'Sakal Vastu Property Expo December 2012' was in fact "Farm House & Bungalow Plot Expo"!

There was a crowd in the stalls which were selling N. A. / Proposed N. A. Bungalow Plots & Farm House Plots.

Plots at any location. Starting from plots at Nere & Rihe near Hinjewadi, plots on the back waters of Panshet & Khadakwasla Dams near Pune, plots at Tamhini Ghat to plots with a sea view at Dapoli in Konkan. Including plots at Pargaon Khandala near Shirval MIDC. And even near proposed International Airport at Boramani near Solapur.

Though I visit every property exhibition at Pune, I avoid visiting the stalls which sale plots. But this time, I visited these stalls. Enjoyed the conversations between the 'investors' & salespersons. Explaining the special exhibition offers. Threatening about the price rise. Claiming tall appreciation in the next few years. Informing grand development plans. And investors signing cheques of the booking amounts.

At one stall, Sanjay, one my readers, told me that he is here to find out a project which will - in the near future - say after 20 years - will become one of the most prime residential location in Pune.

Sanjay's wife got bored and had left for home. But Sanjay was exploring the exhibition to find and book a bungalow plot. He was 100 per cent sure that he will be successful in his mission. Because he has a vision. Like his father. Who had identified and invested in a bungalow plot society at Karve Nagar - some thirty years ago. Identifying right investment opportunity is in my blood, Sanjay told me.

"What about you, Ravi karandeekar? Do you invest in land?," Sanjay asked.

"Certainly! I am follower of Mark Twain. Who said - Buy Land! They're not making it anymore!!," I said.

"Where did you invest in Pune?," Sanjay asked.

"When I invest in real estate - I think like 'investor'. Not like a 'home buyer'. I have invested in cheap 1000 acre land at New South Wales Australia and a piece of land on the Moon," I said.

"But what's the use of land on the Moon?," Sanjay asked.

"Someday, I hope, my unborn son would be as proud of me as you are of your father!," I said.

Ms. & Mr. Hardas were exploring investment opportunity in real estate. Ms. Hardas wanted to buy a second property which will give her rental income. Whereas Mr. Hardas wanted to invest in a plot. On which, down the line, I can construct a bungalow, Mr. Hardas told me and asked, "I don't understand - how can you book a plot in exhibition - without visiting the actual site?"

"Why? What's the problem? At one stall, they were showing the site on Google. Since its nothing but a barren land what more you can see if you actually visit the site?," I asked.

"What about the legal documents? Developers reliability?," Mr. Hardas asked.

"That's why I prefer to invest in a flat!," Ms. Hardas said.

"But, don't you think that if you invest in diamonds - you can eat the cake & have it too - you can wear a few lakh rupees diamonds on yourself and encash it anywhere - anytime? Don't you think that investing in diamonds is more safe & easy than investing in a flat?," I asked.

"That's what I tell her!," Mr. Hardas said.

  1. My Views:

    1. Investing in real estate (Plot or Flat) by taking loan (85%) is not profitable.

    2. With good cash in hand investment in real estate can be an option - Plot does not have much maintainence whereas Flat does have maintance and depreciate over the time with aging. However plots hav other risks such as changes in town plans,enrochment etc..

    3. Its not easy to sell plots / flats easily. It takes time to transact.

    4. If anyone is buying plot to construct house in future, plot development cost need to be considered.

    5. For middle class its better to invest in good Mutual funds, gold. For investment in realestate such as plots one has to understand location and propsect of furture development and should have atleast 50% cash (funds in hand) for investment.

    6. I know many people around who live in 600 sq ft apartments with family and purchases huge plots in Konkan, Lonavala etc where plots are under different categories such as NA, Horticulture etc...I would have rather use those funds to buy bigger Flats to make day to day living with family more comfortable.

    1. further more to looking at flats as investments .... rarely do people consider "real" quality assurance in terms of an independent third party assessment and certification. It's an open secret that plastering and flooring are the topics of most interest to the builder as these allow them maximum margins... Where as the buyers should ensure max quality here as they are always exposed to these surfaces.
      Thanks to Mr. Karandeekar for pointing out that there are third party certifications possible here in pune (BTW - pune is in zone 4 of sesmic activity ).
      Wondering when will the prospective buyers start demanding quality for the already high premium they are planning to pay...!!!

    4. Because, deaar Markus I, lots of thinking has gone into the planning of Songbirds. Means I have to write a lot. For that I need lot of time. Which I don't have.

      Plus, now, I believe that if you want to eat a fruit buy the fruit. Don't plant the sapling.

      Moral of the story is - better buy a ready possession flat. Now, I believe.

      So, I don't see any reason to rush. Sorry.

    I am one of those confused people ... or as you know them as "regular" people of today :) ... who have no idea whats the best choice.. prices are going high and future vision is as good as Beethoven ears, really not sure how to decide. I was also at this fair and was really attracted by the plot offers and I do wish to buy one may be near kamshet (forisaqua.com) not for jsut selling it off someday but to build a house or farm-house. I know many call it stupidity that I don own a flat/house yet and I am thinking about a farm house or bungalow in natures nest but here is the thing.. I don know where things will be 3-5 years from now.. may be the business wont expand till lonvala or may it will ..(townships reach subrotho roy stadium is already there) ...but will I really get to live dream to own a farmhouse/bunglow at such a scenic place after 5 years which I REALLY wana do... or should I just go ahead and book a flat right now in Sus-Gaon, talegoan or like Mont vesta... I am single right now (oh yes!! :P) and going abroad for an year for company work.. I have hardly 20-25 days and my long lasting confusion has really less time... sorry for this LONGGGG comment.. dont know if some bollywood director can find a story in this or not but may be you can find some sense in my comment and see my confusion... some advice would help before I end up doing what I do best...being Reckless!! Just like i was while choosing between Khilaadi 786 or Jab tak hai Jaan... I hope I don end up in a loose loose situation in this case :)

  3. One advice you gave up there I would take exception to.

    Buying diamonds. That's a loose cannon.

    When you buy diamonds , the price at which it is sold by the retailer has no connection with "value".

    Try to resell a diamond immediately after it is bought nad you sometimes might get only 25% of what you paid.

    That's why retailers can afford to give 50% and up discounts sometimes on diamonds.

    Have you seen offers like these on Gold? That's because Gold has a market mechanism. Diamonds are an artificial , controlled market.

    This information you can get from the net too .

    So stick to Pune reals estate. Many people read your blog and some people may believe it. (Power of the written word and all that...)

  5. Hi Ravi - Can you please comment or direct me where can I find the exact difference between all of these?

    NA Plot, Collector Sanctioned NA Plot, Proposed NA Plots, Farm House Plots..

    Even I asked lot of guys who have invested in (some type of) plots, but they don't know where they have invested.

    Can you please guide?

      I will help you little, You can clearly differentiate in farm house Plot, NA plot.

      Normally there is town planning id done by respective corporation or grampanchayat or regional authority body of that area. Which involves segregation of open land into few categories. I dont know how many but I will illustrate the few I know of.
      1. Residential
      2. Industrial like MIDC or SEZ
      3. Farms
      4. Government reserved/non reserved
      5. Military
      6. Forest
      7. Non Agricultural (NA)
