on looking at the terraces of the 3 BHK Flats in Pittie Kourtyard Kharadi.

You know what? The Carpet Area of all 3 BHK Flats are the same - 1395 sq.ft. But the 3 BHK Flats on 2nd to 8th floor have small size terraces. Only 162 sq.ft. on Even Floors and 214 sq.ft. on Odd. Whereas, the 3 BHK Flats on 9th to 17th Floors have larger terraces - 309 / 312 sq.ft. on Odd Floors and 334 / 358 sq.ft. on Even.

More than anything, this won my heart. It shows that this builder is not trying to exploit the property buyers! This builder is not after increasing his profits by providing unproportionately large terraces. By providing options, Raja Bahadur International Limited is not forcing the property buyer to shell out more money.

Otherwise, you know what is happening in Pune real estate market. All builders in Pune firmly believe that property buyers buy flats because they are fed up with living on the road and want to live up in the sky - on the terraces!

Another great thing about the 2 BHK & 3 BHK Flats in Pittie Kourtyard Kharadi is the nearly same size of the living cum dining. In the 3 BHK Flat size of the living cum dining is 13 feet x 22 feet 8 inches - whereas it's 23' x 12'4" in a 2 BHK Flat. Kitchen of a 3 BHK Flat is 10 feet x 11 feet 4 inches! Master Bedroom 14 feet 3 inches x 14 feet 5 inches. 2nd Bedroom 14 feet 3 inches x 12 feet 5 inches. Both, Master & 2nd Bedroom has 9 feet x 5 feet attached toilet! Whereas the 3rd bedroom is 11 feet 4 inches x 13 feet 3 inches comes with 5'6" x 7'6" attached toilet.

"The show flat of a 3 BHK is ready!," getting up the salesperson said.

"Ravi Karandeekar, Why are you afraid to ask the property prices of 2 BHK & 3 BHK Flats in Pittie Kourtyard Kharadi?," while following him, i asked myself.

To get a feel of the space, I took a fast walk of the sample flat, took out my camera and started taking photographs.

"Teak wood designer door, Italian Marble in the living, Home Automation System, Modular Kitchen with Hub, Chimney & Sink, Finest Quality Fittings & Sanitary Ware, Washbasins with Marble / Granite Counters....," the salesperson followed me murmuring the specifications of Pittie Kourtyard Kharadi.

"How can you remember such a long list of specifications?," i asked him.

"Memory!," the salesperson said.

"Can you remember only words - or numbers too?," i asked.

"Our numbers are more easy to remember than words! For example, the all inclusive property prices of 3 BHK Flats are in the range of Rs. 1.2 to 1.13 Crore + Service Tax + VAT. Whereas 2 BHK Flats come in the range of Rs. 63 to 76 Lakhs + ST + VAT. At this point of time we are accepting bookings from 2nd to 8th floors!," the salesperson said.

"Are you sure? Feel free to refer to your property price list!," while coming back to the reception, I said.

Mr. Shridhar N. Pittie, M. D., RBIL, on Pittie Kourtyard Kharadi:


"Meet our Managing Director!," cutting our discussion on property prices, the salesperson introduced me to Mr. Shridhar N. Pittie, M. D., Raja Bahadur International Limited.

"आप बहोत सौम्य, सुसंस्कृत और भले लगते हो!," I said.

"Means?," Mr. Pittie said.

"You don't look like a builder!," i said.

"Thanks! I assume that it's a 'compliment' and accept it!!," Mr. Pittie said.

"Actually, it was my pick-up line. I have got some idea but - would like to know more from you - so that - i can genuinely appreciate your project," i said.

"Sure! From where should we start?," Mr. Shridhar N. Pittie asked.

"Why not start from the property buyer? Your planning shows lot of respect for the property buyer!," i said.

"Yes! Because it is in my blood. We look at real estate development from the property buyers point of view. As a builder my role is to fulfill the property buyers expectations and add something more to it which he hasn't expected," Mr. Shridhar N. Pittie said.

"Such as..," i asked.

"1) Property buyer wants a good paint...i use 'low VOC paints' - which are not only good looking & long lasting but - are 'healthy' too.
2) Now, even in Pune you need a air conditioner....I not only make a provision to install them.....without damaging the RCC structure...but see that you can easily repair and maintain them down the line...but that's just a job!......As a builder, my contribution is to reduce the dependency on HVAC system......and to reduce the operating cost of the building...for that i take care of the indoor and outdoor air quality in my building," Mr. Shridhar N. Pittie said.

"Yes! I know - Pittie Kourtyard is 'environment friendly green building' - Fountain Head-II Clean Tech India are your consultants - and you are trying for LEED Platinum. Right?," i said.

"Yes! I believe in Sustainable Construction. You know? A green building helps its occupants in numerous ways....for example....the residents of Pittie Kourtyard will depend less on corporation water supply...because, we are installing a grey water treatment plant and use it for non-drinking purposes such as gardening, flushing etc...Point is, substituting one building material for another or installing rain water harvesting and solar system is not enough....as a real estate developer - change of outlook - change the way we builders look at construction business - is more important to me," Mr. Shridhar N. Pittie said.

"You know? Generally, i don't talk much about specifications and amenities of the project....because, mostly, these are useful only for the builders....to sell his project....icing on the cake...to add glamour....to hide thoughtless planning," i said.

"At Kourtyard, we have focused on the 'space' - and provided option - for example, we all Punekars prefer 'kitchen cum dining' over 'living cum dining' - right? - at Kourtyard it's possible - because, we have considered your preference while designing RCC structure and electrical layout," Mr. Shridhar N. Pittie said.

"आपण सभ्य आणि सुसंकृत बिल्डर आहात! Sir, now it's a 'compliment'!!," i said.

"If you look at the way we are constructing Kourtyard - Ravi, you will say - "आपण बिल्डर असूनही - सभ्य आणि सुसंकृत आहात!" - because, you know that we - the builders - damage the environment most - we are famous for not taking care of our construction workers - let me take you to the site," Mr. Shridhar N. Pittie said.

Construction of Pittie Kourtyard has already started. Plinth of all 3 towers is ready. Mr. Pittie told me to have a look at the columns. Yes! The finish was excellent. Dates on the columns were impressive. Mr. Pittie told me about the quality of steel & cement he is using. Then we had a look at the Ready-Mix Concrete (RMC) Plant. He told me how he is not polluting atmosphere with cement or waste water generated at the site. How he has invested not only in the construction equipment but in his workers too.

"Sir! Looks like you are more interested in construction than in the property! Is the process more important to you than the product? You know? If i had been you - i would have outsourced construction to some contractor! Most of the builders in Pune do that. You know? I don't remember the last time i visited the construction site with the builder!," i said.

"Because, I am Pittie! आमच्या वरचे संस्कार!," Mr. Shridhar N. Pittie, M. D., Raja Bahadur International Limited said.
