It was almost dark, by the time I reached Varale Phata. I should not have wasted time at Talegaon railway station. Avoiding Balu Vadavala at Yeshwant Nagar corner would have been better. Or at least, if I had eaten only one vada pav, I could have walked a little faster and reached Namrata Eco City earlier. Before the sunset. I thought.

But when I saw the lights at the site, I felt good about being late. From the main entrance gate to the site office, Namrata Eco City was looking beautiful. I took out my camera and started shooting. Wondering why Namrata Group has spend so much on a project which is ideal for a needy home buyer!

There was no need to make a sample 1 BHK Flat, as well as a 2 BHK Show Flat - for a needy home buyer who has a small budget. The name of the builder - Namrata Group (www.namratagroup.com) - was more than enough for him to book!

"Thanks for visiting! After you finish, please, meet me. I am around. Eager to hear your critical comments. Which are always useful for a young builder like me!," shaking my hand, Mr. Raj Shah, Director, Namrata Group said.

"Thanks for the compliments! If you don't mind, I can give one important suggestion right now!," I said.

"Yes! Go ahead!!, " Mr. Raj said.

"Who is the target property buyer for Eco City?," I asked.

"Middle class salaried home buyer - working near Mumbai Pune railway track - from Karjat to Pune Junction - From blue to white color workers - from Talegaon to Chakan MIDC & from Talawade to Hinjewadi IT Park," Mr. Raj said.

"Stop! Don't build homes for actual home buyers, anymore! Focus on middle class investors - who want to buy a property and rent it out. Go for NRIs. Go for speculators. Go for easy fish. Which are abundant in supply. 60 per cent of the total market! The actual home buyers are slow and few. Only 40 per cent. Very costly to catch and painful to service. Analysis of Mr. Kishor Pate of Amit," I said.

"Really? Have a look and come over. Let us talk it out," Mr. Raj said.

I visited both the flats. Loved the planning of 1 BHK & 2 BHK. Must have invested many hours in designing right property at a reasonable price. Saw that every cabin was busy. Even after 7 pm no property buyer was in a hurry to go home. If these had been investors, by this time - all would have been at their homes. Enjoying satisfaction of owning a property and fantasizing about the rental income & appreciation.

I finished the photography and asked someone for a brochure. Giving a brochure, he said, "We are planning to use - Mivan - alu form technology for construction!"

So, I looked at the guy. He was Mr. Ravi D. Shah. Executive Director of Namrata Group!

"Mivan - formwork! Good for the property buyers. Better finish & early possession. But - what's the benefit for a builder? Stream lined - fast pace of construction is not good for a builder. You can't use buyers funds to buy more land. Launch one more project! Why take so much trouble for the property buyers? Instead of that take 3 years for possession and use buyers funds - for free - to build your business!," I said.

"I have opened booking only of first phase. 5 Acres. But Eco City is 25 acre township! For me, form-work means more turnover! Good for both. For the home buyers & for the builder," Mr. Ravi said.

"25 acre township at a walking distance from Talegaon railway station is simply the great investment opportunity for the investors & speculators! Why are you talking about property & possession? And not about huge appreciation?," I asked.

"Because, Eco City is for the home buyers!," Mr. Ravi said.

"M/s Ravi & Raj, you must be one of the last few builders in Pune who are constructing for the actual home buyers! Can I click your photograph?," I asked.

    Looks like this is first time in last 7-8 years a builder is saying prices will go down.
    Any comment, Ravi?

  2. Ravi Sir..i want u r opnion in XRBIA flat booking ..last time u said SBI is not going to finance the scheme but the bank is present last saturday for loan mela in sales office of XRBIA....why u r giving worng information and misguiding about XRBIA scheme only.....

      2) When did I say that SBI is not going to finance the scheme?

      3) Please, give the complete information. What was SBI's offer at loan mela? ADF?

      4) If SBI is giving ADF - then, thanks for the tip! It's big news! I will meet SBI and write a blog.

      5) If you know that I am "misguiding" then why are you asking my opinion?

      Having different opinion is not 'misguiding' my dear Kishor. It is called difference of opinion.

      7) I called & SMS Mr. Vishwanath Phalake, Vice President - Revenue Operations, Xrbia, for the updates. But he didn't respond and didn't give official updates about the project.

      So, I have written only what SBI has told me. In fact, I haven't written all - because SBI refused to give proof.

      I had written a blog about "ADF from State Bank of India to XRBIA (!?)"
      Xrbia has used SBI in their launch ad and and pretended that SBI is going to give ADF.
      But SBI refused to officially confirm about ADF to XRBIA.
      Official announcement about ADF to XRBIA was SBI's moral, legal as well as corporate responsibility. Which SBI didn't fulfilled. You can read more about SBI issue here - XRBIA without SBI! Why? What happened?

    2. Dear Ravi, Non of the Public Sector Banks in favour ADF... only Private Sector Bank's are coming with ADF funda.... The reason behind it is that the Builder/Developer are getting total interest free amount & banks are getting back the same amount in the form of current a/c's/escrow a/c... ultimate looser is home loan buyer/customer... who is dragged till he gets possession of his dream home...No one gets timely possession. And If you calculate the benefits(of rate discount )against interest paid to bank... Home loan buyer is looser...

    Why Karjat person would buy at Talegaon? He will buy at Karjat. Rates are same at both locations. Talegaon is too distant from Karjat and Hinjewadi. And price is not cheap. 4000 Rs/sq.ft of carpet area. 3222 Rs/sq.ft. of built up area. :)

Mujhey toh lagta hain key target audience toh PCMC mein - old bombay pune road pein offices hain unmey jo log kaam kartey hain woh honge..yeh rates mein toh unka heen number lag sakta hain..naya builder hain..naya josh hain..achcha hain..paisey bhi acchey deta hoga publicity key liyen..market mein establish hona hain usko..bahut badhiya ravi sirji..lagey raho..kamaatey raho..

    I have a bitter experience with Namrata Builder. They do not have quality construction works, Specially masonry works are pathetic. They do not have good relationship with the customer. If you want, i can elaborate with my example.
